Property Ratings at Marbella Place
Marbella has been great I just moved In thanks tos Ms.Samil for getting me in my move in process was quick and simple also thanks to Ms.Monica and Mr.Marcus and also the apartment is very up to date neighborhood is quite and clean
We toured a 1bd 1br Apt. Started the application process, emailed all the required documents. We called several times and left messages for the leasing consultant and he has not returned any of our calls or replied to any of our emails.

I am anticipating a May 2024 move-in and Marcus has been exceptional the whole process. I viewed a unit same day and applied within a week. Marcus has been communicating updates with me and politely asks for any documentation needed. Thank you team for everything!!
Apartments are full of ROACHES(they come out the walls && tiny holes) and gnats , no matter what you do , you can’t get rid of them, apartments are old , outdated, tubs are painted to look brand new but the paint will soon come off, bathrooms are full of mold && mildew, don’t move here you will regret it.MOST HORRIFIC PLACE I HAVE EVER LIVED.

User, We appreciate you bringing this issue to our attention. We're extremely sorry about what you've experience. Your satisfaction is important to us and we would appreciate the opportunity to learn more about your experience. Sincerely, Marbella Place.
The pest control at the place is a joke. I have cleaned and cleaned this apartment and the roaches are still showing up. I refuse to move any of my furniture into this apartment. I signed the lease three weeks ago and my apartment remains empty until they get the roach infestation under control. I don’t live with roaches now and have no desire to live with them now. I am officially wasting money paying rent for an apartment that I can not live in. I spoke with the property manager and told her they need to find another pest control provider as the one the currently have doesn’t have enough staff to service all the units on a consistent schedule. Save yourself the headache and keep apartment searching or if you don’t mind living with roaches by all means go ahead and sign a lease with Marbella place. The ladies in the front office are super nice but can’t do anything about the roaches unfortunately.

Hi User, We want to thank you for taking the time to give feedback about your recent experience. We would appreciate any details to help us improve, so please contact us at your earliest convenience. Kindest regards, Marbella Place.
Apartment is out dated, rust in the ceiling, maintenance enter apartment with no work order and do not complete task, leave mess when you do put in work order for them to fix things, move into my apartment, dirty stove, tub peel, dish washer broke, dust and lint , dirty blinds, ice maker wasn’t working, plugs burnt out, walls dirty, dust and lint everywhere. Spoke with two office managers, called almost everyday, and everytime I was even attitude and hear laughing in the background. I was 7 months pregnant and all I ever wanted was for them to help fix things that was wrong with the apartment. I was high risk and had a lot of medical conditions while I was pregnant, and it was up to me to fix things on my own while being 7 months pregnant and sick. Only thing I couldn’t not fix is the tub and it have yet to fix and my son is now 5 months. Tried to refinish the tub my self with no help because I have enough going on as a single mom.

You are just one step closer to home. We Love living here the Office staff is wonderful polite and friendly. You’ll love it here.
Marbella place looks good on the outside the property is kept up to make you believe your living in a good apartment. There is water leakage from pipes in the wall. Everything is old and needs to be replaced smoke detectors sprinkler system stove light fan toilets bathtubs. I have complained from noises from pipes knocking on wall at 3-8 am in the morning it wakes you out your sleep and nothing has changed maintenance never fixes anything they ride around on golf carts all day. Playing patrol. Marbella is not the place for the price run immediately don’t get tricked.
I have lived at Marbella for almost a year. It has really been an awesome experience. I cannot compliment one person in the office; because it take a team to make this place be successful as it is. I have had on a couple of issues; but they were handled immediately. My lease will be up in April, I will renew it.
Roaches and gnats are a huge issue. Water leaking from the roof. Break ins in the past. Do not move here, you will come out better sleeping under a rock.

The complex is dirty, lights are out. People leave bags of trash out all weekend and nothing done. Big roaches in the Spring and Summer. You pay for pest control every month but you have to call to have apartment sprayed. I pay every month why can't you spray apartments on a regular schedule. New people working for maintenance no one wears uniform or carries ID so you don't know who they are. Had maintenance person come in and says he fixed something but then another maintenance person has to come in and fix. Not sure if these people are bonded plumbers/electricians. They knock and just say maintenance. You know how unsettling that is for a women in home alone.

Hello - We're so sorry to hear that you've had these experiences within our community. Please reach out to our office so that we can discuss these issues and work on improving your experience. Thank you.
I have never even felt the need to write a review. Everything tenants have posted here are very true. I personally have not experienced them all but have seen the disrespect to others. The old management was full of women who were very catty and due to me and my attitude i just never went in there. THIS NEW MANAGEMENT talks to you like you are less than and i'm AT MY BREAKING POINT! You call to ask a question you are answered with a question, as if they cant give you a answer until they feel like its worth their time. I inquired about the pool that we pay for, to have a call from Tamiko basically trying to check me (OVER THE PHONE THOUGH). Informing me the pool is a "free amenity" just like the gate, I guess its all for show. I did not feel like resigning my lease recently was a mistake until NOW. I have lived here for over a year and my rent pretty much stayed around the same amount. For the last 3 MONTHS it has changed increased) with no real reason as to why, outside of Clayton county is doing something with the water. I'm sorry my check's don't work like that. The only person i will ever deal with in current management is TONY. I did see a review about him and i will say HE IS THE ONLY ONE THAT ATTEMPTS TO HELP AND IS GENUINE. I understand in this business its only so much you can do, but that's fine ill take every avenue i need to. TAMIKO be careful who you rude to, you never know who know's who! Don't respond to me and tell me to call the office or email i been doing that, time for the next step. Don't rent here

I've lived in apartments my whole life and I've never had such a consistent roach issue. Ive bought raid spray, roach traps, bleach, etc and still ROACHES EVERYWHERE. As a chef I don't use my kitchen any longer because of the health hazards I know this can pose. I've been her for 1yr and I will NOT be renewing my lease for this reason only. The "pest control" employees came into my home and sprayed: the front and back door, in front of my stove and left without any explanation or follow up......they did NOT ask/look for the source. Or treat any other rooms. Just last week I was taking a shower and was taken back by a small roach crawling in my SHOWER! Thats when I had enough. I feel like my apartment is being taken over.
These are the horrible apartments under the current management. I have lived here for 2 years so far. When I first moved in I loved it. The management and staff has been going down every year since I have been here. The management is rude, disrespectful and don't care about their current tenants. I've called the office several times about a leak and damage to a bathroom. It took them a week to stop the leak and over a month to repair it. The gates are always broken and when they are fixed no one is notified. The back gate has been chained so there is no access where there should be. The trash is always running over and now there is even a cost to customer trash service on top of all the other fees. I wouldn't encourage anyone to move here. Don't waste your money or time, unless you have money to burn.
Pros: 1. Close to exit on major highways. 2. Walking distance to major stores like Kroger, Office Depot, and restaurants. 3. Good manager Amber, maintenance crew and landscaping. Could be better though. 4. Trash management is improved lately. It used to overfilled for days and smelled horrible. 5. Nice gym and swimming pool. Also see cons. 6. Walking distance transportation to downtown. GRTA Xpress. Cons: 1. Very terrible neighborhood next to it thus, attracting criminals. 2. Gated entrance has never worked for longer than 2 days. Back entrance is always closed. 3. Car wash has never been on in my memory. 4. General office staff is never the same next month. 5. Very poor construction of buildings. I can even hear someone walking upstairs. Most neighbors are quite but, occasionally you get a guy who is in a band. Good luck if that happens. 6. Gym and Swimming pool are very enjoyable but, you won't be able to because, after the office is closed (6PM); they have a TVs in the gym with sports channel. So don't be surprised to see topless people, who do not leave here, occasional drinking and watching the game. Personal notes: I have lived here for over 6 years. The apartment complex had 3 different management so far. Our apartment and an apartment across us has been broken in twice despite of the security system. My family member was robbed at gunpoint in front of the apartment door. This was 18 months ago. I've heard of few other cases like this throughout the year. Good Luck!
My first experience at Cameron Landing about 13 years ago was very pleasant. Things rarely got out of order but when they did, we got prompt help. The entire complex was clean and orderly but when I moved back here in or around October 2015, things were pretty bad. I made several requests to have things fixed within the apartment and was constantly given excuses as to why they couldn't fix things up. I was told I'd be given a garage but that never happened. The office staff was very unprofessional initially. The first month I moved here, they wanted to charged me a late fee for not having paid my rent even though I had. I was very upset and when I expressed my discontent in a rational manner, I was told that I was out of line and had no reason to say how unprofessional that was. Needless to say I had no plans at that time to stay here once my lease was up. However within the last month, I was told there was new management and since that time, I was able to get 98% of the things I needed fixing taken care of. The things that were not addressed were well noted and I am confident that those more minor issues will be taken care of after speaking personally with the new management. They sound very concerned and eager to get things done here in a timely manner.I was also pleasantly surprised as to how available they were at the office. Someone finally picked up the phone on a regular basis. This apartment complex has a long way to go. The trash bin is simply atrocious to say the least and embarrassing to look at. I am hoping that this new management can make some positive changes here. The office staff is much more professional and available as opposed to the previous ones.
I am a current resident at Cameron Landing Apartments in Stockbridge GA. The space of the apartment is great. Either for roommate style, or for a family, its great for both. The staff here are great as well. They definitely put their residents first and strive for perfection. There is no such thing as being perfect, but striving for perfection is huge!! I feel the staff do just that. I feel when and if a problem does occur, the staff takes care of it in a very efficient manner. Also the location of the apartment is perfect. The interstate is less than a quarter mile away and there are numerous gas stations, grocery stores, and restaurants all in the same vicinity of less than a mile. All in all, Cameron Landing is a great stay. And a great day, begins with a great stay.
Being a resident at Cameron Landing Apartments has been horrible! Management is not helpful and the apartments are breaking down. The trash hasn't been collected in over a month! The neighbors don't care about anyone but themselves. No parking available even if you live here. The model apartment is what made me want to move in, but when I got here I noticed that it was the worst apartment I've ever lived in!! Can't wait to move!!!
