Property Ratings at Maple Gardens
False advertisement in terms of how the bedrooms look like. There are plenty of roaches and mice that will resurface after 6 months or 1 year from living there (you won’t see them at the time of moving). Maintenance is slow at getting things done. You need to ask for the painter to come seal the holes to prevent mice/rats from entering your apartment. Exterminator is not useful and they come spray useless liquid that do not get rid of the roaches! If you do not request an exterminator to come monthly, they won’t send anyone. But before, you only needed to request that they come and monthly they will show up on the 3rd day of the month. Rents keep going up by $50 yearly,,the laundromat no longer has heat or AC (same for the lobby) since they replaced it with a new company last year. You have to buy your own AC and pay a fee ($60 at the time) for them to send someone to hook it up for you. The parking lot costs now $65/mo and electricity is not included in your rent. They don’t have a regular light, you have to buy your own big lamp to be able to have the light. Roaches are the big issues because they crawl everywhere: coffee table, inside your refrigerator and cabinets, your walls, bathrooms, couches, everywhere …. I recommend you stay away from this place especially if you have kids because they may be having roaches crawling on their bodies without knowing (it happened to my neighbor kids and myself on multiple occasions while being on my couch watching TV). People at the rental office are rude and condescending. They care more about their looks than properly assisting you right away. They have no professionalism. Only some security people are good and friendly at the gate. STAY AWAY FOR YOUR OWN HEALTH!
The reviews on here are I feel are misleading I just signed my lease yesterday and everything is nice as this is my first apartment I have been here less than 24 hrs and I don't see no mice, rats, or roaches I'm slowing getting used to be away from home and this 1 bedroom apartment is beautiful from the view the kitchen and everything else I will be fixing it up tho to fit my needs to make it feel like home but its a big step and a accomplishment I appreciate the staff and everyone who have helped me move in. I definitely recommend if you want your own space and want a peace of mind.

Rent is cheaper than the usual market you pay for rent. However, you have to deal with the average neighbors with loud music playing and children playing in the halls with toys unless you get a quieter building and/or floor; not to mention, you will experience some roaches throughout the building! Neighbors putting garbage on the floor in the incinerator room. Remember... the difference between a project and a coop is the attitude!
Photos are misleading! The community is basic. Security is good. But it’s no where close to the photograph!
BEDBUG and ROACH problem!!!!! I’m sure i’m going to be scarred and paranoid for life because even though the bedbugs are no longer here I keep thinking there’s a bug on me and I freak out. Sometimes there is no hot water in the winter. Other than those issues I had a good experience at Maple Gardens but I still wouldn’t risk it.
At the beginning you are exciting because everything looks nice, but through the years is starts going downhill. The main office people are rude and unfriendly. The apartments are infected with bugs especially roaches. One morning I left for work and no lie there were more than fifteen dead water bugs in the hallway(huge ones). It was disgusting.
I just moved here into a nice two bedroom apartment for cheap, and I am already experiencing bed bugs, bed bug bites, and roaches in the hallways. I am scheduled for the treatments of the bed bugs. However, the maintenance manager or manager said that it might have been rain bugs, because they had already pretreated the apartment before I moved in. He also tried to cover up, even while clearly looking at the bed bugs in a Ziploc bag. I have personally encountered three of them. I have only lived here for a week, and I am already waiting for my 12 month lease to be over.
I know the pictures are real slick, but the real deal is that Maple Gardens is a horrible place to live, but surprisingly, not the worst place to live in Irvington. I imagine Grove Street is even worse! The building is not as nice because the people there are slobs. I've seen all kinds of things from graffiti, to spit on walls, the elevators and hallways reek of cigarette smoke. The laundry room is always filthy and so is the foyer where the mailboxes are. People just leave their trash wherever. You'd think we lived with a bunch of pigs! Maintenance has improved slightly, but the building does have a hard time maintaining heat and hot water which can go out without notice. They really need to clean the laundry rooms more often. The painters try but sometimes, it's not very good quality. The security officers used to be worse! They've replaced most of the people (the rude, unprofessional ones) but they aren't really any help. If you have a problem with another tenant, too bad, so sad. The people in the rental office suck! I mean, really they do. These are the most unprofessional people you'd ever have to deal with. They treat the residents rudely, putting people on hold for inordinate amounts of time, refusing to check on your paperwork, but would rather waste time fighting with you. They'll talk about you right in your face. I think they do not care who they rent to. They just want the money. It shows. There are roaches, rats and mice, so if you want to live here, don't count on the exterminator to help you or the maintenance dept. I had to hire my own. Do your best to keep your apartment clean and spray often and put a stop in front of your door to keep the mice and rats that run the hallways at night from the elevators or the garbarge room from entering your apartment. People are rude here and nasty. I wouldn't try to make friends. Your business will be all over the building. Save your money and fine something nicer, where the staff is professional, the people are friendly and the building is clean. Or just get your own house. But don't live here!
Home away from home. Not perfect but very impressive. Timely maintainence works but security personnel need more customer service relations despite the fact that they are working to protect residents.
Best advice you will ever get. I lived there for years. This place has mice, roaches and it full of crack heads, the neighborhood is very poorly kept, high crime, drug dealers on the corners. Please listen and stay away. The pictures are fake. Stay away. Staff are rude and liars.
The commute to the city is okay, however I believe the upkeep of the facility could be well-managed. Living alone, I would consider it to be ideal living situation to save money, and live a relatively frugal lifestyle.
I saw this place with my daughter in Nov 2014 after viewing it here on this site as we travel from NYC. For a complex it was well kept on the outside and walking to the gate, not anyone could get in so the security to me was better than what I'm use to seeing. I did not see any bugs as I was viewing the apt, but I was told the truth by management that they did have issues. When we walked into the apt I like the fact that the bedrooms where to the left of the hallway. The design layout was different and the kitchen was small but for the price of a two bedroom you can't get that in the city but maybe in some projects. For me the walls where in good condition and, the living room was small but still big enough for a few people to be entertain in. I love the shape and the size of the windows. I can appreciate what I have seen other places and this place was to small for me and daughter, only because I like large spaces. The bus fare was cheep getting there and the bus lets you off about 1 block. I do like that the buses run very fast there. For someone starting out on their first place and maybe a college person or a small family, from what I did see there is a budget in their price for anyone. If you can get pass the green window paint than to me I wont knock it until you see for yourself.
EVERYTHING ABOUT MAPLE GARDENS APARTMENTS IS SIMPLY SUPERB. THE PEACE OF MIND, ASSURANCE OF 24/7 SECURITY, NEAT AND QUIET ENVIRONS AND MANAGEMENT - TENANT CORDIAL RELATIONSHIP ONE ENJOYS BY LIVING HERE CANNOT BE COMPARED WITH ANY OTHER, IN AND AROUND THE NEIGHBORHOOD. THE ENTIRE VICINITY IS WELL ENDOWED WITH VIRTUALLY EVERYTHING THAT WILL DETER ONE FROM LOOKING OR SEARCHING OUTWARD. THERE ARE BEAUTIFUL GARDENS, PLAYGROUND, GARAGE AND PARKING LOT, FITNESS CENTER, SHOPPING COMPLEX, LAUNDRY IN EVERY BUILDING, ON SITE 24/7 SECURITY AND OTHER AMENITIES ONE WOULD WANT TO HELP ONESELF WITH. THE MAINTENANCE STAFF ARE VERY UP AND DOING - THEY APPEAR TO BE READILY AVAILABLE EACH TIME ONE CALLS. I HAVE NO REGRETS ON MY DECISION TO LIVE(STAY) HERE FOR 6 YEARS NOW AND STILL COUNTING.
The building landscaping and cleanses is better than many other buildings that i have visited, that charge a higher rate. Being that i am a low maintenance person and that i work on the service industry trade i only have requested service only once after living there for 2 years and the service was effective and fast.
This place is not only safe and secure it's convenient. Gated complex with 24 security. Laundry room in every building. Gym at your convenience but you do have to pay. Ability to have rent taken out of my bank account so no writing checks or running around getting money orders. Store inside complex along with a a head start program for children. Ob/Gyn in complex. Close to local bank, supermarket and many other stores in walking distance. Best of all is transportation...buses 25 70 37 107 ( express & local). No one is permitted inside unless they are on your visit list which could be a pain but helps keeps unwanted people out. 1 bedrooms are a good size although the kitchen is rather small. The rent is not bad for what it has to offer
Great place for single professionals like me, get a space of your own for an affordable rent, 24 hour security on premises, in building laundry, on site grocery and fitness club, and reserved off street parking. I'm not sure of the concerns of families with kids and all that comes with that, but for a single professional like me, this place is just what I needed, and it's right by the parkway so it's easy to get going wherever you are going
I currently live at Maple Gardens in Irvington, NJ. It is a small, quiet location that is close to New York. It is very convenient and is close to a lot of things. I have enjoyed the security, staff, and the reasonable prices.
Do not move here. There are roaches, bedbugs, mice, and noice is many apartments. The playground they advertise is not part of their property and not easy to get to without a gate pass, and when the gate break, forget it. The office staff does not know the meaning of customer service. It is a low-rent place and you are treated like a low-rent tenant. The leases and riders are worded to protect management only, not the tenant, so have a lawyer look at all leases and make sure your needs and expectations are written in the rider before you sign. Make sure everything they promise is in writing before you sign. The one month free is not worth it! If you live there, and are disappointed in your living conditions, please write letters to the Attorney’s General Office and the Better Business Borough. You deserve better than this. If you do not live there….you are blessed! Do not move there. Your peace of mind is worth way more than the low rent and the one month free they lure you in with.
I just moved from Maple Gardens, I lived there a year and counted down the time to move out...The place is nasty and has bed bugs and rats. Too many nasty apartments. The rental staff is unprofessional. Do not move there!
