I had to move from this apartment because of the terrible new management and the safety on Lamont street. The front desk lets anyone into the building and I've been harrassed outside my apartment door outside my own apt. The management is dismissive and rude. I do not recommend this place to live anymore. Also, it used to be affordable but the prices have gone up so much while the service has dramatically declined.

The safety of our residents is top priority as we have security onsite after office hours from 5PM-11PM on weekdays and 9AM-11PM on weekends. We would like to clarify that we only allow entrance for deliveries. Aside from that, we inform residents to use the 3-digit code to provide to their guests for entry. We also strongly encourage residents to follow safety measures to prevent unknown individuals into the building. Our staff truly cares for our residents as we listen and work proactively to assist our residents. I've had mice and roaches inside my apartment and talking to other residents-- it has been a consistent problem management has been unable to deal with in the past 9+ months I've been here. The apartment itself is amazing, plenty of sun, lots of space, big closet space and nice location. I got a great COVID deal here, but I've noticed rent has increased like crazy in the past year and I frankly don't think it's worth it. AC sucks during the summer and is very loud. For the amount of money they are currently demanding, go live somewhere else where you wont have to worry about pests everywhere.
Management takes zero accountability for theft in this building, all while increasing their rent. Looking at previous reviews, it seems like someone else reported theft in the laundry room as of August 21, 2021, so it's laughable that they acted surprised when multiple residents this year reported the same issue on a recurring basis. I've now cumulatively had over $800 worth of belongings taken, so live here at your own peril. Theft aside, I've found multiple roaches in my apartment as well as mice droppings beneath the sink, and maintenance has yet to provide a lasting solution to keep pests away. Construction has been ongoing for the better part of the last year, so I'm also frequently woken by drills and hammers echoing through the walls of the building. Ross Management has been a nightmare - they'll take your money, then tell you it's not their responsibility to actually provide amenities (the manager actually told me a secure laundry room is an amenity not included in my rent...) My recommendation - live somewhere with professional, respectful management focused on providing you with a safe place to live.

Living in this building has become a nightmare because nobody at Ross Management will address resident concerns. Right now, there has been no on-site manager for weeks, and other on-site employees and the regional manager have ignored messages, lied, and withheld information. Washers and dryers sit unplugged in the laundry room; employees do not wear masks; one of the two elevators has been out of service for an entire week, and the promised date of repair has passed. Complaints are met with silence or lies. Ross Management will rent you an apartment, take your money, and then leave you out to dry.
The majestic apartments is transitioning from Donaldson group to Ross management….I’ve lived here since October 2020 under the Donaldson group management and things were fine. Main complaint was that the building gets extremely warm during the winter as the radiators are VERY hot. But, just last month they began renovating to lobby for the new management which has stirred up mice in the building. There’s a mice in my unit now and management has been VERY lazy about assisting me. To make matters worse other units on the 3rd and 1st floor have been comparing about mice for months….take your rent money somewhere where you and your comfort is valued.

I lived at the Majestic for 3 years, two of which under the current management. I found my 470 sq ft studio quite spacious for one person, particularly with the huge walk-in L-shaped closet and ample shelving (I'm an avid homebrewer and was able to fit a mini fridge AND chest freezer while keeping my queen bed!). Great natural lighting. AC window unit is surprisingly effective. The kitchens are fairly small but fine for one person. However, they apparently don't get much bigger even if you spring for a 1BR or 2BR. That, plus the lack of in-unit WD or laundry, are really the only reasons I moved out in order to share space more comfortably with my girlfriend. I found the management very friendly and reasonable, and the maintenance staff responsive and professional. I would see the occasional small cockroach in the kitchen during summers, but this is normal in an urban apartment building. Great rooftop views and even a recently-added modest basement gym. Fast elevators. It wasn't an easy decision to leave the Majestic and I'd highly recommend to anyone! - Sam

I'm so tired of seeing roaches in this building especially when I open the trash room!!!! I'm afraid one will fall into my hair! its embarrassing and you want us to refer people here! I think not!!! Do your job and keep this property together, its going down. The porters keep the exterior, hallways and entrance way very clean, but outside professional extermination is needed very often. People are moving out of this building since the new management took over. Very, very poor service for the amount of rent you pay to live in DC. No wonder so many units are available.

I really love my apartment - although yes - the difficulties with the heat have been real. Otherwise I love the staff - especially Charles - and have found that when I've had a complaint/question, the staff has been quick to reply. YES, they stopped accepting packages briefly during the start of COVID19 BUT were quick to reverse their decision and apologize!!! Who has ever had a landlord apologize?! I do wish my AC was newer (it sucks so much electricity) but compared to other units I've lived in, it could be a lot, lot worse. Also my neighbors are friendly and the laundry room is generally clean. Very few complaints!

My first year here was great, after about a year, things started to fall apart. Leaks in the building, out of control heat and bugs were just a few problems. Not to mention that once coronavirus it, the building stopped allowing packages to come in, which left a residence in a state of flux, as they were unable to receive necessities such as medication and food that they had ordered. I would say the heat and management in the building is the worst problem, some nights the heat got so bad that things in the kitchen would melt. Management is also quite, quite rude.

As part of our effort to limit gathering and reduce exposure for our team members and residents, we requested that any packages be delivered directly to the resident's door. We soon learned that the US Postal Service is not permitted to comply with our request, so we've arranged to call residents when packages are delivered to the office to arrange an appointment for pick-up or drop the packages at the door ourselves. Our records indicate that any issues with heating, leaks, and pests have been addressed. I have lived in this apartment for over two years. The first year and a half under a different management company. We got along great. The Donaldson Group took over in August. Due to difficulties with reaching someone in the office and/or managing their unnecessarily cumbersome online rent payment system, I have twice paid my rent late. Both times, immediately upon being advised of the late payment, I paid it in full and communicated with the office about it. Both times, I still got served with an eviction notice issued *after* DG deposited my check. This level of intimidation is entirely unnecessary. I cannot trust people who treat their tenants this way. I am moving out soon because of a new job, but I would begin looking for a new apartment either way. This is not ok. There are many positive things about this place otherwise. The only other negative, really, is the heat is constantly up way too high and I have to keep my windows open all winter. But the management company needs an attitude adjustment.

This apartment is great. W e have a great view of downtown at night.
This is the perfect building for commuters. The metro is only an eight minute walk away, with great restaurants, shops and grocery stores nearby. The apartment building was built in the 1930s giving it great architectural details not found in modern buildings. Also, the average size of the studio apartment is way larger than most one bedrooms downtown. The common areas are well maintained and the staff is incredibly helpful. There's also a park with tennis courts and a church right across the street! Perfection.
Great old art-deco building in Mt. Pleasant. Excellent access to shopping(Target,Giant), metro, Adams Morgan. UStreet corridor all within minutes for nightlife. Close to Meridian Hill Park.
The awesome: Behind the gorgeous Art Deco facade are dozens of spacious, renovated apartments--even my studio features a walk-in closet and separate kitchen. The west-facing side of the building and the roof deck feature gorgeous views of Rock Creek Park and the National Cathedral. The parquet floors, high ceilings, and 1930s detailing have been mostly preserved, and complemented with modern fixtures. The staff, including morning-to-midnight concierges, are absolutely lovely. Mount Pleasant and Columbia Heights have all the amenities you need, from bars to grocery stores to the beautiful public library right across the street. The metro is just a few blocks away, though I usually take one of the two bus lines that leave from my block. In an area quickly filling with bland high-rises, the Majestic is a historical gem. The meh: due to the ongoing renovations, the building's water gets shut off for part of the day (during work hours) every six weeks or so. The laundry room in the basement is dingy and hasn't been renovated in decades (but has plenty of machines). Heating is centrally controlled and can be unpredictable, and AC comes from window units that can seriously inflate your electric bill during DC's gross summers. The windows are old and need to be replaced (this seems to be happening, but very, very slowly). If you don't have a 202 area code on your phone number, you can't let guests in via the buzzer on the front door (but you can get a Google Voice number). That said, I've been here almost two years and have no intention of leaving for however long I am in DC!
I love my apartment at the Majestic. I have a 510 square foot studio and pay less than I did for my last studio, which was in the same neighborhood but much smaller. The building has some cool Art Deco features, but isn't fancy. There is a utilitarian laundry room in the basement and a roof deck with a few chairs. The apartment itself was really, really clean when I moved in, with new kitchen appliances and features. The staff are really nice and really helpful. You should live here!
