Property Ratings at Mansion House
I have lived here at Mansion House, Apartments since February, and I love it here! Everyone who works here is super nice and helpful when needed! It’s very close to Riverside and downtown too!
I have a little over a year living at this property and have enjoyed the chill vibes in and around it. The east side of the property has great views of the Tulsa skyline and is surrounded by large trees that provide a lot of great shade. The Riverview neighborhood is quiet and in close proximity to parks, bike trails, DoubleShot Coffee, restaurants, and nightlife at The Mercury Lounge. The amenities are fantastic too. The gym is huge with plenty of cardio machines, free weights, and yoga and spin rooms and they're all well maintained. The yoga classes are a nice plus. The pool and grills are also in great condition. The movie room, social rooms, and lounge areas are clean and comfy. Maintenance is quick to respond to any issues and they're diligent about pest control. Their community portal makes it easy to submit and track maintenance requests and to make rent payments. Use of laundry facilities wasn't free before, but now it is, and I hope it stays that way. Staff is friendly and accommodating. The apartments are plenty spacious, balconies offer great views, and all the appliances work just fine. On the down side, there are a few minor issues. The AC units are probably as old as the building so they are not efficient, which translates to high electricity bills during the summer. The fire alarms are very sensitive. The general areas like halls and stairwells are showing their age as well. Sometimes TV's in lounge, gym, and game rooms don't work or don't have remotes available to change channels. Lastly, the property makes you pay a monthly fee for a package concierge service that Amazon and many other delivery providers often refuse to use; instead, the providers circumvent it by just dropping your stuff in the shelves in the storage room.
The building is quiet yet everyone is very friendly. Beautiful view from the balcony and amenities are great. The pool in the summer is A++. The ladies who work in the office are friendly, helpful, and always available. Couldn't say better things about the management, property, or unit. Very happy living here!
I’ve been living here for 6 months now and to be honest i absolutely love it! Jodi, Megan, and Jen are all amazing and make the vibes sooo amazing! The apartments are very quiet everyone is friendly and it’s overall been nothing but great living there!
I have lived in the property for over a year, and absolutely love it! Maintenance and Leasing teams are amazing and take pride in the property and take excellent care of the tenants! I highly recommend taking a tour!!
So far so good! Been here a few months and only issue ive had that wasnt handled was my ac! Definitely enjoy my space!
The ladies in the lobby are just wonderful and amazing to work with and they are a blessing to work with you if you have any questions or concerns about anything.they get address on point. The place is always smells great and is always clean

Staff is friendly and prompt to service request. Well managed property.
They are more proactive and communicative with requests or issues. I had an issue with my A/C in the middle of summer and it was fixed and replaced within 48 hours, at no extra expense to me. The staff is super friendly and the tenants are equally as.

With all the available apartments priced low to high..this is by far the best apartment I have lived in. The ladies in the leasing office are so helpful. Almost like having my own personal concierge service.

My father and I have lived here for 2 years now. The staff is excellent and the maintenance spot-on. If I have any needs the agents are super quick to respond. The social lounge is a quiet place to sit and read, meditate or have an small meeting of my friends and groups.
PROS: Friendly/helpful front desk staff, nice apartment balcony and view, convenient location close to downtown, awesome movie room, and maintenance is prompt to respond to issues. CONS: They do not thoroughly check units for issues before new residents move in (have had maintenance issues every week for first 2 months after moving in). One of many issues was water seeping out of the bathroom floor, which they partially fixed (leaking toilet), but failed to realize for many weeks that the water heater outside of the unit was leaking into my bathroom floor as well. Had to speak to the property manager who had to call a more experienced maintenance person that finally took care of the problem. They don't have enough covered parking spots- be prepared to wait for a long time to get a carport. I had to join the wait list (even after 3 months I'm still at the same spot on the list despite many people who have moved out). Several residents I talked to have been here over a year and still don't have a carport. Noisy train nearby at night. Very expensive for a studio apartment (can get nicer and newly renovated studio, 1- or 2- bedroom units with covered parking and washer/dryer in unit for similar prices in Kansas City or Oklahoma City, both of which have far more to offer than the town of Tulsa). When fire alarm goes off (usually 2-3 times per month), it causes an ear-deafening sound in the unit to where you can't function!!!
Convenient location near several nice areas with a view of the river or downtown. Good shared amenities with University Club. I've had timely responses to any maintenance issues and a grocery truck comes once a week.
Had some challenges when I moved. Worked with them to get most items fixed a week before I moved in. A/C replacement and then repair again was after I moved. Weekends they cannot do a lot due to minimal staff but had they had stand-alone A/C to cover. Staff are nice and respectful. Beautiful view on 7th floor. Fairly safe. Expected covered parking when moved in but none available currently.
The laundry room has maybe two machines working for over 150 units. There’s no guarantee that the water will be hot or cold. There are water bugs (roaches) in the pipes, so there’s no escaping them. Owners are based in Florida and do not care about the property. If it weren’t for the local staff doing constant repairs this place wouldn’t have a single resident.
I have lived at mansion House apartments since May of this year. The staff are very helpful and polite. The grounds are well-kept. The facility is close to a lot of wonderful shops and restaurants. There is plenty to do here.
I can list about 10 different reasons. I’ll keep it short by only listing 3 reasons. #1. Management & Staff. The management and staff are fair and treat tenants the way they; themselves desire to be treated #2. Factual Representation. Unlike other Landlords the marketing of the rental property and amenities doesn’t misrepresent and exaggerate the factual attributes of the rental property and amenities #3. Quiet. Enforcing the quiet enjoyment rights and lease terms of an apartment within an apartment building can be challenging. It has been relatively quiet during my lease term allowing me to have quiet enjoyment of my apartment.
I love how large the studios are here! Coming to Tulsa from a major US city where studios are 400 square feet, my studio here feels so spacious while also staying cozy. I also love the huge balcony. There’s enough room for patio furniture and plants, but I just keep it empty and use it to do outside yoga. ??
Mansion house is great because they have the best location in Tulsa & their amenities are fantastic. They share with University Club, so you can use the pool/entertainment rooms/movie theater/library/gym/yoga classes without having to pay extra for the University Club high rise price. The staff is great & very attentive; my climate control broke and they had someone up within an hour to repair the entire thing. They do pest control regularly so the units are very clean and you can also request extra treatment if you need it. You don't have to walk to a dumpster to take trash out, each floor has trash chutes which is extremely convenient. They also send texts from the front desk to your phone so you always know what's going on (maintenance, community apartment events, etc.) PLENTY of parking/guest spaces/street spots. Safe & gated. Only down side is that there are only two elevators for the building so the wait could be longer if they're busy so you have to take the stairs. Overall, would definitely recommend to friends, especially for the price.
I love it here. The front desk ladies are super nice. The River view has gorgeous sunsets. It was annoying when there were spider webs everywhere in the parking lot and all over your car and this occurred even after they hired an exterminator .
I just moved in about two weeks ago and I’ve enjoyed it so far. The staff is friendly and so far the residents I have met have been friendly as well.
I have lived in a studio apartment here for over 2 years. The location is wonderful. My balcony compares with no other I've seen in town. It is the best and I love it. The staff and maintenance are responsive to your needs. I feel safe living here. Gate secured parking and well lit grounds and building. I have been comfortable living here.
Sure, the amenities and location will draw you in, especially if you're from out of town, like me. What you won't necessarily know are the INCREDIBLY outdated AC/heat units, which are built into the wall and original from 1968. Not joking, no exaggeration. Be prepared for them to be loud, inefficient, and expensive. Do not live on the river-facing side because the sun is hot, and runs up your electric bill in summer. The laundry facilities are beyond pathetic. There are generally several machines down, and the "working" ones don't get anything clean, and will destroy anything delicate or even decent. They might serve for towels, but that's about it. Staff have been promising new machines for years, so I've heard. Speaking of staff, they are generally not helpful with much. If you ask for help with something, they shrug, mumble an answer, but essentially treat you like you're a nuisance. Maintenance is spotty at best; they're responsive and are constantly running around, but it seems like there are always things in disrepair, especially elevators (safe, right?). My unit wasn't cleaned at all prior to my move in, unless they hired a horrendous maid service to do it - there was still food in the refrigerator, sticky, nasty gunk on door handles, and hair. Gross. You can go to University Club for the pool, the gym, and nicer common areas, but you enter through a back door and no one gives you directions for that maze. Mansion House is treated like the red-headed stepchild of University Club, and they make sure you know it. Pros are that dogs are allowed, walls are thick, and the loud AC units drown out any noise you might hear from neighbors. Location is nice if you want a more residential feel with access to the river paths and downtown. I'll be leaving as soon as I possibly can.
I recently lived in Mansion House for three years and Experienced cockroaches, Slow elevators, outdated washers and dryer‘s that were always promised to be replaced. They treat the staff like junk and the residents aren’t treated so much better for the price that they pay. When I moved in the rates were decent now they seem to think that they are as good of quality as they are at the cosmopolitan next-door. I don’t agree
Mansion House is an awesome place to live! Great location, lots of awesome amenities, and friendly staff and neighbors! I love being close to both downtown and midtown, and feeling safe on top of that. Definitely a great place to call home.

I thought I would hate living In an apt. I’m a house with a yard type of girl, however after being burglarized last summer in my rent house I just needed to feel safe enough to sleep thru a night so I set out looking for apt with secured inside entrance and gated parking and such. I was completely surprised by the move in specials which helped with moving costs. I’m a single mom and o was worried about my kid getting outside time and being in a small apt but we are so close to the river and the gathering place that we spend more time outside now even in the winter months!! After 6 months here I’m still really pleased with everything! The staff is so helpful and kind. Our Christmas party was beautiful and the catered good was delicious!! I highly recommend mansion house if your considering urban living in tulsa!!
My family and I love being here! The staff are GREAT and everyone in this community feel like they are one big family. The staff put on events that involve fellowship and having fun with one another. I have missed a few due to working late, but they made my husband and our daughter feel welcomed ! I really love being here Phila

I love living here at this community the grounds are always clean I appreciate the staffs that work here from the maintenance to the management. The rooms are very roomy with new appliances and the neighbors are friendly also this whole community is friendly I feel at home the community is it's own little family and that's coming from a teenager

Some of the many highlights of a Mansion House apartment are the huge balconies, the excellent location, the covered parking, the well maintained lobby and grounds, and the helpful office staff and maintenance personnel. It is nice and quiet here and you feel safe living here.
The staff are nice and they make an effort to put on events. Maintenance is fairly responsive for an apartment and I enjoy the view down Riverside from my small studio. Two thumbs up here.

I really enjoy living at the mansion house. Iv been here almost a year now. I just renewed my lease for an additional year. The staff really does there job, and it shows.
My husband and I just moved here and to start off our view is awesome. We got the river view and at night it just blows my mind. Awesome view!!! The only thing that makes it a 4 star is that the laundry is down in the very bottom in the lower level and we stay on the 9th floor so it’s just a lot of going up and down. But other than we had a great experience living here for past couple of months. Staff is really nice too. ????

I have been at Mansion House for over two years and it’s been a amazing. The Mansion House staff is always friendly; they also host several events for the residents monthly. I have a nice view of riverside from my balcony and get get a gorgeous view of the sunset. Another big perk of living here is we are a short drive or a $5-$7 Uber/ Lyft tide to downtown, Cherry St., and Brookside. We have newly renovated units you should come check them out!!
Ive been here a year and a half and it has been a great place to live in Tulsa. Feels comfortable and safe. Staff is very friendly and accomodating. Balcony has an awesome view. Gym and pool area are new and well done. & my dog has been very welcomed too.
