Property Ratings at Manatee Bay
Manatee Bay is a well-kept and peaceful community. Janet and the office staff are extremely accommodating and friendly. They immediately make you feel like family. Moses and the maintenance staff work very hard keeping the grounds, pool, and beach immaculate. Manatee Bay is a hidden gem located right across from the Boynton Inlet. When the tide is coming in and the water is blue and clear it reminds me of a little nook in the Bahamas. I can’t imagine living anywhere else!

Scheduled a tour and office was closed when I arrived. Waited half hour then lady came to door eating food saying she had no clue about my tour. She coughed into her hands and told me no apartments available. Ew
I am so grateful to have found the “Hidden Gem of Boynton Beach”. All of Manatee Bay Apartments are nice but if you are lucky enough to get one with an Intracoastal view as I have, then you have truly found a gem! I love the fact that I can look out my window or walk a few steps outside to enjoy the beauty and serenity of the beach. It was definitely the location of this apartment (intracoastal view) that sold me. I was not expecting anything spectacular in terms of the inside of the apartment itself because I got one in phase one which I think was built in 2003. On move-in day when Evon, the leasing agent opened the apartment door to give me a walk-through, I was literally blown over!! The apartment was beyond what I ever imagined! They had done a complete renovation; it was like walking into a brand-new apartment. Everything from the flooring, to the paint on the walls and light fixtures was perfectly designed with a beautiful “modern” look. Fortunate for me, the prior tenant had been there for many years so the apartment was due for upgrades. All my appliances were New stainless steel (I couldn’t ask for better). Both appliances and fixtures were good brands and not the bottom of the line basics. I love my apartment; It is by far the best unit I’ve ever rented. It has that forever HOME type feeling. The neighbors are nice, and I like the fact that it is a multi-cultural, closely-knit community. Olen Living Inc., if you ever decide to sell the units, I’m going to be one of the first in line to sign a contract. Not a nice place to live, management is horrible and they flip flop on decisions. Parking is horrible. Management recently thought it was a good idea to move jet skis to a part of complex where parking is very difficult to begin with. If i could leave zero stars i would, do not move here with your family you will regret it almost immediately.
After one year of living in a manatee bay I have to admit that it is no. 1 place to live with a family. Service and office people are great super friendly. Thank You Manatee Bay for everything
I lived at Manatee Bay for a little over a year. We lived in the Phase 2 buildings in a ground floor 2 bedroom, and were the first tenants to ever live in our unit. It was really nice to live in a brand new unit, however the craftsmanship was quite shoddy. -Several times we had shelves inside the kitchen cabinets come crashing down and nearly ruin our belongings. -The A/C didn't distribute properly, so our master bedroom was significantly warmer than the rest of the apartment at all times. -Our car was broken into right outside of our front door in December of 2015, and after walking into the management office twice and calling twice, we were never contacted by a manager to discuss the incident. -Every time our upstairs neighbors' front door closed, it rattled our whole living room wall. -They promised nightly security to roam the property from 9pm-5am, however very rarely did I witness any security on the premises at all. -The entrance gate would remain open sometimes all day and all night long. It was a good temporary home for us while we were new to the area and looking for a home to buy, but due to the trouble we dealt with, I would not recommend Manatee Bay to a friend.
Beware of property. Between last week of June 2016 and first week of July 2016 , 8 cars were broken into. 2 cars were stolen. Management does not tell you when you sign your lease agreement. Make sure to get a police report from Boynton Beach police department for all the instances happening. Public info request. The place looks gorgeous at the beginning but with all break ins and stolen property management lies about what's going on inside the property. Horrible accounting. They tell you that you can pay your rent online with a credit card but then charge you a 3% fee. Not in the lease agreement.
I moves to Manatee Bay after living in my previous home for over 20 years. I was nervous about living in an apartment community, but this is home! It's like living every day at a beachfront resort. It's beautiful. It's a quiet, peaceful environment. The people and the management are friendly. I could see myself living here for years.
If you love the intra-coastal waterways in South Florida, this is the place for you. A heated pool with breathtaking views, a nature trail that takes you back to Al Capone's days! This apartment complex was built on Mr. Capone's property as it was his favorite place to smuggle in liquor from the Boynton Inlet during the prohibition days. Peaceful, serene and just the place to make you feel as though you are on vacation permanently amidst a tropical paradise.
this is a nice apartment right by the beach close to stores and restaurant, staff are very nice never had a problem and the neighbours are friendly.
The layout is great and the kitchen is great, but the AC doesn't distribute throughout the apartment very well so half is always cold and the other is very hot. I had some maintenance issues in the apartment but the staff fixed and responded very well.
I've rented many apartments over the years in Boynton Beach. Manatee Bay is by far my favorite. The location speaks for itself. It is right on the intracoastal with beautiful amenities and scenery. To go down and relax by the pool or on the private beach , feels like a little getaway. A nice escape from our busy, daily lives. The apartment itself is very spacious. The floor plan is comfortable and very well organized. I have plenty of space for my "things" with the front closet and a lot of cupboard space. I do hear my neighbors at times, but not too often. There are no assigned parking spaces which sometimes can work in your favor, and others...not so much. Overall, my experience at Manatee Bay has been very good. It feels like home. It is home.
