I have lived in these apartments for 8 years but the last year has been pure hell. I moved in what was suppose to be an upgraded apartment because of the amount my rent went up to I wanted a more modern one this was the worse mistake ever, the apartment literally flooded three times, has major water damage in the walls, floors, base boards coming from the walls, the floor has been patched several times. The guy they sent said it was pointless to even fix when the entire floor need to be redone, then it smell awful from mold, They came in and slapped mud on the walls didn't even attempt to do a good job and then the crazy lady across the hall that haras all the black people in the building with her cameras and play victim. The maintenance men said the crazy lady installing a camera so watch her I'm currently waiting to get all her police reports! not to mention the fights at the pool!!! oh and the damage people do to your car. The rent you will pay is not worth the hell you will go through living on this property! I couldn't even get a letter stating the damage that was done to my things do to the three floods I got an email stating they don't issue letters like that never have. I'm currently seeking legal advice!!!!!!
Horrible experience here. I don’t recommend them. They just changed their name from Maplebrook Village Apartments to Residences at Grand Blanc. Look at their reviews under the old name. When the new owners took over, we lost our courtesy guard and our groundskeeper. They also spiked rent for many by hundreds of dollars. The latest is that they’ve sent a letter to many residents that they must either transfer to another apartment model (often hundreds of dollars more) or experience major renovations on their current apartment while they live there and then pay the rate for their newly remodeled apartment. It’s questionable if much of what they are doing is legal. If you like stress, you’ll feel right at home here.
Management is extremely short staffed and cannot keep up with tenants requirements. Dog owners do not pick up after themselves and management does not care, you cannot walk through some portions of the grass. Cops get called repeatedly over aggressive tenants. Rent is to high for all these issues.
Believe what everyone else is saying who left 1 star reviews. They left those reviews for a reason. I wish I had listened to them but I took a chance and moved here anyways. My bad. Don't make the same mistake I did. It's not safe here. Not even close. There is no security so it's free reign for people to try and break in to your apartment and steal from your vehicle. The dishonesty is actually disgusting and they will have their hands down your pockets at every turn. If they can charge for it, they will. Money is the name of the game here. So don't believe it when they say you are a "valued" resident. You aren't. Your only value is how much money you can fork over. I don't recommend this place to anyone because it's not safe. Stay safe, residents. Wishing much protection for people who need it. We have to speak up if anything is going to change.
Maplebrook village apartments changed hands at the beginning of the year,nobody was notified and rent was raised with no notice. They are raising rent to market value at lease re-sign, even on apartments that haven't been renovated yet. If you have a dog ,make sure it's an "approved" breed or be ready with a doctor's note for your ESA. They no longer have security since management changed hands, and it shows. People living in the Maplebrook Condo's,next to Maplebrook apartments, seem to think that they can use our community dog park, park their broken down cars in our parking lot,and let their dogs run around the apartment complex, unattended,barking at everyone and everything. In March there was a shooting in front of MY building. Management never came out and said anything reassuring about the situation,never said how they might handle security issues in the future. They just care about their money and "FREE SNOW CONE DAY!" .
I titled my review market value because that is more important than the residents, the picture they are showing are maybe some of the places they have renovated because of people jumping ship, maybe thats the market value for some upscale apartments in Grand Blanc, but this area is being called grand blanc but was just Flint, beware they do what they want with NO care for the residents, I like the old staff if any are still here, new staff is rude.
For one they raised rent drastically. Supposedly they are "luxury apartments". They aren't. Mine is very outdated inside. Dog poo all over, trash and pot holes. Also my catalytic converter got stolen as well as other people's. Police in here all the time. Also they state that pet rent is 20 dollars. It's not it's 35 dollars. They also do not have in unit washers and dryers. They have 3 washers and dryers per building so good luck doing laundry at a decent time.
New management - does NOT care about residents. Rent INCREASED to almost double - for OLD and OUTDATED apartments. Pet poo EVERYWHERE. RUDE tenants, BOOM stereos
Save your time and money. New owners recently took over and it has been nothing short of a nightmare. No notice was given, increased utilities without any notice. Rent has gone up almost $400 for a two bedroom and the new site is labeling them as “luxury” apartments. Within the last week I have witnessed catalytic converter‘s being taken out of cars. The police are in here almost daily for one issue or another. The walls are paper thin and they are doing no upgrades for difference in cost. My elderly neighbor fell and cracked his head open because nothing is ever salted or shoveled in a timely matter. Just don’t waste your time. It’s all about the money and they couldn’t care any less if your happy or safe. Truthfully I wouldn’t trust the good reviews.. they bribe the residents with raffles for gift cards to write good reviews.
I've lived here for 27yrs...Office staff is Professional..Helpful & Friendly. Maintenance Crew is Very Prompt. Security at night is very comforting & keeps cars from vandalism..Grounds are kept clean & I enjoy watching people enjoying their beloved pets which are allowed here ?
I am going on my second year and very glad I chose this place. Everyone on the staff are extremely friendly and very helpful. I have only needed to call maintenance twice and once was to change my a/c filter. Each time they arrived in less than 45 minutes. The grounds are maintained on a daily basis. Washer and dryer work great and laundry room is kept clean. The hallways and stairs are vacuumed and kept clean. I would definitely recommend this place!!
Our few months at Maplebrook have been significantly better than previous apartments. We have south-facing windows that get a ton of sunlight, the neighbors seem nice, and the laundry room has nice appliances. Just got set up with a plot in the community garden and excited to grow some vegetables. Convenient drive to most things in the area although not very walk-friendly if you do not have a car. Would definitely recommend!
Honestly, when I was 19 and getting kicked out by my mom after ping ponging around my family, I was scared to live on my own. Fast forward to now, and I can confidently say that this is my family now. The staff really treat me well and they always say hi to me! Sometimes I love chatting with them before I go to the pool in the summer! If you want friendly staff, a killer pool scene, and pet friendly spaces ( and people! ) you should move in here! ( I get to pet SO MANY DOGS on my walks! ) To Holly, Kylie, and Ashley: Thank you so much for being here. I've always felt safe and accepted with you guys. <3 -S.
great office staff very responsive and attentive to residents...
This is my very first apartment and I have never felt so at home. The management here is absolutely amazing. Theyre all extremely friendly. You can tell they actually care for their residents and for their place of work. I've had some issues that had accord and they were more than willing to go above and beyond to make sure to help in any way possible to help me resolve them. Theyre quick when it comes to maintenance as well. My furnace went out over the night and within minutes, maintenance was there fixing it! If I could give more than 5 stars, I would in a heartbeat!
I've lived here a few months, and so far, so good! The grounds are well kept. My apartment is pretty quiet. Other places I've lived you can hear the people next door. Here I'm not having this issue, which is nice. Office staff are friendly. Heat and electric bills aren't outrageous. Cons: No washer/dryer in unit, but they are in the basement, and that's really not a big issue. One maintenance guy is rude and also doesn't wear a mask when he comes to my apartment, but the others are great. The pros outweigh the cons. There are issues at every apartment you'll live in. This place is pretty on the ball so far. Recommended!
My husband and I really enjoyed our time here at Maplebrook. They have a pool, gym, community garden, dog park, and monthly raffle drawings and community events. Maintenance was always responsive and they even have a security patrol car driving around every night. The landscaping around the complex was always well maintained and beautiful. The office staff was always friendly and helpful whenever we visited the office. ?? 5 stars.
It was a good and affordable place to live. I stayed there from August 2014 to August 2015. Management was responsive and helpful. My only issue was with security, since anyone could walk in to the building and the back didn't have any doors, so snow could come in very easily on the first floor. I lived on the third floor, so it was less of a problem for me, but still a little worrying. My roommate and I did have someone try to enter our apartment once, but they were unsuccessful. Overall, a good place, but they could do better security-wise.

This is a great community to live in. The office staff is always so helpful and kind. Management takes care of any issues right away. Put in a service request and it’s done ASAP. Couldn’t ask for a better apartment community. The apartment itself is spacious and having my own patio has been so nice. I looking forward to being here for years to come!

I moved into MapleBrook around March. Literally the best apartment complex I have ever encountered in all aspects. They do ground and pool maintenance daily. There is a security car/guard at night, and extremely dog friendly which is a big thing for me. It is very quiet inside and outside of my apartment. I live on the first floor and I can barely hear the person living on top of me. Maintenance is very quick and responsive and everyone in the leasing office is super nice. They do host a lot of community events as well. All around I highly recommend this place to anyone!
Love living here - Staff is awesome, super nice and always appreciative of their residents. Game nights, pool time, and simple walks around the property are three things I enjoy the most.

I moved in last August for my first time as a Flint resident and it feels safe and welcoming. The townhomes are really nice and have a w/d in basement. Whenever we had an issue, maintenance came right away. The ladies in the leasing office are really professional and nice. They also do community events which is really fun and nice.
Nice apartments, pet friendly, great staff. Would recommend to others who are looking for a nice place and a decent cost

The maintenance staff is extremely fast and quickly resolved any concerns I had throughout my time living at Maplebrook. The leasing office staff is also super friendly and helpful! The community is great and the outside is well-maintained. We had a few big snowstorms, and snow was removed promptly, which I appreciated greatly. I also felt my 1BR/1BA was spacious and clean. Dog-friendly, which is a plus to see dogs around!
This is my first apartment ever and it was the biggest mistake I could've made. You have to pay for water,gas, and electricity. You would think that you would pay for what you use right? WRONG! They take the building as a whole and then divide it by your square footage. We barely ever used our heat because we never be at home. Our bill just for heat was $60. Why should I pay heat that I did not use? Also the ladies in the office do not know what they be talking about. Every time we call them they tell us something different. Do not believe when they tell you they do NOT have flint water because they do. Ever since I moved here my skin has been dry and peeling. My grandmother look over our lease and said this is the worst lease I have ever saw. They will charge you for everything possible. Do not live here!

So far my family and i have lived here for 8 months. The office staff is very friendly and welcoming. Any problem we have had has been taken care of same day by the friendly maitnance staff. We also enjoy all of the amenities they offer here. The pool is awesome and kept very clean by the atendant. The bark park is also another favorite for us it alows our dog to run around and play without having to be on leash. Overall i would recomend anyone looking for an afordable place to live give maplebrook a shot!
This is our first experience renting, and it has been a great one. Holly was very welcoming and helpful from the very first visit, maintenance has been very quick to respond, and it's very quiet here. We are also excited about the opportunity to have a dog here since there's a nice sized Bark Park for them to run around off leash.
Numerous problems. Just to name a few security does nothing when you call. The units in some buildings are old and outdated I have one with water problems and outdated appliances drugs everywhere you can smell it in the hall they use a deodorizer to mask odors. Car vandalized someone in the building runs up and down the stairs at night for no reason dogs everywhere unsupervised at night. Cops everywhere! Kids don't go to school they roam around in gangs. Rude obnoxious neighbors Don't report anything to management because they will call you crazy and call you the problem. Rent is cheap!
I gotta say, this place is exceptionally managed. They take care of issues almost always within 24 hours. Holly and everyone at the main office is friendly and helpful. It is also a great value for the area. Snow is removed regularly, the place is kept up well and it is nice they have cookies in the main office. I would highly recommend living here to anyone in the market for an apartment or townhouse. My only qualms would be to have an easy recycling system here and an opportunity to store a bike. Still, the positives greatly outweigh those tiny negatives. Positives like a well kept pool, exercise room, pro grade car vacuum, friendly staff, fast repair crew and safety patrol to name a few. I would highly recommend at the very least scheduling a tour. I have been here about 6 months now and have been nothing but happy.
I have been living at Maplebrook for 5 months now and I cannot say enough about the staff and the apartments. I moved in to a spotless clean apartment. Staff was very welcoming and made my move so easy. I needed my windows checked, now that it is cold, for leaks. Maintenence was at my apartment with in 24 hours fixed the window, checked my other window, checked all my plumming, added a new weather strip to my door and left me a very detailed note on all that was done. Mike went above and beyond what I had requested. Holly has been amazing. She genuinely wants your experince to feel like you are home. Moving to Maplebrook Villiage was the best decision I could of made.
The community is very clean and peaceful. the staff is very helpful and the services are very quick. All the issues are resolved immediately. Frequent fun filled events that puts all the residents together to feel like a family. On a whole, Love staying in this place and for sure recommend it.
Just signed on for a second year! ! The wonderful staff here are always willing to help if you have a question or concern! I love that they have several community events that are fun and free to residents...ice cream socials, taco bar...an annual luau!! What a great place to live! !!
Our high energy dog LOVES going to the Bark Park and playing with all of his pooch friends. The townhouses are really nice, especially with a full basement and washer/dryer in them. Great open concept floorplan with walkout patios. Love that there's a half bath on the main floor and the full bath is upstairs with the bedrooms. Managements has been very friendly and easy to work with. Maintenance is very friendly and responds quickly to any issues.
I have never had an issue living here. The maintenance is always helpful and always gets things taken care of in a timely fashion, the people working in the office are attentive, and my apartment is incredibly affordable for the location. I would highly recommend these apartments to anyone.
This has been a great place to stay. The rent is reasonable. The workout room is a nice bonus. The staff is very friendly. There are security guards that patrol the parking lot and keep things safe.
My husband and I have lived here for a few years now and we pleased with the community. The office staff is very helpful, the maintenance guys are always quick with the repairs (as well as done right), the place is quite and safe thanks to on site security, the grounds are clean, which is always nice, your not embarrassed to have company over. They have a dog park to let your dog run and play, and for the most part people clean up after their pets. During the summer the staff is always throwing some get together so you can meet your neighbors which we thought was a nice touch.
I love it here this is my fourth yr never had any problems. Staff and residents are great. Perfect place to raise a family
Maple brook village apartments, are clean nice and organized, the one I have is updated! new counter tops, carpet etc. they are in a quiet and pretty area, the grounds are well kept, and they allow pets of all sizes.I have been recommending Maple Brook Apartments over and over again. Holly in the office she is very good at what she does, she is easy to work with, she made me feel great and important.
By appearance alone this property is easy on the eyes. If I had to grade this property solely on appearances it would grade high. Their two bedroom one bath measures out at 759 sq ft. Small by comparison of other local area apartments. The need for a security guard who patrols the community during the nighttime hours; as well as the cost of rent not including gas/heat, make this community a fair value at best.
