Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. I’ve been calling this place in Irvine home for around six months now, and it’s been a great experience. The location’s top-notch, with easy access to 405. Our unit with dual balconies is a real treat! The best thing for me, however is Parking! Very spacious spots and if you’ve got an EV or hybrid, they give you a green sticker so you can park in the easy-access corners. There are also plenty of extra spots. We have been easily parking two cars (at no cost) despite having only one assigned one. The staff and maintenance team have also been respectful and very responsive. Overall, I highly recommend this property.

I loved living here at first but each year the rent is increased significantly. You would think after living here for a few years they would value their loyal tenants. It’s also hard to get in a decent conversation with most staff members. They are rude and have an attitude when you are simply asking for assistance with them. I try to give the benefit of the doubt and think maybe they are over worked but even after continuously being kind it’s still met with snarky comments and rude looks. Management needs to seriously take a look at the office staff and reconsider because most seem to hate their job. I have also seen a few mice running around the first floor outside.

Lived here for nearly 3 years. Recently switched from carpet to a "hardwood" (laminate/plastic) flooring, but the sound travel is unbearable. You can hear TVs pounding and vibrating constantly throughout your own apartment, sort of a living nightmare. I live with headphones in constantly, struggle to sleep, and get anxiety from feeling the vibrations from noise.

I’ve really enjoyed living here for the past two years until the rent renewal notice was stuck on my door 10 days ago with a 25% increase for a 13 month renewal, all the way up to a 300% increase for month to month. The staff has confirmed that this is due to them wanting to renovate every single unit in lieu of allowing loyal tenants to renew at a reasonable rate. A slight annual increase is to be expected, but a 25% increase when no one’s wages have increased and they are expected to make 2.5-3x the rent is just insane. This has happened to long-term and very loyal residents here too - highly immoral and just so sad to see people being forced out of their homes.

The complex and amenities are nice. The gym is very solid, I can get a great workout in with the equipment they have. The people are nice and I haven't ran into any issues. The primary issue however is the renewal rate after each year. My renewal shows a 35% increase year over year. Do not anticipate living here for longer than one year without factoring in the high hike beginning in Year 2. For this reason I give it 2 stars. Without the extreme hikes, I would give this 4-5 stars.

Staff is nice, but nothing gets done. Management has promised they’d call us about different matters and questions we’ve had as tenants and they’ve never once actually gotten back to us or called on anything. We’ve had to hunt down the right member of the staff and make countless trips to the office if we want anything to get done or questions answered. Side note: our Vespa got stolen overnight in the parking garage and management didn’t seem to care one bit. They do not have any video cameras monitoring the garage. Amenities and apartments are nice.
The staff are very helpful, attentive and friendly. There are only a few emails that I didn't get a response to. The gym equipment can be updated.
The parking spaces are very far from the apartments. This is due to the Architectural design of the building. The staff and maintenance are good. Response time to maintenance request is very good.
I would love to recommend this Apartment to everyone! Everyone who works here are so sweet and nice... Plenty of additional parking spot is also great part about this apartment. (Because many apartments has not enough guest parking, and need to pay for additional spot..)
It's alright. Rent increase is kind of high renewal over renewal. I was told to expect around 3%, but it's been higher than that every renewal.
Moved here in the middle of June and so far my experience has out done my expectations. We will definitely be renewing our lease. Best apartments in Irvine in my opinion.
The apartment complex has changed a lot over the last years. They are spending some money to keep it looking nice but that is probably the only good thing about it. Short summary - the leasing office staff is only interested in potential new residents, once you signed that is done - the office hours are short, only 9am to 6pm - huge mail theft problem, apartment complex did install a locker but is not enforcing the use of it and packages are just droped in the locker room and still get stolen, even easier then before since the access to the locker room requires no key between 9am and 6pm. - the gym entrance is infront of the gate and not very secure - the walls are thin and more and more party people moved in - skateborders in hallways and parking garage - when you call the leasing office, you most likely will be transfered to an off side location reception. Even when the leasing office is occupied and no residents or future residents are in the office. You can go next to the gym which has an overview of the leasing office and test it out. Nobody will pick up the call but you can hear them talking about work unrelated topics - there is not one parking spot for residents in front of the leasing office - they do organize some residents events, which even sound interesting but you will probably receive the invite the day of or the day before, absolutely no planning in advance - any maintenance changes like gym constructions will be announced the day before, like at 5:35pm - dogs pee in the hallways - they opened a coffee shop inside the leasing office, expensive and you get plastered with commercials The good things - location - no parking problems - the maintenance staff is really nice
I have lived at MSV for just over 2 years and the community is great. I like that it is mostly quiet and very well maintained.
So far have had nothing but a great experience.
If based solely on maintenance I would refer this apartment community
I would recommend this apartment community because the office personnel were great, maintainence team was on point, the community was well maintained/safe, and the apartments in general were wonderful. I have no complaints.
The rents are way too high considering the glut of housing being built in the area.
MSV is great for people that like the hotel-style apartment home. Just not our taste. Good price for what you get though.
This is a great place to live. I tell all my friends and co-worker about how great this place is. And they agree because they have been here to see for themselves.

The apartments are very nice and the amenities are amazing. Unfortunately the employees don't care anymore. Hallways only get cleaned if they need to show an apartment in your area. The maintenance will make you wait for over a week (had a dishwasher that wouldn't drain and it smelled, they still took a week.) There are a lot of nice things about this place, but nothing that makes it standout against the other apartments around it. Go to them. This one doesn't care about themselves or their residents.
