Stretched along the Rappahannock River, Fredericksburg is about halfway between Richmond and Washington, DC. Once home to George Washington’s mother, Mary Washington, and the site of several Civil War battles, Fredericksburg is a history lover’s dream.

Property Ratings at Magnolia Falls
Overpriced old property with a non existent and rude management and maintenance team. Some properties receive upgrades only when people move out in relation to replacing 10+ years old carpet with cheap carpet or some units get flooring. They will also paint if the previous tenant moves out but not until then, even if you have lived here for over a decade with no paint or maintenance done in all those years. Good luck if you have a maintenance issue. You can expect to wait for service with no response for several days. If you have a major issue, (i.e., plumcing, electrical, etc), you can expect to wait even longer, sometimes 2+ months to get someone to come by even because their maintenance staff is only skilled at a basic level. No yearly maintenance checks, although once and awhile they may give you a new air filter. Its even so bad to where the trash compactor is full because they didnt pay the bill, they only owed $4 by the way. During these moments, they expect you to keep the trash in your apartment until the compactor is empty. If you leave the trash bag outside the compactor they will go thru it, look for any identifiable information and charge the resident $50 per bag. One could go on with the list of how poor this property is tended to and managed. Bottom line, the price they want for the unit cant be justified even a little for the amenties, maintenance and upkeep that would be provided. There are so many cheaper and better maintained properties in the area. As the saying goes, the juice aint worth the squeeze. Do do it!

This apartment community has new stainless steel appliances and granite countertops. I love the wood floors too. Everything is new and so pretty.

I will say-- it was pretty hard to secure our lease, move-in date, and keys. Getting a response from leasing agents was not easy. However, they're great people. Living here for the past 6 months has been great. There is plenty of parking, no issues with towing, and the maintenance staff is highly responsive. We've had a could maintenance issues, but they've been taken care of within the next 1-2 days. No issues with bugs, neighbors, noise, or anything of the sort. Our kitchen was remodeled and repainted-- it was done very quickly which left some paint chipping on cabinets and things like that-- but our rent is fairly low for what we're getting so it's not too bothersome. All that being said, it's great for the price and for quiet living.

So...I've left voicemails and emails and have received no reply. If this is how they treat people who they're trying to rent to, I can't imagine how poor the service would be if they already had my money and I was calling to ask for something to be fixed.
I just moved in about a month ago. Just me and my two daughters and i love it. The unit is spacious. I like that i have the washer and dryer inside and i no longer need to go to they laundry mat. The community so far is quiet and i love that its close to giant and wal mart. Traffic can be a little congested on 17 but its nothing compared to 95 traffic. I recommend !!
My dog and I have lived here for a while, and I really like it. My neighbors are great!..They are close to everything i need. Wouldn't mind living downtown, but that's too expensive..This place is descent, its not super fancy, but it cozy. The Gym is nice too, they actually have free weights!!
No security cameras No information shared with tenants (break-in; thieves; domestic situations) Do not cater to tenants after lease is signed Main road -Route 17 HECTIC -especially weekends starting at 9am
Been here a month and can’t wait to get out. No parking unless you want to pay $30 a month to reserve each spot. Appliances are trash, only thing that works is the fridge and management refuses to replace broken washer, dryer, dishwasher and garbage disposal. None of them work!!! DO NOT RENT HERE IF LOOKING FOR A PLACE WITH WORKING APLLIANCES!!!! You are better off renting a place that is cheaper with no appliances than paying for this trash
If you are a single woman or single mom this is not the place for you. We've had bikes stolen off the patio (which someone had to jump the railing to get to), 12-year-olds (some weren't even residents) touching each other inappropriately at the swimming pool, and when this was brought up to the management they said "we're watching it", and there is no assigned parking, which means that when I come home after 7pm, I have to park down the block and around the corner and walk in the dark. There are constant late-night parties, lasting past 3am, which the management just sends out a notice saying that the noise time limit is 8pm. If you are a young, single male, this is the place for you! Parties till all hours of the night, young girls willing to do anything you want at the pool, and no pesky management to make you behave!!
