Westchase is largely known as a business district, and many of the local residents are corporate professionals seeking to avoid the long, traffic-laden commutes that Houston is known for. The community is home to numerous office buildings, with a popular shopping area along Westheimer Road and several medical centers and schools in the mix as well. The rental market includes a variety of property styles, from swanky country club homes to modest efficiency apartments, catering to the needs of the diverse local workforce.
Golf courses and large public parks around Westchase are popular among locals seeking time outdoors, particularly the trails around Arthur Storey Park. Houston’s Chinatown is nearby, and Asian cultural influences contribute to a unique environment. Downtown Houston is only a short drive to the east, and the sprawling George Bush Park is just a quick hop away as well.

Property Ratings at Madison Park
I do not recommend that you live in this property, there is no building that does not have leaks, the maintenance is bad, the internal security leaves much to be desired, and the attention to the tenants is terrible, even from the manager
If you are looking for a self managed and self maintained apartment complex where they only hire ppl for the office to pass out keys, instead of handling resident issues. Where their priorities is not the residence but solely the new look of the office. I been here a minute and non of my service request have been completed, from the A/c to the paint in the carpet I reported before I moved in and was told there were going to get a carpet cleaner. Now termites are coming through my floor and walls. Moving here is definitely like talking to yourself because the only time property management contact you or give you any type of notice is when they want to evict you or lock you out. They make sure to ask for their rent on time but when you need any type of assistance they are obsolete and no where to be found!
Been here for 7 months and I STILL don’t have keys to a mail box. My AC has been broken for the las 4 months and they have yet to fix it! Every single time I stop at the office (because they choose not to answer the phones) they give me the run around and just tell me to be patient. They’ve change management 3 times in the months I’ve been here and each is worse than the last. They recently decided to start me charging me 200+ for rent without even giving me a notice! They’re now saying i owe an outstanding balance of $500. These people are ridiculous. Save your money folks and go somewhere where you will be takin seriously
Been waiting 2 days for them to fix my toilet. It is the worst place to live. I was hoping under new management it would get better it's worst then ever. They are very rude in the office.
Just please move somewhere else???? they have onsite wash areas but they never work???? they are always getting complaints about AC NOT WORKING and SO MUCH MORE???? Management And maintenance Sucks you call and never get an answer, you go into the office about anything it’s like they do it on their own time???? PLEASE BELIEVE ALL BAD REVIEWS AND GO ELSE WHERE????
Crazy to leave here, everything is a disaster, garbage everywhere, filthy, it sucks to live here, crazy to end my contract and leave, the washing machines never work, they are always broken, rodents everywhere, cockroaches, drugs, of everything...????
New manager has made a lot of improvements on the property. I have lived here for many years and in the last few months, I have seen a change in how office and maintenance works.
When I moved in I looked passed the reviews because I thought those things wouldn’t happen to me. But I was very wrong worst mistake of my life was signing this contract. My door had NO LOCK for OVER a month. I constantly called/showed up to remind them nothing was done. FINALLY 6 weeks later I get home to notice I had a new lock. They came in when I was not home or aware someone would be coming into the apartment. 2/15 the pipes in my apartment bursted breaking in parts of the celling, and flooding my apartment including my 2 bedrooms with carpet. The apartment smells horrible as soon as you even open the door. I contacted the staff immediately and asked to be put in a new apartment with my baby until the carpet was changed and the ceiling was fixed. They told me nothing was available and did nothing to accommodate me and my daughter. I asked to speak to the manager, she refused to see me unless I made an appointment which was on 2/25 over a week later. And yet NOTHING has been done. I cannot have my child living in these conditions but the manager refused to break my lease and insists I pay my rent for the next 60 days plus $908 to leave, for an apartment I can’t even live in... if you are reading this do yourself a favor and don’t move in here. Lots of apartments in the same area with the same price and way better service/ look nicer too.
Super good I loved the apartments good attention
Please move in to these great wonderful apartments. Things never get fix, so don't bother sending and calling about request being done. The people in front don't care about our problems, they just want to money! Don't worry about locking your cars people will find a way to break in! Oh! Don't forget to look each way twenty times before you run over a kid and end up on nine clock news! Also don't bother opening a window here, kids will come and break it for you. The grass is always green here with all the fertilizer that dogs leave! Oh remember how to duck down when shootings happen!
Do NOT MOVE HERE ..I moved here October 2019 and every since I did it’s been horrible ! Management is rude called multiple times for maintenance nothing has been done my bathroom flooded with poop from they plumbing system and they don’t even want to clean it up !
I lived here for 1 month on Feb 2019. In one month of living here, we had a constant insect problem that never seemed to go away, we were given the apartment with issues on the patio door and other things inside the apartment from the first day we moved, we were broken into 2 weeks into moving in on a sunny Saturday afternoon, the thieves even helped themselves to our food while stealing our valuables, the power constantly went off in our unit causing me to reset the breaker on the outside of the apartment. This all happened within the first 3 weeks of living here and did not receive a prompt solution to our safety and well being. I get anxiety attacks just remembering the horror of living in this place. The comment below is obviously fake. Who the heck would want to move in somewhere and hope for the “new management” to show that all the negative reviews are fake? If there are more than several people saying the same thing, you can read between the lines and figure out that there is some truth to it. My safety and well being are one thing that I would not put at risk for a “good deal”. Madison park showed me this.
If I could give a lower review I would. I began my lease in February 2018 and every month has just brought more and more issues which is why I recommend anyone looking for an apartment to go elsewhere. I put in a service request for pest control every month and they only came when I threatened to not pay rent if they didn't fix the roach problem. There are roaches everywhere in the cabinets and the fridge. They come out of the plugs and the sink and it's like a horror scene whenever I look around. Also they always leave the gates open so there are never any parking spots and if you park outside you'll get your car broken into like my boyfriend. When March comes I'll be out and far away from here. Please save your sanity and your time and find somewhere better to live
Let me start with stating that I have been living at Madison Park for more than 11 years. I can also say that I have seen a lot, maybe not all but I still have many reasons to call this place “MY HOME”. FIFTH MANAGEMENT: Oh my dear GOD. Extremely awful. Very unprofessional, untrained, lack of respect, very disorganized team. It was unbelievable the degree of poor performance of the whole team. CURRENT MANAGEMENT: I was surprised to hear that there was new people, new management, better service, very customer oriented team. Since I got into the office I was amazed of the feeling I had when the new team greeted me so nice, friendly, smiling and willing to help. I took the chance and told them all the problems I had and left them a list of all the issues also my verbal the 60 days notice. Next day I got a courtesy call from one nice lady telling me that that were working on my problems and that was true. I felt so happy that finally I was dealing with a good customer oriented nice management. Even if they knew I was going to leave they took the initiative to fix my problems. I went to the office to thank them for the great customer service and I was greeted personally by the Manager. What a nice person! so friendly and professional, carefully listening to my needs and desires. Also the lady who took my case always helping on everything. They all together offer me a new remodeled apartment in order to compensate all the headaches I have previously, that definitely made think twice before rejecting the offer.Well, I did not take it, I went out instead and started doing my homework around the neighborhood.. I asked several questions to several persons on different areas and most of them told me bad things about the complex… but… the same some story, different ways to tell it… I finally found out that a unhappy customer was spreading his/her word and people believing with out checking themselves. Next day I decided to stay in and keep on “calling this place my home”. What I learned from here is … I needed to give the opportunity to this new management to show how committed they are with all residents but more important… I needed to give myself an opportunity to believe that this level of professionalism and care for residents really exists on this new team… you may be surprised as well If you ever give yourself an opportunity to meet them and let them serve you and treat you as you deserve just with the fact of being such a valued customer for them.
I have lived here for 7 yrs. The rent is great. Never had a problem living here. I love the location next to 2 bus lines, store, bank. etc. Office staff is one of the best. I give it 5 stars. I can't think of a better place to live.
I've been living here for 3 months. I rented with the old management(an American group: Investors' Property Services), and no problems at all! They offered me an affordable rent price and we love it! I've not see any roaches since I moved in, gates worked, the complex was clean, the pools were clean, maintenance was always quick! BUT NOW, a new management bought the property (Indian group:Monument Property Management) and everything went wrong! Pools are green and always close, gates don't work and are open all time, all garbage containers are always full, they don't repair stuff quickly, the office don't answer the phones and they said they are broke but it's a lie, they don't respect the payment for referring someone to rent here(they keep making excuses for not paying it), office is a mess and all the staff are rude and don't solve anything! And now, They don't respect the rent fee that I agree with the old owners and they want to charge me a lot of money i can't afford! Oh! And now, they put a new standard fee for utilities of $53 for 1br/1bath, too expensive 'cause my utilities were no higher than $33!!! $20 more!!! That's absurd! On the bright side, The apartment is big, love the distribution, no roaches, private balcony, w/d inside apartment, a lot of light enters, well, I liked it a lot, but with that rent rise, and all that problems, I don't know what to do with the rest of my lease time and if my money worth it.
Do not even consider this apartment complex, the photos are nothing like it. Useless fees. Poor and lazy management, all they do is pretend to sit on the phone and talk about residents. Appliances are outdated. Maintenance is trash. They only keep the pool near the front updated for aesthetics. Cockroaches here are bigger than your pinky. The color scheme looks cheap. They built a new gym TWO years ago and have not opened it for whatever reason. They will give you the key to gym that is near the office, however, the equipment is below par and BROKEN for months. Better off buying a gym membership. I can say, the front office cookies are good.
Planning on moving out. Apartments look nothing like model on website. Also the gym showed is not open for use I have been checking on it for months and the staff constantly makes excuses for the reason that it is not opened. I can't believe that they actually put pictures up of it.
The worest crime area and when I lived there croocks broke in to my apartment 3 times because there is no security .They dont have enough parking for all and they only need you to pay more money for everything.Lazy maintenance can show up after four days .Becareful when you move out they want you to pay more money or they will send you to the credit collection
This apartment complex is a total MESS. The appliances are ancient and the maintenance crew and staff is pitiful and useless. They have updated everything in the front office and they fix nothing in the actual apartments where the residents live. They are more concerned with the landscaping rather than the interior of the units. I will be relocating across the street when my lease expires.
I am up with my lease by the end of this month, and I am glad it's almost over. Yes, the location is great. But, appliances are old and are need maintance very often. Also no parking space. You need to pay a fee if you want to reserve one. Gym equipment are rarely functional. And last but the most feared, the complex has too many roaches. It's disgusting! All the improvements are been done in the exterior, and main office. Interiors of apartments are very old and dated. Don't be fooled by the model showed.
I recently moved here and I can honestly say I have no complaints, the area is nice and quiet, it's close to everything (malls, grocery stores, etc) the staff is very friendly and helpful, gated and safe apartment community. Very quiet and nice neighbors. I'd recommend anyone looking to live in a nice neighborhood to look here!
Located at a perfect distance from the Galleria, Memorial City and City Centre. In walking distance of The Carillon (which has several restaurants, a pub, and other services) On the local bus line (if you decide to leave you car at home and let someone drive you). Located off of the main street so you can enjoy a leisurely stroll without the worry of traffic and there plenty of trees. The property has two parks, two gyms, and 4 pools. If you have house guest and prefer them to stay at a hotel....The Marriott & Hyatt are right down the street.....you can walk there!
I will be moving to another apartment soon. We are needing a change of venue.
The apartments are nice. New owner really renovated the whole complex . Only thing is the pools are often closed. It's a downer during the summer.
