This is a zero start rating ! My experience at manor house hasn’t been pleasant majority of my stay ! Let’s start with the horrible valet companies that like to wreck your car, steal, or take 45 mins to bring down your car. All luxuries aren’t a advantage ! Going on, before Covid I started to see minor roaches which I thought were due to all the move outs from evictions but I was able to treat them now the whole building was just inspected due to many complaints, all to be told that there is a cockroach infestation ! I now barely stay at my home I go over there just to pack up so that roaches are not in my personal belongings. I wish I didn’t have to believe that when I turn off the lights there is a roach party beginning in my tub, bathroom sink, kitchen. As a tenant you pay for pest control at properties but they definitely haven’t been coming to treat much ! Lastly the security of this place could definitely get a step up because there is no way I should see a homeless person roaming my building or even caught stuck on the elevator or even sleeping on the 25th floor as if they rent the couch ! I hope everyone can read through the lines and be aware that reviews of people that are not current tenants don’t count! I hope you are aware that also great tours can turn into a fake show because nobody will show you the bad before the good ! Please live through my experience and take your coins else where ! This is not the only place to live downtown but they definitely accept anyone as there tenants!

Notice that 5 star reviews are from 2015-2017 & everything since 2018 is 1 star? It's all about the management or lack of it. Harbor Group did a lot of cosmetic changes when they got here but they aren't holding up. And there were no changes to actual apartments. There are roaches everywhere. Mold. The hallways reek of pot. Arbitrarily enforcing the rules with illegal fines and threats. Inefficient thermostats, sliding glass doors that don't shut were tolerable when it was all bills paid but lead to obscenely ridiculous utility bills. It's really sad. This used to be a great place to live.

The Manor House leasing agent will show you amenities that at first look seem to be available for use but in actuality they're just for show. They say the pool is heated and is open 24/7. The pool is rarely heated and has been locked up for several months. Free WiFi on the 25th floor? Nope. Doesn't work. The business center with the 2 computers and printers looks good. One computer doesn't have a power cord and the printer hasn't powered on since September. The apartments used to be all bills paid but now they bill utilities by the size of your apartment not by usage. There are thermostats but they don't shut off when AC/Heat reaches the desired temperature. Either it's on or off. There is mold The property managers are dishonest, evasive and vindictive.
This place is has soooooooooo many roaches it’s disgusting. The elevators are always down. The new management is really rude and nasty to residents who live there. Please look for another place for downtown living this isn’t it!
Apartment full of bugs, management companies switched and the new company puts fraudulent charges on your account when you decide to leave. I moved to the apartment in June, I never got a full copy of lease except the signed page, never had online access to pay rent so I gave the management company a notice to leave when lease expires, New company took over and said they don't have a notice and charged about $3000 on my account.. bugs problem never got fixed for the whole term.. roaches
The staff made it so comfortable and convenient to live there that it is the only place to consider downtown. Great views and floor plans that make living easy. Very well maintained and very responsive to requests. Parking staff are amazing. When new staff comes they are just as great as the previous staff so you know it is very well managed.
I've lived here three years and love it. Parking for guests is my only complaint but that happens with ANY downtown apartment complex. I did extensive research when I moved to the city and Manor House was the best value especially considering utilities are included. Walking to work and avoiding Dallas traffic is PRICELESS. They actually listen to you when you need something or have an idea on how to make things better. LOVE IT!
For me its perfect. Rent is a little high and there are a few problems here but nothing major line the other residents make it seem. Like the elevators being down and everbody has to wait on one. Or its taken my entire lease to remodel the front Lobby. Other than that. I live downtown in a all bills paid highrise. Has a rooftop party room with pool, and a beautiful view of downtown
It is the most affordable place in downtown Dallas. Valet parking, roof top pool, work out room, great views, good maintenance, decent management. The apartment it self is quite nice, new appliances, granite counter tops, clean, safe. It is right in the middle of everything you could ever want. Very walkable area. This was easily the best decision I could have made moving to Dallas from Montana. It is great.
Have been living at the Manor House for 8 months and there isn't a lot to complain about. The views are amazing as long as you are on a higher level. I can see the omni from both my bedroom and living room. However, that is the only thing to brag about. I was promised updated appliances since before I moved in and its already been 8 months in- not going to happen. The front lobby is small and currently under construction for the leasing office. It is wonderful the utilities are built into the rent so there are no surprises with that. The walls are solid concrete so I rarely hear my neighbors. Very dog friendly and a wide variety of people here. It is a cheaper place downtown to live which is nice but you get what you pay for. Other buildings downtown are much more impressive with amenities and decor but rent is insane. This is a nice location and worth the price if you really want to live downtown.
