Stretched along the Rappahannock River, Fredericksburg is about halfway between Richmond and Washington, DC. Once home to George Washington’s mother, Mary Washington, and the site of several Civil War battles, Fredericksburg is a history lover’s dream.

The apartment themselves are good and the rent is great for the area. HOWEVER, maintenance is sketchy at best and management lies. We get threating papers all the time about trash but maintenance hasn't fixed the compactor so where else do we put trash. Overall, it ok for the area but have low expectations.

Pros: office and staff will not harass you about small things. Patio is nice and stay weather free. Big bed rooms and nice looking overall..gated, ceiling fans in all rooms, fireplace. Close by schools. Pet stations usually full. Lawn people come each season. Cons: well it took over 5 years from them to fix that old gate.Too expensive for how apartments work. Broken grills, dirty steps and work orders take weeks.. Roaches!!!! Ac and heat every unit has issues!!! People will call the cops fot simply hearing you walk In your apt. Overall if you can get a good rate ...i would say move here its ok. If rates are similar to others in the area....look elsewhere as these are older apt with lots of wear and tear. The gate now works after 5 years and each apt has s fireplace. However the fire place hot water and heat are gas. While your stove is electric. So you will have high bills......

Wish the amenities were better. My ac never worked. Windows never insulated properly per the window tech that came out causing constant moisture and mold around my windows. Some weird black stuff all over the apartment coming from vents. Being in the middle floor sucked. The neighbors above and below me are horrible.

The apartments are beautiful on the inside.. Love how the office always does pool party’s for the kids. They make the children feel special. They also do pool party’s for all the residents with a DJ. Always a good time

We feel safe and enjoy living here. We wish there was better communication but overall it is a wonderful place to live. The amenities advertised aren’t all functional but it is nice having access to a pool and a place to walk.

I've lived in Malvern Lakes for about 5 years. During which time, I've seen consistency in the professionalism of the property management and maintenance staff's support to its tenants. This is truly remarkable because of the decline in so many other services due to the COVID-19 pandemic. Somehow, they have managed to maintain that core responsibility. I am very appreciative of all their efforts to put their tenants first in all aspects. I would like to give a shout out to the Management team, Leann, Tori, Angela, and the maintenance staff who make Malvern Lakes a great place to live! Keep up the good work!

They have the amenities we were looking for and with a fenced in back yard for our kids, that pretty sealed it for us that this was the place we wanted to live. The biggest issue we have is their inability to resolve our heating/cooling issues. The first issue we had was with the hot water heater, which somehow is used by the hvac system. The hot water heater needed to be replaced, a couple of days later while in one of the kids room (the hot water heater is in their closet), my wife noticed a strange smell. We immediately realized it was a gas smell. We called the gas company which came out and told us that when maintenance replaced the hot water heater, there was a connection that was not reconnected and there was gas fumes leaking into the home. They immediately fixed it but the result of that could have been much worse and the management did not even offer an apology. Current issue that have not been resolved in almost a year...the hvac system will heat/cool the dining room and living room but all other rooms stay 5-10 degrees cooler. Every time maintenance comes they say that we need to close the vents to push air to those rooms which does not work. They have said there is nothing else they can do and they won't have anyone come out to fix it. In the winter months we have to run space heaters in our kids bedrooms to prevent them being so cold at night. During the summer months no matter what we set the thermostat to, it never cools off in the bedrooms and is hot enough to sweat. We have had to run multiple fans to pull/push cool air into those rooms which barely helps. For the amount of money that we pay in rent, this is unacceptable!!! We have tried to be patient and work around the issues but we have had enough of it. Talking to neighbors, no less that 5 other units have had more issues than us...one has been using a portable air condition in their unit since the summer and another put a window air condition unit in. I hope that the property management company, if they value their residents, will take notice and resolve these issues.

Since the day that I moved in here (2017) I have been dealing with silverfish. They are EVERY WHERE in my apartment and nothing has been done to resolve the issue. Sure they will send Orkin to spray but the bugs have become resistant to the treatment that they continue to pop up in my unit. I will not be renewing my lease. This place is a rip off. Save your money and look else where unless you want to deal with silverfish. If you still don't believe me, don't let them move you in 212-301 because you'll have a living hell of silverfish greeting you every day!

Very spacious inside with a nice gas fireplace. Excellent location off of route 17. It is a gated community for the extra security and has nice grill and picnic area for the spring and summer days.
