Property Ratings at Mansion Grove
There are serious soundproofing issues with the floors. We live on the 1st floor and were prepared for some noise from upstairs, but it's much worse than anticipated. We hear every footstep from our upstairs neighbor and can even hear their conversations at some places in the bathroom. What is worse is that: the floor right above our bed is extremely squeaky and makes very loud noises when our neighbors walk on it. To describe how bad it is, we have been woken up by our neighbors almost every morning, and we can even hear their movements on the bed (how crazy is that??)!!! We then contacted the maintenance team, and they inspected our ceiling (the upstairs neighbor's floor), confirming that it does need repairs. However, it's been four weeks, and we haven't heard back. We're still being woken up around 6 a.m. and can't fall asleep until after midnight. For anyone considering this place, especially on the first floor: save yourself the stress and look elsewhere.
CONS: -Mail theft is an ongoing problem. -Security cameras exist in parking area but are spray painted over, and have been left like that for months. -Rat problems -Constant drone of leaf blowers makes working from home unpleasant. -LEASING STAFF (front office) is the biggest problem. They are often unhelpful, dismissive, rude and/or simply refuse to take responsibility for issues (think Comcast customer service). -Examples - EV charging spot parking is not enforced, often occupied by cars just parked and not using chargers. Contacted office, they said there is not much they can do other than leave notes on peoples cars and hope they move (obviously they could do more but they chose not to). - Card reader laundry machines were replaced with new machines controlled by a cell phone app, but the machines are in a concrete structure with no cell signal so they can’t be started. I contacted the office, they said to just wander around the complex until I get a signal as that’s the only way to pay then go back and push start on the machine. Its been months and the issue is not solved. - Mailboxes were replaced a number of years back and the new ones did not have an outgoing mail slot. Management said there was nothing they could do. ~10 years later I still can’t mail a letter from my building because there is no outgoing slot. PROS: -Maintenance team is responsive and great to deal with (in stark contrast to front leasing office). -Lots of mature trees
Came from a residential landlord that was horrid. Mansion Grove staff are incredibly professional, timely and efficient. Service requests are solved quickly and effectively at no cost, staff respond quickly to inquiries, and the entire neighborhood is maintained excellently. In addition, the apartments are all clean and SUPER soundproof. I've lived here over a year and have not heard my neighbors ONCE! (I live on the top floor). The apartments are spacious and well furnished with great amenities and courteous neighbors. As long as I pay my rent every month, nobody bothers me. 10/10
We just moved into the apartment complex and needed maintenance to look at some things. First off, Fernanda is super sweet and helpful with our questions and concerns. The maintenance professionals, Miguel and Jose, were incredibly respectful and amazing at addressing any issues we had. Thank you guys for the pleasant experience.
I am living in the Mansion Grove since last December. Unfortunately, my life here has been quite stressful so far. We got flea bites right after moving in, and I requested pest control. Surprisingly, however, it took 12 days to get the first pest treatment, and we were terribly beaten during the time. My two-year-old son got miserably many flea bites on his body. It was heartbreaking to see him scratching his body in pain all day. Of course, he was not the only one. Myself and my wife got more than 50 bites on our bodies. As we took first steps in this home, we were very disappointed with cleanliness. The carpet was not only smelly but also contains plenty of dog fur. It made us think that these unclean move-in states caused bugs to live in the carpet, although Manager Brian mentioned "we walked your home prior to your move in and signed off on it being pest free." To make it worse, the management team's service/handling were poor: * 1/3/21: I submitted Service Request for pest control. * 1/4/21: A maintenance guy came home. I showed him a dozen fleas-bites on my legs. He found what he thought, a dead carpet beetle. He brought it to Manager Brian. He said Brian thought it was just debris. The inspection was scheduled 4 days after: on 1/8/21. * 1/7/21: I emailed manager Alan with attachment of videos of fleas. Alan responded that "both insects do not leave bites fortunately but maybe this could be an allergic reaction to something as well." However, as I showed the same video to the inspection guy on 1/12/21, he instantly said it is a flea. So, Alan did not seem to show the video to the inspection team. If he did, we might not have needed to wait the long days for inspection to be done. * 1/7/21: carpet cleaning was scheduled on 1/9/21. * 1/8/21: The inspection was not made as scheduled. Nobody came without any notice. * 1/9/21: The carpet cleaning was not made as scheduled. Nobody came without any notice. * 1/12/21: The inspection was finally made. As I mentioned above, the inspection guy confirmed that the bugs captured by my video are fleas and pest treatment is needed. * 2/5/21: I let them know we still had flea bites. The second treatment was scheduled on 2/8/21. * 2/8/21: Nobody came without any notice. Although a service concession was paid for this missed appointment, it was THIRD no show within a month.
Worst termination experience ever. The management is not helpful and will only treat you well when you first go to them for renting. Once you leave they don't treat you well anymore. On top of this their customer service people don't know how to talk to people. One lady in their team talked rudely to us after we moved out. Even though its a gated community there is no security whatsoever with frequent break-ins, packages stolen, car stolen etc etc. Security was the major concern for us to break the lease and leave the place after staying there for just 3 months. Their termination policy made our experience even more worse. Would not recommend this place to anyone!!
Would've given zero stars if I could. Apart from everyday problems like losing your important packages every once in a while, safety issues (don't get fooled by the gated community), and sluggish management, I am frustrated by their lease termination process most. It costed us more to stay in their apartment than staying in a nice airbnb for the same time. Worst lease termination policy and on top of that they don't write it in the lease and the worst part is that they don't even tell you transparently how much you owe and you just suddenly get a notice that you owe a few thousand dollars extra. This kind of thing happened twice in about 3 months of our stay. To spare everyone's time for the full story here's the short version- 1) We enquired about lease termination and specifically what we'll be paying. 2) Mansion grove's manager replied with two options with 30 days notice, either pay two months' rent or pay until there's another tenant. We calculated our expense and went for the option of paying two months' rent. 3) After we moved out, we get a total bill which has two months' rent and an additional charge of about $2000 which is concession chargeback which they didn't mention once when I was talking to the manager over emails (not even phone). 4) When I brought up this issue to the collection manager over the phone, she was very rude and I just wandered that they are super sweet when selling their apartments and they just flip the switch when we move out. Anyway, the management said we signed that we would owe that much if we opted for the termination and we now know that never to take word over email. The second instance is related to when we were moving into the mansion grove, the person who was working with us told us that we would get a referral bonus ($500) if we got a referral from a friend but later only our friend (who referred us) got the money and we didn't. The management didn't do anything at that point also. Overall, disappointed with our decision to move to Mansion grove and learned a lesson that never to take word over email and read every word we sign.
Security is fake here. It's a "gated community", but people frequently tailgate into the "secure" area. Locks are regularly broken and not maintained. Recently, many mailboxes were broken into - it took 3 weeks to fix. Entire cars have been stolen and bikes have been taken from 3rd floor balconies. As far as a I can see, there's been no actual increases to security, despite claims to the contrary. I've been trying to reach Alan (director, MG) to talk about covid issues and been stonewalled for 3 weeks. They're good at processing pool/spa appointments but bad for just about everything else. I'm considering breaking lease and even if not, to move out next year.
Pros: 1) Beautiful landscape, lots of greens 2) Good amenity, pools, spa, gym, tenis field 3) Very close to parks and Safeway 4) Security camera 5) Pools are still open during pandemic and are reserved only to keep the social distance. 6) Rent doesn't increase during the pandemic 7) Amazon Hub (if it works) Cons: 1) Noisy lawn mowing and leaf blowing every other morning. You get woken up at around 9AM even with earplugs. 2) Busy airplane noisy in the early morning about 6AM and in the night about 12AM. It is under the San Jose Airport pathway. Flights are particularly busy on the weekends. 3) Not enough parking space if you live on the Park Views Dr. side and have 2 cars. 4) 20% of chance your packages will get stolen during this pandemic. 40% of chance you can't find your packages. Mailman don't deliver to the door anymore. The community lost about 5 packages per day at the peak. The management are not helping too much. 5) Cars got breaking in, and a car got stolen! 6) Prometheus usually won't return your deposit after you move out
We paid a deposit at the time of move-in. They made out a check that never reached us. After two years, we find out that that there was such a check. Now they fail to take responsibility, although the encashed version of the check clearly has someone else’s name on it. They have shrug their shoulders, setting us back by 3000$!!!!
I assume you if you rent here you must be rich and stupid. fyi you basically paying 3 house mortgages if you happen to just work near home. over price apartments!
The each building has ~30 apts share the entrance, and all are very close. You hear loud music and all kinds noise starting 6 am. Maintenance are not well, water are leaking. The manegment treat tenants horribly when tenants move out. They withhold the deposit for ridiculous reason, and act very rude. We will go to Better Business Bureau to file complaint. I would give no star if I have the choice
Pros: 1. Big community, lot of greenery and they have basketball and tennis courts. Cons: 1. Most of the time gym machines don't work (they just place "out of order" note on top machines for like 2-3 months ) 2. NO security cameras in the community. 3. People's stuff gets robbed all the time from their patios and common laundry rooms like bikes, laundry bags etc. 4. Break into apartments and cars happens a lot, there was an incident of gun point mugging in the parking garage and Police couldn't do much about it because there are no security cameras. 5. Rents are too high.
Very very old apartments, lots of maintenance required (Mansion Grove does the maintenance, but it's still irritating). But at bright side, location/community is amazing. Very good jogging track and a garden in close vicinity. They have gym, pool, tennis court, basket ball court in community.
Located in Rivermark, right on Guadalupe Trail, near Levi's stadium. Great management, great amenities. Beautifully landscaped.
The staff is nice and helpful when needed. They will go out of their way to help.
