I've been here 7 months and I have been disappointed in my experience. They tout themselves as a luxury building, but there is nothing luxurious about it. All of the amenities are broken or in a dilapidated condition. Currently the phone number to the office is disconnected. That was not great when all of the elevators in the building went out of service two nights ago. This was not deemed an emergency by the overnight maintenance call center. When taking the stairs 8 flights down, I found where a homeless person has been sleeping in the stairway, along with puddles of dried vomit and urine. We have received no communication about the phone number being disconnected or who to call if there is an emergency maintenance issue. When I asked for contact information for someone who does not work in the local office I was told they couldn't give it to me and I just got a random generic email address and phone number. The gate in the parking garage has been broken for months. We received one email on that about a month ago saying it would be fixed soon, but it's still broken. The callbox/key fob reader at the front door goes out constantly. They constantly bombard my email with the same 4 generic messages, but seldom communicate relevant information. They will tell you that big changes are coming, but they won't tell you what they are, or when they'll be here. Oh, and forget about getting packages delivered here. You have to use the service Fetch Packages for deliveries. Just check out all of Fetch's 1-star reviews to see how well it works. The staff in the office was pretty good at first, but once the two leasing agents I used to deal with left, it's gone down hill. I'll give the staff the benefit of the doubt and assume that Sentinel does not provide them with the tools, budget, and training they need to provide the advertised service and amenities. The actual unit is fine, a little dated, but I enjoy the space and views. Most of the residents I've met are friendly. The location is good. Humberto on the maintenance staff is great and hard working. I really appreciate him and his work.
I love the location of the building and my unit, but the Sentinel management team onsite is utterly terrible. Consistently- they have been rude, condescending, and irrational. In the instances in which I have had to interact with the Team- it's clear that their negative attitudes starts from the top down; they witness how awful the manager speaks to residents and follow her lead accordingly. As a paying resident/ their customer- it's unacceptable, and I have had to get Corporate involved on more than one occasion. Additionally- the team members that live onsite do not follow the community rules- specifically with regard to their own pets. If you are looking for a welcoming environment with kind staff- keep searching, this place is not it!

I currently live here and regret signing my lease. Management has change since. I would give this place a no star if I can. Cars are getting broken into and stolen on the 7th and 8th floor. The stairways are occupied by the homeless. Front door is not secured. We are supposed to have security but nowhere insight. Mailbox are always broken into. Marijuana smells through out the building and seeping into my unit have to cover all vents. Parking gate always broken. Management doesn’t give out memo on situations of what’s going on the property. At this point they just want to collect money. Do your own research and talk to the tenants. Worst place I ever lived.

I won't say this property is the worst.. but it is VERY dirty and outdated. When I first toured, i was promised lots of cleaning and upgrades. Not much has really happened and everything is pretty dirty. Worst Parts: Dog pad upstairs is very dirty/stinky, doors are broken, hallways don't get the best cleaning, parking garage is very dirty (especially the hallway and stairwell between the two) Check out the drake stone next door, very clean and great specials.

Dirty. Dirty. Dirty. The floors hardly ever get mopped, the walls are nasty, doors have grime on them from years of build up. Some door handles are missing and some are broken. Lights out everywhere through garage and buildings.

STAY AWAY. Things have been really bad at these "luxury" lofts for quite a few months now, but a new management company, ZRS, took over about 2 months ago, promising to make improvements. Long story short, they have NOT. In fact, things have gotten WORSE. I'm sure they will reply to this review with their typical "we are so sorry you are having a bad experience, please come talk to us in the office or call us so we can address your concerns." Here's the thing though, almost everyone I know that lives here has been down to the office multiple times since ZRS took over and brought up the many issues, and all they do is make excuses or say they are working on it. The biggest concern with Third Rail is safety, something that was brought up to ZRS the moment they took over. Homeless people often find their way into the building and sleep in the stairwells. Building "security" sits and texts during a night shift, instead of patrolling the building and keeping out trespassers, as they are supposed to do. Both of these things have happened within the last couple of weeks, well after ZRS took over and had a chance to address safety concerns. (I have pictures but it won't allow me to post them.) On to the "amenities." Nothing works. The gym is extremely outdated and honestly pretty disgusting. The internet cafe that is supposed to have free coffee never has cups. The cable in the internet cafe does not work. The theatre room's projector is broken and does not have cable like it used to have, only a blu ray player. And get this, after coming in and promising to make things better, ZRS has decided to start charging by the hour to use the theatre room and the "wine" room which is essentially a big room with tables in the basement of one of the buildings. A group of us residents were trying to rent out the wine room to have a Friendsgiving and the office then informed us we would be charged to use it, despite never having been charged in the past. After some push back they agreed to waive the charge, but told us moving forward there would be a charge. I want to reiterate here that this room they are charging residents $50/hr for, to hangout with other residents, is a large, outdated room with tables. No TV's, no couches, no windows. Just a room in the basement. Also, they gutted the bowling alley and pool room upon taking over. Don't do it.

The floor plans for these apartments are some of the largest that you're going to find at this price point in Dallas. Depending on the unit you land and, it can be very spacious and stylish. this is downtown Dallas so there are quite a few homeless people in the general vicinity. but, I've never felt unsafe. I have heard about homeless people sleeping in the stairwells during the winter so that is a potential concern if the security is not fixed on these doors. Not sure what happened with the old management company that left in October but definitely considering moving based on the actions of the new one. They're fixing things that are NOT broken and NOT addressing the things that DO need attention. Maybe they're getting a kickback from Fetch, some poorly rated package delivery service that we're all being forced to use because they don't want to work with UPS and FedEx like prior management. Instead, you have to change your address to get packages and then wait for them to be delivered by some third-party org. There are privacy and security concerns with that approach. No such concerns with FedEx and UPS. Perhaps a resident survey would be in order before you make major changes.

Personnel have been great on all levels. They took care of some parking concerns I had and ensured I was taken care of.
The staff at the office was amazing! They were honest and open and asked important questions about my needs, were honest about everything. I shared where I was looking and they actually suggested options to also look at as they were confident about their property. That sealed the deal. Well, that and the apartment!
Everything has been great the only hiccup I had is when I first moved the parking pass did not work which was not Third Rail Lofts or Lincoln?s fault. The leasing team did everything they could on their end and the garage is owned by a separate company who took a couple days to activate it.

Aside from the great location and amenities, I think having a friendly, responsive and helping staff is key when making a decision of whether or not this will be a great place to call home. Its expensive, and as always it comes down to your neighbors and how respectful they are. Over the years we have had some horror neighbors. Literally.
It has been a rough move in experience for me, but everything has been taken care of now. I will definitely recommend this complex to clients and friends.
Pros: - The apartments and finishings are lovely - Living Downtown and walking to bars and restaurants is delightful Cons: The building management takes absolutely no pride in ownership. Examples: - One of the two elevators has been broken for several weeks. Better leave the apartment a few minutes early during rush hours, it'll take a while! - The call box to receive deliveries is frequently out of order. I'd say the odds of actually being able to buzz in a guest or delivery person are about as high as playing craps in a casino. Want to order Uber Eats? Be prepared to wait for that single elevator to take you down to the first floor to open the building door yourself. - The common areas are filthy. There was a half-eaten chicken wing that someone had thrown onto the floor that stayed there for nearly a week before being picked up. This speaks to two things: 1 The standards for the people they're bringing into the building (I mean, who just throws their trash on the floor?) and 2 The standards for the staff who are supposed to be maintaining the property. The leasing office is a revolving door. In less than two years, there's been more than a dozen people come and go, so nobody cares... they're gonna be outta there way before your lease ends. Any review on this site prior to April 2016 is irrelevant to the current management. Lincoln Property Company took over the building that month, and their pride in ownership has been so substandard it's turned me off living in any LPC property ever.
I enjoyed living at Third Rail Lofts, but the quality seemed to decline while I was there. The pool/dog area was often a mess, and there was no control over noise/parties. My apartment was right on the roof deck, and it was so loud. I often woke up to broken beer bottles in my hallway, dog feces, etc. It's a great location, beautiful units, and a fantastic value, but the staff and company should really focus on keeping the property up and making sure residents are respectful.
The office staff need to manage the residents better. The dog people don't clean up after their dogs as much as they should. The office just threatens them. The concierge service is scanty. (Who's there now?)The elevators don't look clean. The hot tub looks very dirty, but the office says it's clean. The water bill owed shows up mysteriously on the portal whenever. When is the last time the place was sprayed for bugs? The last owners would always tell us.
I like my apartment, I enjoy the community, and think overall it's a pretty good value. I would suggest a few minor things and attention to details could improve the overall experience. Additional grills at the pool to support three buildings, making sure the grills are cleaned and maintained, little things like having enough coffee cups in the coffee lounge. Something has to be done about the animal waste in the common area. From a customer view, when the autopay feature fails to include water bills, perhaps being proactive about the situation. Leaving letters on the door, and calling people to harass them about not paying their bills on time and threating late fees... offends those of us who take special pride in making sure our bills are paid timely and are concerned that our rental history reflects that. I use autopay so I don't have to worry about it, but now I have to double check to make sure management has input the correct amount to be taken out each month. This often fails, and is really annoying. I don't want my rental history to look like I'm late three or four times this year. The late fee gets waived, but not without me calling, emailing, or proactively reaching out to settle the issue I did not cause.
Great property, amazing units, but for me, for years, it has ALWAYS come down to the relationship with the leasing office. Always. The team in there right now is great.
Since the sell of the property and onset of a new management company (Lincoln) this place has definitely changed (for the worse).. ok yes it takes some time to get up to speed etc when taking over a new property and while frustrations were high, tenants tried to be understanding.. Unfortunately the property is understaffed from the office to the facilities/maintenance crew. There is no porter/maintenance on duty during the weekend, therefore common areas are not well kept. They no longer have resident monthly events or a concierge. The staff continue to point fingers at the old owner/management but its been 5 months, time to take responsibility for their own choices and move forward. Yes they want to charge an arm and a leg for rent and try to say its a luxury community.. there really aren't any luxuries to residents anymore.. we just pay a lot of rent. The office staff unfortunately have a less than desirable attitude towards residents and it shows in how many tenants have moved out and the high turnover of tenants.
Third Rail Lofts is a great community with upscale amenities and a truly caring staff. It is convenient to the Akard Street DART rail stop and is being surrounded by new restaurants and bars. By far the best apartment complex downtown!
