Property Ratings at Maple Pine Manor
Pros- all utilities and cable included. Maintenance easily accessible and quick to address issues. Apartments are spacious. 2 small playgrounds & basketball court within complex. Cons- our heat did not work for almost 2 months. Office provided electric heaters during that time but this was frustrating because rent is supposed to included actual heat from radiators not cheap electric ones. Windows mold easily so make sure to wipe down at least 1x a week. Walls are paper thin. Tenants in our building we're very loud and constantly blasted music at all times of the day and night. Complex claims to not allow smoking but tenants do it anyway. Complex accepts section 8 so many of the tenants do not work so they're home all day. Our building was filled with smokers who didn't work so they were always in front of the building puffing away. I literally had to walk through a cloud of smoke with my small child every time we entered or left the building. As you can tell the cons outweigh the pros which is why we left.
This is a great place to live. The staff is available Monday-Friday and responds to all repair request within 24 hours. My children love playing on the swing area, basketball court, running around the lawn and riding their bikes. Great bonus is that you save money having your cable, internet and utilities included in your rent. I have saved $100-$300 a month living here.
While the apartment itself is a decent size and layout, good luck having management fix anything in your apartment. The complex used to be filled with decent tenants but over the past year the quality of people moving in have decreased greatly. So if you want neighbors who smoke weed and cigarettes in their apartment (non smoking buildings) or if you want neighbors who have loud arguments out in the hallways or people who don't know the value of personal property (tires slashed,cars keyed) this would be the place for you. The management does nothing about complaints just as long as they get their money. Can't wait until our lease is up!
