The Parmer neighborhood is about 10 miles northeast of Downtown Austin and nine miles from the University of Texas at Austin.

Property Ratings at Mandalay Apartment Homes
We have lived here 4 years. And have decided to extend our stay. Because its a great place to live. Management is just wonderful you can actually have a tenant landlord relationship. The new owners take good care on the property. The apartments have been upgraded with stainless steel appliances ceiling fans in the bedrooms. The grounds are also well kept. You can have all the perks in one place. Storage units and reserved parking spaces if you wish. A gated community.Its a family friendly place a recreation area for the kids. For family time you can go to the pool and B-B-Q under the shade of the oak trees. Overall we have never had any problems. We requested the air filter change in our apartment it was done right away. The location is just right easy access to I-35, Tech Ridge hardly has any traffic the commute to work is easy. Shopping centers with in walking distance a mile at the most. Have HEB , JCPenny even Walgreens. Not to mention the bus stop in front of the apartments in case our car breaks down because you never know what life can throw your way. Nope we are going anywhere if we can help it. Don't know if I should tell you anymore you might want to move here, if you do just be a good neighbor. If you come with a man's "best friend" just use the bags provided to scoop the poop.
This place has become paradise ever since the new ownership and management people took over this year. They are absolutely AMAZING and helpful. You can tell customer service is their specialty for sure. The landscaping looks like a tropical paradise, especially with the Las Vegas resort style pool. They are upgrading our apartment and doing tons of work to the property. Maintenance replies pretty quick to whatever needs fixing, much faster than last management. Would definitely recommend this place.
Nice place but started to become a bit ratchet before I left. My place started to mold and they just covered it up with caulking. They charged me for it when I left the property and for a bag on hangers that was left. I cleaned that place better than they ever could then they turned around and hit me with a 400.00 plus charge. No negotiating when they should have eaten half that cost. TOTAL RIP OFFS..

The leasing office takes time to get to know you and treat you with respect. I have had nothing but good experiences with them. The apartment exceeds my expectations. It's just what I need as far as size and price. The complex is in a good area, close to shopping as well. They get to any maintenance issues within 24 hours. I would recommend this complex to a friend.
I love this complex. The grounds are amazing, the pool is INCREDIBLE, and the employees and grounds crew are very friendly. While the grounds are breathtaking, every complex is going to have faults. When I first moved in, my non-smoking apartment smelled very heavily of smoke. Unfortunately that smell has never quite faded. I have, however, gotten used to it. The apartments are very nicely done. Hardwood floors, light wood cabinets, and washer/ dryer hook ups in unit. Any work order I have ever had to put in has gotten taken care of that day. My only real problem I have with this property is that some of the policies that are in place are not reinforced. There is a nightly quiet time past 10pm but it doesnt seem that it is ever regulated. The windows and walls are just so thin that you can hear every sound from outside. That is really my only complaint. But Im sure if I were to talk to the employees they would do anything they could to help. They are great. Definitely a good place to live. There arent a lot of families with young kids here, but it is very dog friendly.
