Noisy upstairs neighbors, loud music at the pool, and car theft I can handle. It is part of living in an apartment. I have dealt with all of those here. What I cannot except is 2 months in a row, where I have had issues with the online portal or paying rent with no word from management after numerous calls and messages. I'm talking 8 phone calls. The management will ignore you after you have signed and moved in, which I guess is part of the business strategy of Knightvest(?). Who knows The 2 bedroom units are nice, but there are a lot better in the area. Do NOT plan on staying here any longer than 6 months if you can help it.

I've lived here for two years going on my third year now. The Management staff is easy to work with. The Maintenace staff is quick to service anything that needs a fix. The property just upgraded and put in new exercise equipment in the gym. Overall, I recommend this place.
Roaches. Dog poop everywhere, most of the complex reeks. Flooding from bad pipes BEFORE the winter storm happened, and more burst after. Wrong cars have been towed. Cars have been broken into. Night maintenance fails to respond to emergency requests. Windows provide no sound protection while making up the majority of the walls. Large windows increase energy bill dramatically in TX and they are sealed poorly, resulting in wet windows prone to causing mold. Beware, good reviews are mostly just new residents or from back before Knightvest took over... been here over 3 years and all I can say is FOR YOUR SANITY PLEASE LOOK ELSEWHERE.
Old apartments have issues frequently, and management either will respond promptly or leave you on terminal ignore saying that you never put in a request. (Whether its by phone or computer.) As another tenant stated, there are issues with roaches and pipes bursting in walls causing damage to personal belongings. Landscapers will blow your leaves into your front area all over your mat, and if you tell management they'll say that "they'll talk to them about it"- but it's been weeks and nothing has changed. So I guess it's just another lie. Don't waste your time here, its not worth the frustration. Also research KnightVest management. You'll likely need to contact them, and they'll make it impossible to.
Management is only nice and helpful when in a good mood. Exit gate malfunctions and because there are no front gates and people enter through the exit only often, we have a lot of people dump furniture and fill the dumpsters. Buildings are very old... bursting pipes, sloppy paint overs, loud appliances (oh god the dryer lol if you have headaches you wont want to wash your clothes, and good luck watching TV) One bedrooms exterior walls are windows which is not great in TX and they provide no sound barrier from people coming and going constantly outside your door... so if you have neighbors who like to go out at night to party or work nights, they'll wake you up coming and going. You'll also need blackout curtains if you want to sleep in the dark because there are lights right outside the windows that get through their regular blinds shockingly well. There are roaches, and make sure to keep up with the windows that are poorly sealed in the winter to stop the mold. And heads up... they have central air conditioning.
MAGNOLIA Ranch is My HOME I ACTUALLY made the mistake of thinking I could live anywhere else! This is The MOST AMAZING, Clean,Quiet Family Friendly place on top of that the Staff and amenities are all the comforts of a Home without the hassle of doing everything yourself! The staff is prompt to take care of any service needs, they are constantly servicing the community with events they feed us a lot! This has been by far the best experience EVER living in an apartment community so much so the thought of trusting another community was out of the question I just moved right back in. Honey I’m home (smile)
After complete confusion with floor plans, we finally got the floor plan we wanted and moved in. We moved in over the weekend and almost a week later we are finally settling in and I LOVE IT HERE!!! Proud to say Magnolia Ranch is my new home!! It’s so spacious, all the upgrades are unbelievably beautiful. The kitchen is an absolute dream. It’s so quiet. Never hear any noise. Neighbors are so friendly. I don’t even feel like I live in an apartment I feel like I’m living in a house. I never want to move from here honestly. I never write reviews but I literally just have to praise this place. So glad Magnolia Ranch is my home, and my home to stay for a longgg time.
I love my apartment! I love the crepe myrtles and magnolias. I love the meandering drives between buildings. The pool is beautiful and the gym is great too. I have had zero problems. I have had a wonderful year here and recommend anyone to come be a neighbor.
Beware my friend just moved in here last week. I came to visit and I parked in an uncovered parking space with no signage and they had my car towed and impounded which cost me 300 dollars.
I moved in from another state. I came down in July and after looking at a few apartments, we came to Magnolia Ranch. I was shown an apartment by Gary. During our tour, I made it clear I wanted a downstairs apartment. The apartment that he showed us was to be the actual apartment I would be moving into. We spoke about the location, the tenants above me, and when I could pay the deposit. He wrote down the apartment number and I actually paid the deposit right then. Fast forward to the day that we moved in. We drove in from out of state and got to the office around 5:15. By the time that we were finished with our paperwork we drove to our apartment at a little after 6:00 and the office was now closed. It wasn't the apartment that I paid the deposit on and it wasn't even downstairs. We had to return our U-Haul that night so I was stuck. I left a message to be called back immediately the next morning, which I was not. I had to go into the office myself and address the issue. I was told she couldn't imagine why I was shown that apartment or able to pay the deposit as it was rented out by someone else regardless of the fact that I had a receipt for the original apartment deposit. I was offered another apartment at a later date if I wanted to pay more rent. I simply didn't have anyone to help me move at a later date and I would be beginning a new job and couldn't take off work anyway to do that. So I am now in an upstairs apartment. The apartment smells of cigarette smoke, had stains on it, and wasn't cleaned before I moved in. When I went to the front office the day after I moved in, I brought it up and told them I wanted to have the carpets cleaned. We later settled on the following Friday. I took everything off of the floors, and left for a few days with my pet so that the floors could be cleaned. I came home a few days later and the carpets have not been cleaned. As I previously stated I cannot take off another day and leave with my pet as I just began my new job. I also get to move everything off of my floors again. This is only day 9. I would not recommend these apartments at this time as it isn't managed well. The mistake was clearly their error and little was done to accommodate or take responsibility for it. The lease was signed via electronically while I was in another state and I am now contractually bound until next year. I will he happy to edit my review if the situation improves.
I looked at this site before I moved into this address and it had a 5 star rating. I moved in and found out the truth. This is an extremely high crime facility. It can easily be verified by looking at the McKinney police website. I'm writing this to help others avoid this place. There were 61 incidences of theft, car theft, domestic violence even terroristic threats just in the last year. Beware of this place!!

I moved into this unit 11 days ago. I realize now it is a very high crime unit. They masquerade as a normal property but check with McKinney police as I did way too late as there were over 60 incidences of crime her in the last year alone. Theft, car theft, rape, assault and a lot of drug arrest. They get you to sign a waiver saying they are not responsible for your safety which should have been a red flag but sadly I over looked it. Move here at your own peril. I'm only warning you because I looked at these reviews which I highly suspect are written by their staff. My electrical system is not working and there were other issues not addressed which tells me they have low quality standards. I wonder if this review will be deleted because all they have on here are good reviews and I live and I promise that is not likely to be real. Just do your homework. Check with the McKinney police and you can see all the reports that I found last night. Move here at your peril.

I'd defiantly ask to tour your apartment, I was under the impression everything was fully updated. Only the appliances were updated. Office staff has to be reminded to put you on the list for a work order, I had to call 3 times just to get my A/C fixed in the middle of summer. On the good side though it's so fun to get to know your neighbors in your building, my dog loves the dog park and walking around the area is always nice as well. The office staff is nice, they've defiantly worked with me and my boyfriend on our rent since I'm in between jobs at the moment. Very cute area just be sure to ask many questions.
I love Magnolia Ranch, they have everything I was looking for in an apartment. Fully upgraded with everything in it, and the price is worth it. The management is wonderful and I love how (she) they handle things. I wouldn't trade apartments for anything, they are willing to go over and beyond for their residents. It's an ok complex. Walls and ceilings transmit noise. Staff is receptive. Lots of upgrades to the buildings and landscape.
Since the new management came in the complex has made HUGE improvements! Its a fabulous place to live with wonderful office management.

new owners are spending a lo of money on improvements and it makes it nicer. The maintenance, especially Brandon B, goes over and above to get your requests completed. There is a lot going on here and he keeps ahead of it. The leasing ladies and manager are sweet and work with you on any issue I have lived here through 4 managers ( 9 years) and would not change it.
This apartment is amazing! It is very peaceful and a pretty quiet neighborhood. They are renovating to make every look updated and are not making any noise that is disturbing. Great space with updated kitchens which are nice! The staff is very friendly and welcoming. Plus there is a golf course on site!
I am currently here with my mom and the apartments are a great place to be. It is very quiet and not a lot of noise during the day or after work. They have a nice pool and the staff are very friendly!
Be careful there is a lot of rules to follow. I work at night at 3pm to 12 pm so putting the trash at for valet only between 6 and 8 pm does not work for me so I bring the trash out myself. Whatever it's cool. Complex is half empty because of renovations, when it's full parking at night is a hassle but a walk never hurt anyone. New dog park is a nice touch. Pool... some bad people keep bringing glass beer bottles in... but the complex is good at combating the bad behavior and fixing it. They are very good about fixing problems in the apartment and on the complex. Follow the rules though you don't want to be on their bad side. :)
Magnolia Ranch is currently undergoing construction, formerly The Fairways of McKinney. These apartments are updating the counter tops to granite and appliances to black. The rent will be going up an average of $100.00. The pool has been having issues with non residents. The gym is really nice and clean with new equipment. The trash service has also been updated to door to door pick up, four days a week. The general population is 20-35. The walls are thin, and not well insulated. The apartment comes with full size washer and dryer. Most of the parking is covered and is not designated. I've lived here for a year and I haven't had any issues with management or service request. Payment is online and very simple to use. Time Warner Cable is mandatory. The best thing about this apartment aside from the road construction, is it's location. Easy access to 75, 121, Town Lake, and historic downtown McKinney.
To start, I was torn between 3 apartments and this was the smallest sq ft for a one bedroom at 667 sq ft. It was more than what the others were at for less space, but the open concept was what got me. Office staff is great, Kandice and Mahogany are fantastic. All apartments will be fully renovated with stainless steel and black appliances. I do believe there will be no carpet as well. My apartment, was with the prior management so I have carpet throughout. I have the one bedroom... Huge, huge, huge one bedroom... Can easily fit a King, a dresser, and a desk. There is a changing area which I love as well as a walk in closet. A great apartment, either the one or two bedroom, if you have children. You can be in the kitchen and see fully into the living area. Not sure about current workers on the premise, but I know that there has been some problems with the previous workers. Con's: Time Warner cable bill is added in your rent. No way around it. If you want satellite you will be charged a LOT to have it. My move included dirty carpets, base boards and bathroom walls not repainted. Spackling covering up the previous tenants holes was not painted over. Pros: - Open concept - washer/dryer included in the apartment with no added cost - great walking routes. A great place for dogs... It has a dog park!
The apartment complex Magnus ranch in mckinney texas was a very pleasant experience. The apartments are on a golf course which not only creates a peaceful environment but it also surrounds the apartment with a great ambiance of different smells and people. Magnolia ranch has fantastic amenities including pools, golf course, sauna and bollards room. The staff is very friendly and helpful. The apartments it's self are very well set up with and open floor plan and wood floors. The appliances are all upgraded and very efficient.
