Madison Woods is a small suburban neighborhood about six miles west of Downtown Greensboro. Along with single-family homes, Madison Woods has modern apartments available for rent. Similar to other suburban areas, the neighborhood is convenient to grocery stores, chain restaurants, and big-box department stores. If you’re looking for a quiet, laid-back neighborhood that is still convenient to what you need, Madison Woods is a great option. The neighborhood is convenient to several colleges like Guilford College and the University of North Carolina at Greensboro. Traveling in and around Greensboro is made easy thanks to Interstates 73 and 40 nearby. Piedmont Triad International Airport is also about a 15-minute drive from Madison Woods for any out-of-state trips.

Property Ratings at Madison Woods
This place isn’t the newest or fanciest, but the staff is very friendly. The price that I pay for my apartment is pretty decent. I would definitely recommend.

My favorite thing about this complex is how isolated you feel away from the road with how many trees sit between the buildings. I also appreciate the leasing office for always answering question in a timely manner.

Dear Valued Resident, Thank you for taking the time to leave a positive review for us! Sincerely, Alden DeLamarter, Community Manager
This place is terrible. The pool is constantly closing, they have a rehab program on the premises so don’t be surprised to see strange men all over the place. Police is a constant presence, garbage all over the place constantly and the piping is HORRIBLE. Then new management has simply slapped up some paint and raised rent by 300$ they are moving the park from a large area to a small area between parking lots, and it takes them an enternity to answer you when you have an issue. Not a good place for kids, highly recommend you not move here with children, it’s noisy, dirty, and cost way to much for what you’re “getting”.

Dear Tina, Thank you for bringing to our attention the problems you have experienced. We have relocated our playground to make room for the new construction where the beautiful brand new clubhouse will be going. We just went through a major renovation and love our new pool and have opened it for the season. We hope you come out to the pool party resident event with us on Friday 7/23/21. We do need to close the pool when there is lightning and when the chemicals are not up to standard at times and do hope you have patience with us while we keep our pool up to code. If you have any maintenance issues please bring them to our attention immediately as we do want to ensure all of your concerns are taken in a timely matter. We also have pest control from McNeely Pest Control come out on a weekly basis. If you have any critter issues please contact us as soon as possible as we do not want any critters living in your home or on our property. In addition we have an amazing renovation process ongoing where we have replaced the floors, cabinet fronts, all of the hardware to include amazing beautiful new sinks and modern matte black faucets with industrial sprayers along with many more added beautiful touches and would love to invite you to our website to view our new photos. As far as our residents go, we rent to everyone that qualifies and goes through our background check and credit screening to ensure everyone is treated equally without discrimination. Please contact me directly should you have any suggestions for further improvement. Our commitment is to provide the finest customer service each and every day. We value your feedback and are happy to listen any time. I can be reached at 336-854-1167 or madisonwoodsmgr@hrpliving.com Kindest Regards, Kala Strunk Community Manager
The management here is terrible. I have been here for 3 years. The appliances including the stove is ancient. The cabinet shelves are falling apart. The blinds are falling in the living room. When I first got here there was black particles coming out of the water in the bathtub. The police is a constant presence in the neighborhood. Neighbors are allowed to make noise all hours of the morning and night and when your express this to the management they either don’t say anything to them or tell you to deal with it. There is trash outside of peoples door all day long. Fees added to your rent that you do not have the option of opting out of. The pool is open but not open on the hottest days of the summer. The old management also put a boot on people’s cars because they did nor get a parking sticker but did not properly inform them. The new management threatens everyone with lease violations. New management has raised rent 300 dollars. It’s a good location but not nearly worth it. You will regret it.

Dear Valued Resident,Your feedback is very valuable to my team and I here at Madison Woods. I truly believethat as part of our commitment to offering the finest customer service, we can learn and growas a community now that this concern has been brought to my attention. I would love toschedule a time to sit down with you and further discuss your concerns about all of your concerns. Our policy is to create and help all to have a peaceful living experience, so we would never want you to " deal with it ". The pool has not been open since we took over management in November of 2020. Due to a complete pool renovation that was needed for it to pass inspection we thought it was best that we tend to that right away. The pool is ready to be open once the inspection is completed, and the new grilling stations are being put in today!Since our time here we have added a package locker system, a better valet trash service, installed 10 new pet waste stations, completed pool renovations, undergone an exterior paint project, added great landscaping and we have only increased the market rate on renovated apartments. We are thrilled to be able to offer amazing renovated apartments as well as our awesome classic apartments that are both super affordable for our current Greensboro market. We truly love the Madison Woods family and we desire to completely live out our mission while having the abilities to manage this community. We have gotten to know a lot of residents now that we are offering weekly resident events, such as paint and sips, movie bucket giveaways, birthday bashes and other events; the feedback is always positive, but we are aware without negative feedback we cannot grow! So again, I would love to chat with you more so that we can take your feedback and truly grow from it and learn how to better give Madison Woods what it truly needs! I would love nothing more than to change your living experience while here to be nothing short of amazing if you will allow us to. I can be reached at 336.854.1167 ormadisonwoodsmgr@hrpliving.com. I hope to hear from you soon.Kindest Regards,Katrina NewbyCommunity Manager
I just hate this place. The plumbing is terrible. All of the sinks, toilets and bathtubs in my apartment are always clogged up . The toilet in my main bathroom moves from side to side. This place is not renovated The closet in one of my bedrooms has a leak, call for someone to come take a look no one ever shows up. Management Forget get about it. I’ve lived here for 9 months management has changed twice. Now they also have rent out apartments to Men only who are in a “drug and alcohol”program. A white van picks the men up everyday. Plz do not move here with small children it’s always strange men walking around the parking lot frm the program
Lived here for 4 years. The location is great. Everything else is terrible. There is no longer laundry in site, they shut it down due to vandalism, despite it being part of our lease. The first floors flood when it rains. Things fall apart and they make you jump through hoops to fix them. I've had a hole in my wall for 3 years due to maintenance trying to fix something. The blinds fell off in one bedroom the day we moved in. The sinks stay backed up. AC breaks every summer, and you'll pay a fortune for heat and air because the apartment isnt sealed properly. Staff is hit and miss, as they have switched 4 times since I moved in. Find someplace else.
I hate the management here! I moved in under the browns management "free of water utility". During the last three to four months of my contact I began to start paying the water utility under the new management. during the winter time my a.c unit broke down and I had no heat in the month of January. on top of that I was pregnant. It did not get fixed until March. Then when it began to get warm outside, I realized my a.c unit still wasn't 100% and was blowing out warm air. It took from January to April for my a.c unit to be completely fixed. Then my water boiler kept needing to be reset due to it sporadically somehow shutting down and not heating up the hot water. Months of putting in work orders for it to be fixed or replaced by maintenance (who never come the same day) finally replaced the boiler yesterday, and my water bill balance was over sixty dollars and the one previously to that was $85! at my prior residence, my water bill was $25 and i had no washer machine then and still don't now! And let's not talk about the big a** roaches I've seen in my kitchen, that I have pictures of. I never had so many problems with my apartment and their management before I moved to Madison woods!! And I would not suggest these apartments to anyone.
The apartment is renovating all the units and I got a newly renovated one. The updated cabinets and kitchen appliances look nice but are nothing special. The bathrooms somehow where never properly finished even though the unit supposedly had just been completely renovated. The master closets is a walk in and came with useful shelving and hanging space. The kitchen is tiny with an even smaller storage closet and the washer/dryer become an extension of the limited counter space. The full bathroom has light switches outside the bathroom which can be fun when guests are over... but is mostly just odd. The deck is spacious and has a closet that is supposedly not for tenants to use for storage. The onsite maintenance crew is quick to respond and try to help however my screen door has still not been replaced after 5 months. The pool was just renovated and didn't open until about a month after they promised but it is a good size and keeps the kids out of the road. The complex has many families and stays pretty quiet at night. Parking is nice for people with more than one vehicle there is a good bit of shade to park under. For the price I'm satisfied, but this apartment has some work to do.
Since it's new mgmt, Madison Woods has become worse. Mgmt does not take care of the property well., The office personnel is unfriendly and do not seem to care about the tenants. The kids are loud, unruly, unsupervised, & they smoke marijuana and drink on the sides of the blogs. The recent rent increase makes living here more costly than many condos and townhomes, AND the fixtures are from the 1980s! The nickname is "Madison Hood." I would never recommend this community to my worse enemy!
Management has changed at least two times is the past three years. They notify you the day before entry to your apartment. The office staff is clueless all they know how to do is collect your rent money. It takes maintenance an average of a week to come and fix anything. Can't wait to leave.
The units are nice and the apartment size is good. The bedrooms are around 12 by 10. Appliances are rather old but they say they are updating now. The grounds are up kept decent and the maintenance guys are nice. There is a pool and playground, however they are hard to use especially during the summer, because kids from everywhere come to use them. There is no way to tell if they live here or not. There is a laundry room and a room they call a gym. The only problem I've had is with the manager's. I've been here almost two years and they have changed managers five times. When they do usually your rent goes up and the new manager usually does not know what's going on with what the previous manager did. I have delt with the new manager four times now and she seems to have no clue what's going on. She seems to only be here to collect money. The location of the apartments are close to many stores including a new Walmart, and are right off of friendly ave. Everyone I have met that lives here are nice. For the most part the place is nice as long as you can deal with a manager that has no clue what's going on. When I moved in water was included, however they just started charging for it. I have a two bedroom one bath with two people living in my apartment my water bill last month was around 125$. I had a three bedroom house thirty minutes from here and never paid over 50$ a month. I asked about it and got the run around, the manager tells me to contact the billing company and they tell me they receive all the info from her, they just print and mail bills. The city tells me the manager buys the water from them and sells it to us at a markup. However they can't tell me why its so high, or how much water I actually used they just want you to pay it, and keep quite.
