Property Ratings at Royal Oak
If it was possible to do negative star ratings I would. I am a current resident here at Royal Oaks. I am in the 2 bd 1 bath. There are roaches, maintenance is horrible, management is bad, there is HAIR painted into all of our counters and drains, stains in carpet. They have charged us a late fee when we weren’t late. They said they would fix it but “forget” every month when rent is due. Save yourself the stress and find somewhere worth your time and money.
I would not recommend! They have really bad plumbing issues! I had sewage coming up through my tub and every time it rained my apartment as well as others flooded! Please spend your money elsewhere
Overly priced to be so old even the outside look a mess. The so called renovations are not really renovated! Can’t even nail nothing on the wall without the wall falling apart, bad paint job, air conditioning issues, hot water heater always knocking making loud noise, worse and disgusting part is the painting over the tub (rotten and molded) it’s painted to make it look good when you move in and they come paint it again when you complain just for it to start back peeling weeks later. Not to mention when you don’t renew your lease you’re being ripped off when it’s time to pay your last rent.
I love it here. I couldn’t have picked a better home. My neighbors are friendly and welcoming. If I had to start over again I’ll still pick y’all
The neighborhood is really safe, but I wish maintenance wouldn’t half way fix apartment troubles. Sometimes the dumpsters are overflowing with trash.
To make a long story short. I have small black worms coming out of the mold in my bathtub. My ceiling had a leak in July and no body has come to even paint over it. The phones never work and there's no reason to put a fix it ticket in because baby they ain't coming !! You are on your own. Do not move here. They need to be shut down.
So I applied for this apartment complex a couple weeks ago and was approved. So I called a few times about move in timeframe and what else I needed to do. It was always the computer system is down or it’s the city of Ridgeland inspection. So I went in last Friday to ask for a refund on my deposit and I was told 45-90 days. And was even told they don’t know when I’m going to get it bk. I have called a few times since then to get a update to see if the system is back working and no one will answer. So now I’m looking into legal action just to get my money back. Everything was okay at first, now these people have a complete disregard for giving someone their money back. And the level of honesty is 0, I don’t recommend this place because they will just tell you lies just to keep you from calling too much. I can not get in touch with no one now about my deposit refund. Please don’t waste your time here. It does not take 3 months for a refund. If you apply, be very cautious.
It has been nearly TWO WEEKS since our AC has died in the middle of a heat wave. It took nearly a week for management to provide a temporary window unit to ease the burden. It is incapable of getting our small bedroom below 90° now that it has only gotten hotter. We’ve made them aware of medical conditions that make excessive heat even more dangerous. They’ve assured us this is an emergency, that money isn’t an issue. So why can’t they fix this in a timely manner? Even if it stretches your budget, don’t just look elsewhere. Run FAR away from here.

3.7 stars is too high for this complex’s rating. All of the 1 stars reviews are absolutely correct ! This complex does ABSOLUTELY nothing to communicate or EVER ensure the resident’s issues are resolved. I’ve been on a “waitlist” majority of my residency here for my unit problems to be looked at let alone fixed. I’ve been here through about six different maintenance employees and not one has been able to fulfill their job duties. Then what makes it WORSE is when you reach out to the leasing office EVERYONE in there has a smart mouth and bad attitude. NOBODY wants to do their job in making sure this “community” needs are ever met. So if considering this complex save your time and the headache and lease somewhere else. 100% honesty review .. DO NOT APPLY !

Do not waste your time applying here!!! They will lie to you and try to make it seem like you don’t know what you’re talking about! Had to call the upper people just to get money back. And yes the female will try to argue with you!

They will lose your rent money countless of times they are unorganized staff has a terrible attitude will argue with you instead of trying to resolve the issue DO NOT MOVE HERE
The only thing that has irritated me is that it is so hard to get in contact with anyone in the office most of the time no one is at the office and when you call 9 times out of ten no one is gonna answer. Another thing is that crime is starting to get out of hand either at or around these apartments, which makes me feel like its time for us to move. Other than the crime and lack of response from the office the apartments are ok I wish we would have been able to get something bigger though. We have been here for almost 4 years and too many fees come with transferring to a bigger sized apartment. Even if you've been here for years.
Roaches everywhere!! Had to throw out everything while moving. As I was moving furniture more roaches were appearing. Office & maintenance are trash. Waited almost a week to get my air fix, not to mention it went out very often. Had issues with plumbing in my second bathroom for the first 2 months. Just 10/10 DO NOT RECOMMEND!!
The last 6 month before the last month I stayed there , definitely had a lot Of things break down in my apartments . Always called management and they’ll say they’ll get someone to come but they never did until the last month & that’s only because they had new management . Love the apartment and how safe I felt out with my younger daughter .
Do not move here.. these ppl will get your rent money but don’t know how to fix nothing!!!! I’ve had problems with my ac since I’ve moved here and they only come check it out and leave. The manager Katie is extra rude she don’t care about nothing. Corporate isn’t any better they haven’t fixed the problem either this is sad i can’t wait until my lease is up
I moved into Madison Park two months ago and I LOVE it here! The unit is so spacious and everything is well kept outside. The upgrades to the apartment are beautiful. The girls in the office are so good...the manager and leasing agent I had were so helpful.
