Property Ratings at Marbella Park
Horrible experience living here. Holes left in the apartment for weeks. Leaks that took forever to get “fixed” that have ruined our furniture only to have the leak come back. They took DAYS to come fix a leak once and mold/mildew grew and of course, they did not clean it, I did. Every time it rains hard, a bedroom gets flooded. Appliances breaking and no one fixing it or replacing it for months. We pay extra for stainless steel appliances that do not even work and/or have not been replaced. Emails not being answered, there is no communication at all. Everyday I come home there is another new thing I notice that is wrong. Water pressure changed randomly one day. There is now a strange smell coming from the bathroom that still has the holes that has been there for weeks. No updates on when things will be fixed. Management literally unlocked my door while I was IN THE SHOWER once to do an inspection. Paying all this money for a place that is falling apart is robbery. Do not move here. Save yourself the headache, your furniture, and your money.

This place is awful, they don’t care about residents, maintenance takes months in order to get fix something, they close work orders without fixing the problem, violence and delinquency on this area is a problem, I had such a bad experience on this place
I asked if the maintenance men were bonded and the property manager lied to my face and said "yes". They are not. I don't trust anything they say. Their security cameras are not working. So what is the point of having them?
I've had two leaks since New years. Both simple fixes. First one took three days to fix. But left gapping holes in my ceiling. Been three weeks since leak repair. And still have the holes. Now mold has appeared. More on this latter. The second leak. Was on top on the water heater. Another simple repair. Took 7 days and a call to code enforcement to get fix. In the mean time had water flooding the entrance of my apt. Maintenance is mostly absent. But when allowed by management mostly do the job. Since June I have trap 30 rats in my apt. There are holes under my sink. And now in my foyer. From the first leak repair. That they refuse to fix. Even with the exterminator advice to do so. To stop the infestation. The office has no respect for there tenets. Look elsewhere. With theses high rents. You can do much better elsewhere.
Blatant disregard for the tenants basic needs. Safety concerns and laissez faire attitude from absentee management.
Maintenance and and management are never available, living conditions are not good at all
Terrible place to live. Shooting in front of my house then my house got robbed of 12k worth of stuff
The neighborhood has gone through lots of improvements since I moved in less then 8 months ago. They hired more office and maintenance staff which was a need! The original maintenance man was awesome but needed help. The new office manager Blanca is super friendly and is trying to make community activity gatherings a thing. Like for Easter she made a Easter egg hunt for the kids and implemented prizes. As a parent I loved this because it introduces my child to more kids his age in the area. I even heard they are adding a laundry room AND a gym!
My wife and I have absolutely loved living here at Marbella park. WE HIGHLY RECOMMEND THIS BEAUTIFUL PLACE TO ALL OF OUR FRIENDS AND FAMILY! We can’t say enough good things about what a great place this is and how loving and caring the management and team have been to us and every other neighbor here! THANK YOU MICHELE You Are THE BEST!!
