Sandwiched between the Brooklyn Bridge and the Manhattan Bridge, this tiny waterfront neighborhood began as an industrial area in the 19th century. Local lore says that when artists moved into the neglected Victorian factories in the late '70s, they dubbed the area Down Under Manhattan Bridge Overpass, or DUMBO, as counter-branding to thwart potential developers. Today, the renovated factories have transformed into apartments and lofts, many retaining original timber beams and red brick walls. In addition to the historic digs and cobblestone streets, residents list short commutes to Manhattan as a major draw, with 10-minute subway rides to the Lower East Side and 20-minute rides to Midtown.
Encircled by parks and bike paths, DUMBO offers grassy lawns and sweeping views of the East River. The area remains home to many art galleries, as well as St. Ann's Warehouse, a performing arts venue.

Property Ratings at Magnolia DUMBO
The building SHOULD be an amazing place to live. The apartments are very nice and the location is excellent. The incompetent management team makes living here a nightmare. We have had ongoing issues with appliances breaking down (stove hasn't worked for months, washer dryer hasn't worked for over a year) that they refuse to solve. The building is full of young people partying and smoking weed in the elevators and hallways, they do nothing to stop it. The turnover rate is massive no one ever renews their lease. STAY AWAY FOR YOUR OWN GOOD.

It’s a wonderful place, and all the staff are perfect!
Incompetent management and endless maintenance issues. Stay away from this building it's going to be a headache and not worth the money.
Moved into a 2nd floor one bedroom June 11, 2022. Had some unforeseen family medical expenses pop up and wanted to downgrade to a studio 3 weeks in and was going to get charged a one month concession which is somewhat reasonable but they also wanted me to forfeit my security deposit. Since I just moved in, and the place is brand new, I thought this was excessive. My old luxury building offered these moves without any fees or concessions. I told them I was unhappy with the decision and the response was “got it, thanks for letting us know.” Management is nice, but from a business standpoint they arn't maximizing lifetime customer value and loyalty, very shortsighted approach. Overall, the amenities are great, and the staff has been friendly, management slightly unresponsive at first but they get to you eventually if you keep prodding, and last thing is the side near the bridge is going to have some constant subway noise and the 2nd floor is going to get some drilling noise. Overall, the location and amenities are worth it and people are friendly, but I’ve had some conversations with other people on the elevator who also randomly voiced that they were unhappy with management, but thats second hand info so I don’t know how valid it is.
We really wanted to love this building as the location is great and it looks beautiful. Unfortunately it’s severely lacking and management is useless. Cheap construction with appliances constantly breaking even though they are “new”. We have lived here two months and still don’t have a working dryer despite following up on this consistently. Amenities aren’t available and yet we are being charged for them monthly. Management has an attitude and doesn’t respond to inquiries about fixing issues. Loud - can hear subway through windows. Very pet hostile. Recently banned dogs from courtyard so residents have to take them out to the street at night despite the adjacent street being dangerous (we saw a drive by shooting on the block from our apt the other week). The only pro is the door staff, they are all lovely and so helpful. Overall it’s overpriced for what it is. Below average building dressing itself up as luxury. I would not recommend.
I would not recommend Magnolia Dumbo to anyone. In fact I would actively discourage anyone from renting in the building. A luxury building that does not provide consistent hot water to its tenants is inexcusable.
