Property Ratings at Mallard Cove Apartments
Honestly, living here has been pretty disappointing. The rent prices are super high compared to other places nearby, which makes it hard to justify. The maintenance and management aren't great either – things break and take forever to get fixed. There are hardly any amenities; no pool, gym, or even proper laundry facilities, which is a bummer. The noise is also a big issue, with constant traffic from the nearby busy roads making it hard to relax. Safety is a concern too, with crime rates feeling higher and not enough surveillance around. Plus, the environment isn't great, with pollution, occasional flooding, and pests being a regular problem. Overall, not worth the high rent for what you get.
The management is terrible! This place is horrible and maintenance take all day to fix problems.
The application process took 30 full days, every week we would hear nothing for days just to be told we were missing more things that weren't mentioned before. Each time, we brought the items to them or emailed within less than 24 hours, it would take them at least a week to contact us again for further corrections & documents (12 in total, only 1 of which was mentioned at all during the original meeting & application). Originally told us we could move in at the beginning of Dec but then there was some issue with the apt and it kept getting moved back. The first woman we dealt with didnt even admit that this was a problem on their end, just said it was because we apparently has said "we weren't ready to move for 2-3 months" which was completely false and I had to correct her TWICE about. The last week they told us we had absolutely nothing to worry about and that our application would almost definitely be accepted and able to move in the week after, then literally the next day it got denied, we were told for just barely being above the maximum based on one paycheck where we had a few more hours than usual. A total blessing in disguise though, we applied to another complex that accepted our application in less than a day and we got to keep the same move in date. But the fact that it took Mallard Cove 30 days to do what other complexes can do in a day betrays serious incompetence on their part. Not sure whether to blame the compliance office or the staff actually at the complex, its easy to do the latter and I think people often do, but going forward I wouldnt trust any complex managed by this company honestly. I do have to thank Marina in the MC office, when she took over our case halfway through she was more communicative and honest with us about why our application was delayed. She actually listened to me when I asked for transparency & commenication and offered us other options. I think she tried her best to work with us and I appreciated it.
People stay way from this property. The smell of weed is terrible and the hallways always dirty. The management is very poor they don’t clean. Don’t rent here! They only want money.
If I could write this complex a 0 rating then I would!! Management is horrible and rude! The staff tells lies just to get you to apply and get your money. Asked for a refund for application since I was given false information but I was told "oh well you're not getting your money back" and even the manager Liz is rude! Everyone was super nice up until I submitted my application and it was all downhill from there. Horrible experience!
I have lived here for over 3 years and am disappointed with the management and maintenance. Maintenance does completed the worl order. The management lies. They tell you one thing and then does something differently. In the winter the property is not shoveled properly. The ground were maintained nicely. Now they are only maintained by the office. The parents do not watvh their children. They play all over the parking lot, making it difficult to drive. They do not move when you drive thru. It's not a safe place to drive. There is always Police at the property, especially since someone got killed
I fully believe any 4 or 5 star reviews are left by those who work for the complex. I lived there for several years and now warn everyone NOT to move there. The drug activity, disgusting grounds (the playground has XXX graffiti & on the grounds my own children have found weapons, crack pipes, used condoms, needles, not to mention the broken glass everywhere!), the manager is nothing but a liar. The maintenance crew is friendly enough but it is the biggest pain to get them to fix anything... and that's IF it happens! There were several things they failed to fix or fix properly in a couple years, no matter who I spoke to about it. I highly suggest going somewhere else. The room sizes were good is about the best I can say.
These apartments have been home for 3 years. The management will not live here so what does that tell you? The maintenance crew are great guys, usually prompt to reply to a maintenance issue. The grounds are kept in fair conditions, they mow and will pick up dead trees if needed, however, if one of our friendly neighborhood hoodlums and friends decide to throw trash and cigarette butts down, spray graffiti or break a light or fire hydrant, it has to wait until Monday when the office opens. The pool is small but handy if needed, too many rules for the kids and no life guard on duty. They finally made great improvements to the apartments, new roof, doors, windows, heat pumps and water heaters, however, they decided that we the tenants now have to help pay for these improvements by raising our rent, 40 to 50 a month instead of the 25 a month that they tell you when you sign your first lease here. I have seen more teen age hoodlums come and go from this place than I care for, although there is a wonderful police officer that will drive through and check on things but that does not stop the punks from bullying or assaulting your child.

It is unfortunate that not everyone takes care in discarding of their trash and we appreciate those who do- as we strive to keep Mallard Cove looking the best it can each and every day. While our team works hard every day to ensure beautiful grounds for our Residents, we are not able to be present throughout the weekend to take care of these issues immediately- but do make sure to attend to them first thing Monday morning. Our Pool is a popular amenity as we hold fun Resident activities there throughout the Summertime like Glow Swims and outdoor movies. We staff capable pool attendants to ensure everyone has an enjoyable experience at the pool. Thank you so much for complimenting our amazing improvements recently made to the property- all of our Residents seem pretty happy! In regards to the rental increases- they come just once per year, if at all, and we pride ourselves on giving our Residents at least 90 days notice of any changes in rent when offering Lease Renewals. Management is AMAZING! Maintenance is probably some of the best I have ever dealt with. I just signed my 4th lease. Prices are great, the only thing I wish we had here are patios/balconies and a gym center.
