Property Ratings at Maple Hill
Living here can be a complete and total nightmare. Despite having a parking permit I park off property because there is never any parking after 6:30. There used to be many trash dumpsters but they removed many of them to save money. They have two locations at opposite sides of the complex. Don't get me started on the snow removal either.
This place looks great from the street but is not a good place to live. It's only saving grace is its location (in the Hatboro-Horsham School District). I've been here a little over a year and if I could afford to move, I would. Experiencing issues with water damage and property management hasn't resolved it properly (we still have mold). They have yet to address the actual issue which is water somewhere in the walls. When it comes to the utility bills, one of them they charge you for having to generate the bill (about $5-6 fee) and the utilities are ridiculous. I've heard mice (or rats) scratching at the wall and it frightens me because I have little ones in my apartment. If you are looking for a place to rent within the HHSD, please look elsewhere. If I could save up enough money to move, I would have been gone.

Please whatever you do, DO NOT live here. I want to save you a headache and the pain of what you will go through. I lived there for a year and couldn't wait to get out. I had trouble with the water drainage, the temperature of the water was always cold, my heat went out in the middle of the winter and also I got a leak in the ceiling. The apartment is not built well enough so the heating and air conditioning you are using is not energy efficient and will cost you a lot each month. When my heat broke during the winter they didn't come out to fix it for two weeks. They did nothing to help and I had to go out an buy a heater to try and keep warm. The ladies in the office were not concerned and told me that there where so many other problems that needed to be fixed and I would have to wait. If I had a family I would have had to stay in a hotel for two weeks for there well being. Its a SCAM to live here as well they will take some of your security deposit when you leave. They over charge you for the utility bill and will say you didn't return the key and take out money for that as well. It has been over 3 months since living there and I am still FIGHTING to get my security deposit money back. It is extremely difficult to get a hold of the office by phone. They never pick up and could take days to get them to answer. Please take this as a WARNING for your own good, do not live here there are better places in the area. Don't fall into the same trap I did.
I chose Maple Hill Apartments for its great location and low cost. However what they don't tell you is what you save in rent, they overcharge in their own utilities measured by the complex and not the township. Also centipedes everywhere, and no proper maintenance or stable hot water.
I've been here for a year and the staff,mantainance are friendly and prompt on any issues brought up. They will even work with you to help you make sure you're rent is paid. I mean they are working class people too so they know sometimes we all struggle. This place is the most reasonable priced place I've see in the are with a great staff and pretty good neighbors. I wish the parking was assigned, but life isn't perfect. I hope this was helpful.
