My experience has declined since I moved in. The new management and all the additional costs is very disappointing. The other day I was locked out of the building due to a new entry system. Management should have done a better job of distributing key fobs before locking the doors.

I’ve lived here for almost a year and have loved it! Quiet and beautiful place to live. Very convenient location close to 76, and shopping. Repairs are done in a timely matter. Office staff are very nice. Just wish it were more secure

I love my apartment but I am unhappy with the cleanliness. The trash is everywhere. Valet trash does not consistently come and the large bins are not consistently emptied.

The appliances are outdated for what it cost to live at Mansion at Bala. After 10 years everyone should have the stainless steel appliances at no additional cost. Guest have to pay to park when visiting like they would at a garage. Overnight guest have to pay over $100 to park.

After moving in, the three bedroom two bath apt is the perfect size and located in a quiet area away from the City Ave 24 hr noise of city living. The parking is a problem for handicap, no reserve spaces. Also the secure entry of the gates to park and the door of your apt is AI driven. You must have a smart phone and lots of patience to get into the parking areas by app and no keys as backup. Limited spaces for guest parking in front of the leasing office. The gym and pool amenities are included in the rent. Parking on 6 levels is $100 a month.

Priorities are out of order. Cameras need to be installed to enforce rules. Painting the walls and new gym equipment shouldn’t have came before that. People take advantage of the lack of security here. I don’t know why I pay to park in the garage when the gate doesn’t even work and/or is ripped off by a resident. Maintenance team is great though! Apartments inside are awesome. Really cool set up.

DO NOT MOVE HERE! When I first moved here in August of 2023 everything was good until I started to have problems in my unit. This apartment looks nice but is cheaply put together and they use a lot of paint to cover up problems that already existed. There was a leak in my kitchen sink that would flood all over the floor. I was unable to wash my dishes and had to use the bathroom sink to do so which is very unsanitary. It took a week for maintenance to come out and attempt to fix the problem. I was told that I needed a while new sink and that someone else would come out to fix it and never did. I ended up finding the problem and fixed the sink myself. A few weeks after the leak, my kitchen sink completely detached itself from the counter top and fell. Maintenance came into my apartment and put metal poles to hold my sink up and put glue to connect it back to the sink. Til this day my kitchen sink is still not attached properly. When the issue was brought to management, they stated that it cost too much money to have the sink installed properly and everyone in the apartment building has metal poles holding up the their sinks. Another issue was the bathroom sink was being held up by a wooden plank and eventually fell too. Maintenance replaced the wooden plank with a metal pole. A lot of things in my apartment is covered with paint. I cleaned my shower with bleach and white paint came off. I cleaned my toilet and white paint came off. Management then told us that there is a rule that we are not allowed to use bleach to clean the apartment. So how am I suppose to kill bacteria ? I had water leakage in my ceiling in the living room and the solution was to cover it with paint. The last incident that took me over the edge was when my tub broke and the water would not turn off. There was no emergency maintenance information given to me prior to this situation and no one was on site since this happened on a Friday after the office was closed. My water ran consecutively heavy for three days straight. I had to go down to the office in order to address the issue even though I did submit a maintenance request. It took maintenance over a week to fix the issue. Management is very rude and unprofessional. Also with my time living here maintenance left my door unlocked several times and things were stolen. The manager told me that I should have made a police report and that they were not responsible for stolen items. Terrible place to live.

While the buildings are beautiful and have so much potential, they are so poorly managed that it makes it difficult to reside here. Everything from trash pickup to parking is a disaster here. Nothing flows seamlessly and the staff is rude and unhelpful. I have decided to no longer even complain when things are wrong to avoid dealing with the staff in the leasing office, which is sad. I have a number of unresolved maintenance tickets and at this point I’m just counting the months until my lease is up. Sadly, not a good place to live and a truly terrible resident experience.

There have been multiple break-ins in the last year and management does not take adequate responsibility to make improvements to provide a very basic level of security for the building and residents and instead places all the responsibility on the tenant to simply put deterrents in place for their own unit such as a home security system. I’m hesitant to even specify the egregious security gaps on such a public forum building for fear of increasing the security risk by exposing the specific security gaps. It already has a reputation of a lack of security so much so that police searched the building when there was a recent robbery because they thought the suspect could have easily accessed the building to hide. The maintenance staff is very friendly and genuinely tries but I do think the issues stem from poor overarching management from Winther Investments, a lack of proper funding for maintenance, upkeep and security. Honestly, just look elsewhere. I read a lot of reviews, some were positive, but it is not even worth the street and anxiety of fearing for my safety and well being. I’ve lived in many parts of Philadelphia and I’m more afraid living here because of the how this company is handles the security of the building.

I have lived in this apartment complex for several years now and what has struck me the most is the crazy high utility bills! My bills have been steadily increasing over the last few years. I have been paying $250+ for 1bed 1bath 700sq ft apartment. There have been times where I need to travel and live out of state for 2 months and my bill barely changed. What’s worse, my meter stopped working and I still receive bills with “metered readings”, when I confronted the company, they said to provide documented video evidence of this. After I provided them with pictures of the nonfunctional meter and they have now began to ignore my emails! Like the previous poster stated, I agree that the submetering company is involved in some shady practices. I also agree with previous posters who commented on safety issues/break ins/gate being left open and unattended, sewage backups especially on the first floor, the horrible package delivery system (just don’t do it, unless you’re ok with losing your package)! I give this place a star for the actual apartments, they are pretty spacious and well designed. I like my actual apartment, and the free garage parking, when you can find a spot, is nice. However, the above mentioned issues have made my stay less than ideal!

I can't believe how quickly this place has gone downhill. Here are the bullet points: 1) Do not get a first floor apartment. Your drain will make loud gurgling noises and expel a foul odor. That's a warning that sewage will eventually back up into your apartment. 2) The security gate is always broken and the security guards they hire don't show up or are often asleep. We just had a break in last week, prompting this review. This is not the first break in. 3) Because the gate is ALWAYS open and there is no assigned parking, people's guests steal all the covered spots in the garage. 4) Management just had to get rid of a big dumpster because it was too expensive to upkeep. So there's a pile of trash where that dumpster used to be. 5) Package delivery is a free for all. Residents have had packages stolen, especially when management decides to close early. Delivery drivers just leave your packages unattended on city Ave. Pretty much everybody has free rein to enter the building except delivery people 6) There is something shady going on with the submetering company that management refuses to address. Utility bills have gone up a ridiculous amount although the cost of a KWH is cheaper. Many residents believe there is cross meter going on. Prepare to pay 400-plus for one month of power in the winter. 7) Management is nasty, passive-aggressive. Corporate is worse. A resident's only recourse is to leave reviews like this. If you like trash, floods, crazy utility bills, theft, and parking in the ice and snow, then this is the place for you!

I’m a student at St Joe’s and mansion at bala was a perfect location close to campus I’m a big work out person so it’s great that i can get up early go downstairs do my morning routine in the gym and never even leave my apartment, it’s very peaceful i can always get my school work done and when i need to make copies i can run to the leasing center and go to our business office lovely place to live!

Horrible complex. Management is awful. They do not address issues timely at all. The pool was not usable for almost the entire summer. It’s dirty, smells bad in the hallways. There are constant break ins and robberies management does nothing about it. Rent at your own risk.
They have one months rent as advance for which they are supppsed to send the Cheque with in a months time of vacating . It's been 2 months that we vacated and have been following up multiple times . Each time I had to tell my story from the beginning and every time they assure of releasing the cheque in 2 days . They keep on giving some lame excuses everytime. No body takes ownership there to resolve the residents concerns .
