Decent apartments. Very expensive. Rent increases each year no matter what despite the going rate for vacant units being MUCH cheaper. There are no perks to resigning your lease. Parking is hard to come by. The noise from the interstate is terrible. The a/c units struggle to work well consistently. Spent 6 days without a/c this summer after the unit failed a handful of times earlier in the season. There’s been water damage over the shower since we moved in & the popcorn ceiling is crumbling, but there’s nothing being done to address it. The traffic in this neighborhood is abysmal during the morning & evening rush hours. Stand still traffic that can delay you for an hour sometimes. Terrible spot for frequent wrecks too.

Overall, really good. However, I’ve had to complain about air conditioner not working every year that I’ve lived here. That’s tough in the Memphis summertime. Otherwise, they generally try to do a good job with the community here and reinvesting in the property.

Lack of Empathy
The property management is unsupportive and only focused on one thing, income. I tried working with the management group to resolve my issues but, despite multiple complaints, management failed to address this issue. The living environment became unbearable and unsafe. I was forced to terminate my lease early due to these unacceptable conditions. Avoid this complex if you value your health and well-being. Extremely disappointed with the lack of action from management.

Decent apartment complex tucked away. It can be noisy if you live in the building by the interstate & the wear & tear on the outside of the buildings like the stairwells is quite noticeable. The inside has some modern upgrades but you can tell it’s all builder grade and installed quickly & cheaply. We’ve had a leak in the ceiling for over a year & the popcorn ceiling is falling off in the bathroom but they refuse to do anything about it and keep canceling the service requests. The entry/exit gates malfunction a lot. The price is astronomical for the value. The bathrooms for the pool/gym are never stocked with toilet paper, soap, or paper towels. I literally bought hand soap & toilet paper for the bathrooms today since I plan on using the pool this weekend. They redid the leasing office parking lot but can’t fix the issues with the actual apartments or lack of parking availability for residents. Traffic in the area is AWFUL during rush hour. It’s always backed up with wrecks/congestion.

Beautiful apartments! Rude management
The apartment community is beautiful and I have very nice neighbors! The only downside is the management in the leasing office they are rude and condescending.

Excellent staff and wonderful place to live
We recently moved to Memphis and were so lucky to have found Madison at Shelby farms. The staff are all so friendly and helpful and we appreciate them all so much. We feel like they know us and always greet us and even know our dog's name.

Mold, Rodents, & Bugs: Spring 2017 - Fall 2018
Shortly after renewing our lease our AC broke. Many ACs in the complex broke. The vents in our building were made of foam for sound dampening instead of easily cleaned metal. The AC had spat moisture into the vents and then our apartment sat without AC for over a week. Mice and cockroaches infested the apartment. We started getting sick. One day I noticed mold was growing everywhere and metal items were rusting…furniture, pillows, mattresses… We called about the mold growth throughout the apartment and coming out of the vents. A contractor was hired by Madison. The contractor did not properly remediate, spread molded HVAC material all over our belongings, got paint on our belongings, and left molded vents and work materials around the apartment. We reported the issues and were offered a $100 credit to clean up the mess ourselves. Our maintenance requests were generally ignored at this point. We had the vents, air quality, and other surfaces professionally tested for mold to confirm mold. We requested to be able to leave under a mutual agreement so that we could recover our health. We were handed a cancellation agreement that waived our right to review or pursue compensation for damages. We refused to sign and left as advised by legal counsel thru Memphis Housing based on inhabitability. We sought professional advice about our personal belongings as everything was impacted. Nonporous items could be professionally cleaned. Machine washable and dry-cleaning items had to be treated and cleaned for mold. Almost everything else had to be tossed: mattresses, furniture, books, scrapbooks, wall hangings…memories gone… The process was emotionally draining as we were physically recovering from the mold exposure. We also learned that most insurance does not cover mold damages as it is deemed a litigious issue. We’ve contacted Madison and Fogelman. Fogelman referred us back to Madison. We’ve received inconsistent bills, acknowledgement of receipt (usually only because of mail tracking); but our efforts to communicate are usually dismissed without any reply. After moving, we discovered others that lost personal belonging due to mold, but they had all signed the paperwork under duress to escape the inhabitable living conditions. Unless you have the money and time to clean or toss everything you own, enjoy explaining to your children that mold “ate” their belongings, and do not get sick from significant mold exposure, I do not recommend that you live at Madison.

I lived at MHC for 4 years (June 2014-2018) in building 7. Building 7 is near the interstate but the traffic noise is only slightly noticeable when AC is off or patio door is open. It didn’t bother me at all or keep me from sleeping and I’m a light sleeper. The breezeways in my building could have used more upkeep from leaves and debris but otherwise outside community upkeep of lawn was always maintained. There were a few neighbors who would unfortunately keep trash outside there doors but once I notified management it would stop as there is a fee for each bag left outside door. The management team was always nice & approachable. Wendi always responded back to my emails in a timely manner and was quick to put an end to those few residents that would put trash outside. Having an apartment manager actively involved was always a plus and made my rapport with staff easy. Management also held events for community to interact although I was generally out of town I feel it’s a nice way to get to know others in the community. I traveled for work my last 2 years living here which kept me away frequently. I never had an issue with break ins in my place or vehicle. I opted to get an attached garage for my vehicle. There were about 4 notices by management informing residents of other vehicle break ins while I was here. The alarm system in apartment was a huge factor for me when I decided to move here. The gate into the apartments I wish had more control of vehicles following you in community once driving in as gate stays open about 30 seconds after swiping and doesn’t require each vehicle behind you to swipe. My actual 1 BR apartment had a fireplace & high ceilings which made my 900ft space more open. It was the perfect size for me. Open living/dining/kitchen area with a nook in kitchen for books & computer with Double sinks in bathroom. Bedroom was a decent size with walk-in closet. I only a few minor maintenance requests over the years and they were always done within a week or less. One of the maintenance guys Terence was so thorough in fixing things and if he noticed something else needed to be done while he was there he would fix it then instead of me having to put in another service request. The maintenance team also makes yearly inspections of apartment to see if everything is in working order. I would recommend MHC to others.

Best palce to rent - great location
I have lived here for 2 years and this place is wonderful. The grounds are beautifully kept, you see the landscapers at least twice a week. The pool is beautiful and has a huge area for a lot of people to hang out and not be crowded. The leasing office with Wendy, Rose, Jessica and Sarah is absolutly amazing. They know all the tenants by name and take the time to chat with you and take an interest in you. The apartments are upgraded and huge. We have a 3 bed 2 bath and the closet space is amazing! I love all the space in the bathrooms. I feel safe here as it is a gated community but we have several officers that live on the property as well. OH and the maintence staff is the greatest. They too know all the tenants and you can stop them at any time and let them know if you have a need and they will take care of you. I have never had any issues with my apartment. Did I say all the neighbors are nice and friendly? They are :) Great place to live on a scale of 1-10 they get an 11.

Madison Humphreys Center
I am going on my third year at Madison Humphreys and I love it. The staff is friendly and cares about you as a tenant. Centrally located on a quiet cove in East Memphis, it is a beautifully landscaped and maintained. property. Many tenants work at nearby Baptist Hospital and I have found my neighbors to be gracious and friendly. The ceilings are high and the apartments have an airy and spacious feeling. Maintenance is effortless, fast, and meticulosly performed. The entire staff takes pride in this property. Kid and pet friendly with all of the amenities you could want in an apartment complex, the complex is only 1/4 mile from Shelby Farms Park offering paved jogging trails, bike paths, mountain biking trails, and lakes for fishing or boating. It's the perfect mix of city and country living.

Madison Humphreys Center
The apartment complex is centrally located and one can reach many areas around town in a short period of time. The maintenance staff is friendly and have shown genuine concern in resolving our issues whenever we have called upon them. We have only had contact with the office staff two times, when signed our lease and when we renewed the lease. We did not recognized any of the staff we saw at the leasing office when renewed our lease. There is shortage of parking spaces at the complex. If one wants to secure a parking space, one better be home by 8pm, perhaps 9pm at the latest. Some of the common areas, such as hallways and staircases are dirty and in serious need to be cleaned. Tenants recently received notice that the staircases were going to be washed, but only the first set of staircases at each building. Cannot understand why do would only do half a job.

Madison Humphrey's
When I first looked for an apartment in Memphis, I read what I thought were some very negative reviews of this place and was very hesitant to rent here. However, after walking through one of the apartments, my husband and I decided that this place would be the perfect place for us to live. Management is very helpful and has always been polite, and the maintenance crew respond promptly to any work orders that we submit. We have lived in the same unit for two years, now, and we absolutely love it. The rent isn't as cheap as it is in other places, but the units are spacious, clean, and modern. In my opinion, we are getting more for our rent than we would be if we had chosen to live in one of the cheaper complexes. I always recommend this place to new graduate students and will continue to do so.
