Absolutely love it here! Staff to include maintenance staff are all professional and nice. They keep the complex as clean as possible and they just renovated the gym about a year or 2 ago and but in new equipment which is nice.

I have no complaints about living at Mandalay Appartments Community. It's a safe, tranquile and great place to stay. Besides, great amenities are available, schools are close by, repair shops, shopping facilities, beauty salons, etc are also near the community. You have to check it and live there to experience it. The appartment divisions are spacious and the layouts are attractive. My experience with Mandalay Appartments is great.

this is without a doubt the most pleasant experience i've had in an apartment complex. every leasing agent in the front office is so kind, efficient, and knowledgeable-- there hasn't been an issue that's come up that they haven't been able to help us with. the two apartments we've lived in so far in this complex have been very clean with very minimal dings upon move-in (and if there's something that does need fixing, the maintenance team is always on top of it). the pool is beautiful, the valet trash is always efficient, and the leasing office prioritizes safety (installing speed bumps, keeping up with maintenance of the front gate, etc.). it's a very quiet and safe neighborhood despite what you might hear about the area. i fully recommend as a resident since july 2023!

The apartment is a great place to live, both interior and exterior is excellent. The management teams knows you by name, treat me with respect and courtesy. The rent is affordable compared to other apartments in the area.

The apartment is beautiful with wonderful people but the area is getting worse and worse by the day and it has mad me uncomfortable. If there was more of a twilight police presence Id be comfortable but right now not really

The staff are very friendly and helpful. It's also a quite safe place to live. The pool is very big for you to enjoy. The gym has all I need to work out daily. I would recommend because the moment you walk in the office you feel that your are welcomed.

So I have lived here 6 years going on 7 now and have to give an update to my initial review. To be objective let me start with what the complex gets right. Staff - The office staff is pleasant to work with. The are friendly and they are as helpful as they are allowed to be. The are overall professional and care. Maintenance Team - These guys do great work and get most issues resolved quickly. They rock. Landscaping for front half of complex and pool area - is well kept and looks great. Pool is maintained well also. Package Room - They have an on-site package room for receiving packages which is nice. Now for what they do bad. Parking - This complex doesn't tow. Their official tow policy is they will sticker your car and if it is in the same exact spot 30 days later they may tow you. So what happens here is people park their car taking up two spots, park in handicap spaces or the loading zone area of a handicap spot, even in assigned paid for at extra cost covered parking. You will not be compensated in any way of a person parks in your paid spot either. Parking is tight in the complex as a warning. Drug Use and it's accompanying smells - the complex has a growing number of drug users which will gather up and smoke in their apartments. The smell will very pungently move through the vents and you too will get to enjoy what they are smoking. The manager will give you a boiler plate reply apologizing and stating their courtesy officer will patrol more. Be ready to be comfy with your new house scents. Increasing Crime - in the first 5 years I lived here there were 3 crime notices. In the last year there have been 6. From car break ins to domestic violence. Trash issues - This is two part issue. So the dumpsters frequently have trash strewn about them due to people being lazy. This wouldn't be a big issue here or shouldn't be since we have valet trash. Except the valet trash doesn't pick up your trash on the days and times it is supposed to. Now if you complain they will tell you they will talk to the service about it. You will not be given any refunds for this and the current lease addendums don't include a refund clause or right to back out due to not getting what you pay for. Be sure to ask for a ride modification so you don't end up in a tough spot like I am. So final summary - more problems than good and an friendly if impotent staff to enforce things.

I have been living here at Mandalay at Shadowlake for 3 years and I love the location, it’s quiet and always clean.I feel safe especially when I exercise at the gym or walking around the apartment complex.

I first of all salute the warmness of the leasing team. The team makes you feel home before you're home. The leasing team provides you with relevant information about the apartments and offers you a tour to the apartments, which is key in driving the decision to rent. I and my family enjoy the sense of safety, security and feel accomodated properly.

Their staff never check and reply emails to their residents. Checking emails is essential and basic work but they don’t even care. How you think if you’re needing assistance and they abandon/ignore your emails ? That is unacceptable!

Mandalay at Shadow Lake is a good community to call home. I just signed on to my second lease and I am pleased with staff and the up keeping of the apartments and grounds. I love how the staff communicate with you about everything through email and phone calls.
