Management didn't show up for a scheduled tour, they even sent me two reminders beforehand. Tried calling several times and could not leave a voicemail.
Stay far away!!! This place is owned by Real Estate Equities. The level of neglect and crime here is astounding! This dump offers many amenities that simply are not available, yet they charge for them. When something breaks they give excuses and nothing gets done. This is by far THE Worst experience ever. If I could leave below a 0 score I would! This company and their property is a joke!
I just moved in and when I say it has been the worst experience of my life . The worst !!!! From management never giving me a parking pass for my guest when moving in and getting my guest vehicle towed ,the building falling apart and being a complete dump. Runn!!! I’m ashamed to even live here. It was so many red flags with even my application , deposit, office not responding , I should of ran but I figured it was new staffing it may take some time to figure things out.my apartment wasn’t ready to move in on move in day so I had to agree to one on a second floor which I didn’t even want. This location of the building I never even saw or I would have never done this. I’ve tried to bare with them but day by day it gets worst ! I’ve been stepping over garbage to get in and out the building which has a stinch so strong you will want to vomit !I was told I could have packages sent to office I guess not as this has changed so we have to make arrangements elsewhere.I go to do laundry for the first time to see loads of trash inside the washer and dryer . So many issues I could go on . Please run from this place no management and no property owners who seem to even care!!!!! Update air systems tend to go out so often and take forever to fix for it to only blow warm air its probably best to just purchase your own air conditioner. Laundry room flooded and tenets are destroying the hall ways . I do not feel safe here with all the drug activities and no management . I completely feel like I purchased a car from the car dealership and was sold me a lemon .
The elevator has been broken 4 times in the past month. The management forced upgrades couple years back. This caused problems for residents since people were in and out of the apartment fixing things almost for a month. Had to arrange everything in the apartment and then rearrange everything. The work was messy - had to request clean up. I still have a broken closet from that work which I asked to be fixed and they still haven't in spite of emailing for 2 years now. The management increased the rent by more than 100$ after the forced upgrade. The clean up after snow is very slow (takes days to clean up stairs). Me and my wife fell several times and so did some others in front of us. There are several old people who live in the building, and these are definitely not acceptable things. The website used for payments is terrible and doesn't work sometimes. Stay away!!
They're currently trying to upgrade the place so it looks nice, but don't be fooled it's only a mask, and not a very good one. The companies they've hired to do this work for them are shady at best and do inadequate work. This place will always be disgusting, especially the office staff and the company they work for. They will lie right to your face and tell you what you want to hear just so they can either get you out of their hair or lock you into a contract. They don't care about your wellbeing. They only want your money. Also, if you are weighing out the options and decide you can put up with it for the pool... don't. Trust me. Especially if you have kids. No amount of chlorine can kill the things that I've seen in that pool...
Do not rent from this entity. They decided to remodel (great, right?) but failed to tell the tenants we would have no use of our kitchen from Mon - Thurs (no sink, appliances & no way to make food.) Additionally, the shower was not available overnight & we were not notified of that either. Contractors & vendors continued to come & go even after the remodel was scheduled to be complete; I was not notified they would be entering. They even left my apartment unlocked all day until I arrived home at 8:30 pm. For all of this trouble, the corporate office is issuing no rent credits & instead stated that we should be happy that we are getting a newly remodeled unit. Renter beware, this company does not care about the well-being of tenants.

I agree with some of the reviews I have read. I moved in Manor Royal April 2015. I am moving out this year April 2016. 1 year stay is all it deserves. I had another apartment complex that I looked at warn me about this building. I should have listened. My initial experience was awful. That should have been a sign. Management double talked, lied, and were very unprofessional at times. Management changed and the next individual was better. I learned to just avoid the need to communicate to any of them. However, with rent I wonder where the upgrades are. The facility could use a facelift. The only nice thing is when a repair is needed it gets done. At times the building smelled. Yes, leaking pipes in the underground garage. Leaking on vehicles. Yes, mine too. Some of the tenants didn't attend to their pets' responsibly. They need to do better but as long as people need places to rent they'll still get tenants. Good luck is all I can say. Everyone's experience is different.
I moved to the manner Royal Apartments in April 2015. I truly lovGreat for the coste it here for a few different reasons. First of all, I am a single mom to a two-year-old girl and I have never felt like I wasn't safe here or anywhere in the neighborhood for that matter. Second of all there is free Wi-Fi available in the lobby which is pretty nice and the pool is also great and open year-round. I also don't want to forget to mention that you can barely hear anybody above below are next-door to you in this apartment which is saying a lot considering they allow dogs and there are a lot of younger children that live in this complex as well. The only issues I have ever really had is that my air conditioning doesn't work the best and it doesn't get below 75 and the closet doors are a little dated so sometimes they're a little hard to close but this place is so affordable those things are pretty easy to overlook. I hope this helps for anybody looking into renting at the Manor Royal apartments!
Know what your getting into here. Underground parking is smelly- water & sewage pipes leaking. Cars just recently being broke into. Hallway carpets especially on first floor are full of Mildew and Mold from massive water leaks. They let this water 'dry naturally'. HallwayCarpets have not been professionally cleaned in the 20 months except at the main entrance to go to the office. Side entrances are beyond filth. You will find animal feces in hallways and stairwell. Carpets are spot cleaned with a can of Spray & Vac cleaner at best. The trash shoots are so embedded with crud, that you dont even want to stuff your bag into the shoot. Black water mold embedded at the east of the pool going into the shower rooms. The Equipment in the 'work out room is never sanitized / srubbed down. There is no water pressure. They turned it down so that the pipes would quite springing leaks. Didnt help. Still springing leaks and geisers everywhere. Someone flushes the toilet in the adjoining apartment and you will not have any cold water. Manor Royal does not enforce the company that owns the washers and dryer to come out to clean them at all. Behind the washers and dryers there is so much lint that it is a fire hazard. They do not care about the cleanliness & appearances of their building. Both office managers live off site. Since they do not live there, they really do act like they do not care how the tennants at Manor Royal are living and what we are living with.
