I am a 9-year resident and I have never lived in one place that long, however this is a quiet community and in 9 plus years I have had no bad experiences living here, quiet, clean, beautiful community. The HOA takes care of the property and looks amazing. The rental office team are awesome. Great location at the end of 4th Street with walking paths to the Bay. YOU WILL LOVE IT HERE!!

In the time that I've rented at Mandalay, things have gone down hill. The leasing office/staff is unresponsive. They're happy to get you into an apartment, but if you have any questions thereafter, good luck. If you move here, better hope you never need to file a maintenance request. No matter the urgency or damage, it will take weeks. If you stop by the leasing office, the bored girl at the desk will tell you "maintenance knows" about your ticket. She'll also remind you that you're not the only one with a request in. If you email the leasing office to follow up, don't expect a response. There is zero accountability to the staff at PSDM. Rent prices are increasing in St. Pete, and PSDM is benefiting from the simple fact that they have apartments in a desirable area. PSDM has no business increasing their prices to market value as they employ staff who simply don't care that residents call this community "home."

0 stars if possible. Simply put, the front person representing the property. I found no reviews for 2021, so here is one based on first impressions. I called for INFORMATION. The girl in the office offered no pleasant greeting other than to sound bored.,Upon my request she immediately began to repeat that she didn't have availability,meaning presently, even though I explained I was looking for 3 months from now. No matter how I phrased the request, it was answered with there was no availability. I went into the office about a week later. I was greeted with the same almost sullen voice and no smile. I asked for INFORMATION. And so began the same nonsense as I'd gotten on the phone. I had to specifically ask for a brochure, floor plans and a fee sheet. First impression: if the office is going to argue with a perspective resident, she probably argues with tenants and staff. This means she probably doesn't take care of her residents pleasantly or in a timely manner. I chose not to even consider renting here and I certainly will not recommend this property.

This is everything I’ve experienced here while being at this apartment… I would like to get reimbursed from the issues I have had. 1.) when I was moving in I was told I had a 2 bedroom 2 bath over the phone, I get there and see a nasty run down 1 bedroom and 1 bathroom apartment and quickly said no, then I settled for an “updated” 1 bed one bath and was told July I would be able to move into a 2 and 2 bedroom apartment. I called in July, left 2 voicemails and still no response… 2.) The mailbox key doesn't work, and still doesn't work.. I have emailed twice to get this fixed to the business card I was given 3.) On my move in day I had a friend with a truck that was moving my stuff and got towed while parked there for an hour and was charged $150 to get it out 4.) Before leaving for vacation they had a major water leak from the 3rd floor to mine, that was October 17th and your contactors working on the rugs could attest to this. This has still has not been looked at and on Thursday will mark 2 weeks. I can't even go into my apartment because of the mold and musty smell I have really bad asthma and I cant even go into my “home” this is absolutely ridiculous 5.) walking out my door I see caution tape and look up the ENTIRE roof is falling down... and on Thursday will mark 2 weeks for this as well. 7.) Gates never work and that’s a huge reason I picked this place so I can feel safe 8.) Random $50 fee came onto my bill for maintenance the same time my A/C wasn’t working….. are you kidding me? 9.)THE FIRST MONTH I LIVED THERE THE A/C WENT OUT AND DIDNT FIX IT UNTIL ALMOST 2 WEEKS LATER.... you “maintenance” workers still hasn’t collected the wall unit if you need that for evidence as well….. This place is the worst, there was someone moving out yesterday by me and said the same exact things, NO ONE HERE CARES…..
The worst apartment complex I have ever had the misfortune of working with. Their office hours are unreliable (different than what’s posted online is what I was told...okay then fix it...), and even if they are “open,” no one is in the office. I waited for someone to show up, no one did so I called and left a voicemail. No one returned my call, and so I called back and finally someone answered. I got ever excuse in the book as to why they were unavailable. The person I spoke with was so unprofessional, it was mind boggling. I understand she probably has very little control over most things that go on but...still. Business lost.
I have lived here for 3 years and find this place to be convenient, quiet and safe. Dominique and Melissa are very helpful. Ruben works very hard keeps the place looking great! Mr. Juan Mendez, the maintenance supervisor for this location and Bridgewater has been very helpful in resolving any of my needs. He is very courteous, hardworking and oversees this location and Bridgewater, as the maintenance supervisor.

I was so hopeful when I moved in but the management is awful, especially the new group who has taken over. I would not recommend - I am moving out ASAP. They tow cars constantly (it's gated so everyone in the parking lot lives here or is visiting). When they changed management and sent out new parking stickers my car was towed the next day before I got mine. Management is getting a cut from this clearly. Mold in the apartments, unresponsive management to maintenance requests. Months of complaining/ calling the office to try to get someone to get rid of the mold (from leaky pipes- not from anything that is my fault) and no response. No one in the office ever answers the phone. DON'T RENT HERE!!

I moved into Mandalay on 4th two weeks ago and so far it has been a terrible experience. Right when we moved in there was already issues with the apartment. Two out of the four blinds were broken and the gate keys to get into the complex were not available. Also, we were never given any information on the codes for the gym or laundry room, what our mailbox number was, or even how to use the internet portal to pay our rent. If you call the office, there is a slim chance that anyone will even answer the phone. After the first few days we discovered that there were multiple other issues. The dishwasher was broken, bathroom sink was broken, there was an issue with the flooring. They advertised that the apartments had all new cabinets and appliances, but in reality they only changed the cabinet doors and the flooring inside the cabinets were dirty. I called the office multiple times to put in work order request and was told that someone would come by at the end of the week. After multiple phone calls and finally escalating the issue to management, it turns out that there is no maintenance. So do yourself a favor, and do not live in this community.

0 stars if possible: 1) I moved across the country with months of notice and the apartment was not ready until 18 hours after the agreed upon date. 2) My shower was broken and it took 3 days for them to fix it. I have emails to maintenance for proof. Maintenance would regularly "close" the ticket without ever visiting. 3) The office never answers their phone. Give them a call and see for yourself. Your odds at getting someone who works there are as good as winning the powerball. 4) The deposit was changed multiple times (pictures available if wanted for proof) and again changed upon arrival. 5) My deposit has still not been returned after multiple attempts to contact them. They are over 120 days late. They mailed a letter stating it would be returned at the 60 day mark, but I have yet to see it. After contacting them I was told I would be provided with updates to which I never was. While my deposit is a small amount its silly companies like this get away with it. I've contacted my legal group and will be taking action. Avoid this place and save yourself the headache.
I'm sure year's ago this place was nice. I lived there for a year from 2016-2017 and it's the worst housing experience I've ever had. I'm in the military and move a lot. This is by far the worst apartment ever. Even the base housing worned me about it. Things never get fixed, management is never around, people have stuff get stolen. Talking to others that lived they all hated it too.
Mandalay on 4th is a great place to call home. It is clean, quiet and aesthetically pleasing. The community amenities are easily accessible. It is close to all major highways and shopping needs. Moreover, it is a safe environment. The Property Agents are courteous and attentive. All of my experiences have been extremely positive. Ms. Terria went above and beyond to ensure my move went smoothly. Every question was addressed quickly and efficiently. I truly appreciate her responsiveness! I've never felt more welcome in a community. I enjoy the comfortability of my unit and its surroundings. I feel like I am in the tropics. I couldn't have made a better choice for the price. I would recommend Mandalay on 4th to ANYONE without hesitation!

It's been a couple of months since my roommate and I have moved here and so far, we love it. The rooms are very spacious and have lots of closet room. The living room is also very spacious. The people working at the leasing office are very attentive and responds very fast. Any request for service also are done very fast. The only complaint we have is the amount of ants roaming around. If we are not careful, the ants will make their way in to our apartment and lots of it too. There is an extermination service that comes upon request every friday however, it doesn't really make much of a difference. The pool and the gym are very well maintained and overall the area is very nice and calm.
Nice area, professional staffs and fast services when need it.
I love to live here every one is so great and I feel safe here
Mandalay on 4th is a great place to live if you want quiet that is still close to the hustle and bustle of the city. Not a fan of living in a place with children everywhere, then this is your place. There are very few children, but there are a lot of dogs and 3 bark parks to accommodate all the little fur babies. The management staff is easy to speak to but hard to find at the beginning hours of the day.
