Just 15 minutes from Downtown Houston, Memorial Heights is a suburban neighborhood encompassing a vast swatch of green space. Buffalo Bayou Park forms the area’s southern border, made up of 160 acres of walking trails and recreation space. Multiple annual festivals are put on in the park, making Memorial Heights a desirable location for those who love to be near the buzz of the city.
Memorial Heights’ rental market is full of contrast. Stark, contemporary homes and apartments sit across the street from historic Craftsman homes and cottages. Memorial Heights is afforded a fantastic view of the Houston skyline, and with the area’s major roads and nearby 10 freeway, residents can be in the heart of the city in no time.

Property Ratings at Marcella Memorial Heights
We have SO MANY great things to say about Marcella Memorial Heights—it’s hard to fit it all in one review! We had such an amazing experience living here and would highly recommend this community to any of our friends. The best part about this community is by far management and the staff. This is the most kind, caring, responsive management I’ve ever dealt with in the many years living in apartments around Houston. Literally they are the nicest, most patient people (I worked specifically with Jessica and Maya who were amazing! Everyone else was super nice too). For example, we had a situation where, through no fault of our own, electric was turned off to our unit, and Maya and Jessica were able to reimburse us for spoiled food which was so incredibly kind. They also throw actually fun community events and make it a really fun environment. Maintenance is also always quick to respond. This complex is also in a great area—direct access to Buffalo Bayou park (which we used almost every day) and 3 minute drive to HEB. It’s super close to all the trendy restaurants on Washington and in River Oaks which was really convenient. Even though it’s located downtown, it’s a super quiet complex. Thank you, Marcella Memoria Heights, for the GREAT experience! I highly recommend living here.

It's wonderful to know you appreciate our efforts. Thank you for recommending us—we're thrilled to have you as part of our community!
Don't trust old reviews. The new management is terrible. I've only been living here a few months and it's been a real nightmare. I have so many regrets over choosing to sign a lease here. It's got great access to the running trails, but believe me it is not worth it at all. The management is untrustworthy, don't care about tenants at all, and will make multiple mistakes to your financial detriment. Watch out.

This is lengthy, sorry. I’d like to start by saying that my apartment is beautiful. However, the issues that have come with it made it not worth renewing the lease after a year. I’ll go from the most frustrating to the least frustrating experiences. 1. The A/C broke twice. Once in the middle of summer. It got up to 81 degrees in my apartment for a whole week. Maintenance came and told me that I basically didn’t know how to work the thermostat, and changed said thermostat out. Didn’t help. After that week, an actual HVAC company came and replaced a part of the AC that they said was heavily corroded and working 10x harder than normal and that’s why it gave out. 2. Electricity bill is $400+. I travel for work and am home and don’t use electricity maybe half the month. Brought it up to the office and the manager many many times. In person and over email, with no resolution. The manager said that it was normal for Texas and that some other girls bill was over $1000. Asked to have the meters checked. They were never checked and the issue was never resolved. I am still currently waiting to hear back on the matter. 3. Our freezer froze over two or three times, resulting in the whole fridge breaking. Maintenance again said I just didn’t know how to change the settings on the fridge. Lost all groceries with no reimbursement. After the last time it broke, they offered either a new (way smaller) fridge or we could have the same fridge I had, from our neighboring empty apartment. But he said that “we can’t be mad at him if it’s infested with roaches.” 4. There were so many changes in such a short span of time, nobody was sure what was going on. First they changed the gate from a normal clicker to an app that no one could access and didn’t explain that it was actually TWO apps that you had to have to get in to anything. Then it was parking. At first your car just needed a little permit sticker, then they said to avoid towing we had to download another app to register our car and if we had a guest over, their car. Then I heard nothing. Then it was nevermind, we’re not doing that. 5. The package room is a disaster. It’s 1 small room for hundreds of tenants. Packages have “disappeared”, and you can’t find anything. 6. The pool is nice, but the hot tub doesn’t work and is green 80% of the time.
Overall, I’m happy living here. The pool, gym and parking are all great. The property is pretty and the direct access to the bayou is a big plus too. However, my electric bill over the summer was over $500 per month! Their A/C units are outdated and they have no plans on upgrading them (to my knowledge). They’re slightly lower the average price in this area, but with the electric bill being so high it may not be worth it to those looking to save money. The staff and maintenance team and friendly and helpful, my biggest complain here is my electric bill is so high.

Hey there! We are pleased to know you've enjoyed your experience here thus far. Moving forward, we would love the opportunity to review and discuss your most recent electricity bills to see if there's any guidance or service we can provide to prevent this from happening in the future. Please give us a call at your convenience at 713-862-9400. We look forward to speaking with you!
The water heater in the apartment above me burst. It took them 4 hours to finally get to my apartment that had water coming out of the ceiling and out of the walls on my furniture and electronics. I asked to move units as the one I am in has large amounts of water damage and will need extensive work to fix. I work from home and make calls all day, so I made request to transfer units to a comparable unit because I won't be able to work otherwise. The total amount of time to make repairs will take over a week. Not only would they not let me transfer (in this situation that's a mild request) they would only credit me 3 days (AS A GIFTCARD) to make up for the week of work I can't do.
AMLI Memorial Heights is a very good Apartment community close to Downtown and placed equal distant from Uptown and Galveston. IT is very near to lots of shopping complexes, theater district and Parks and Bayous. I have no hesitation in recommending this great Apartment community to anyone who wants to be at the center of Houston!!
Excellent staff and amenities. The floor plans are nice and near downtown, but the gates make it feel secluded and safe.
AMLI Memorial Heights is inexpensive and has one of the best locations in all of Houston. Management is very responsive and the amenities are great.
The complex has a super nice aesthetic with New Orleans vibes and beautiful park views/access. The amenities fit our needs and the apartment size to rent ratio is really great. The two of us can work remotely from home and still have enough space to spread out. The staff are really friendly and responsive.
I love living here at AMLI, overall 10/10 experience!!
We love Amli so much we dont see ourselves leaving until we become home owners. The staff members are kind, professional and efficient. The park is so accessible that it allows for us to get out or even just have convenient picnics after a long day at work. We would not recommend any place but Amli memorial heights. 5 mins if not less from I 10 and walking distance from many places. We even walk to HEB often when we have the time.
AMLI Memorial Heights is everything we hoped for when we moved to an apartment after many years living in a single family home. The management and staff are professional and responsive. The property is beautiful with access to everything that urban living offers - entertainment, restaurants, walking and biking trails. The floor plan is spacious and well appointed. We are comfortable and happy we chose this community and location.
AMLI Memorial Heights is a very nice place to live.
Great location and overall quality. Awesome staff.
I have been a resident of AMLI Memorial Heights for approximately 4 years and I have totally enjoyed the experience. The management and maintenance staff personnel are ROCK STARS!
This is a great place to live. It has it all! I've lived in the Washington Heights area for about 7 years now- this place takes the cake.
This is one of the best places Ive lived. Its very safe. The management and office team are very courteous. Maintenance resolves any issues in an above average time. Ive recommended this location to several friends.
The management and maintenance teams are awesome and responsive, and the location is one of the best in Houston (right on the Bayou, but without flooding during Harvey). The update apartments are beautiful, and the 2-story units give the spacious feeling of a townhome with the benefits of an apartment community. The pool is great, and the access to the bayou make it easy to be active and outdoors even in the summer months. Highly recommend!
So far I love the community and location! Being close to the park, restaurants and downtown is crucial! Staff has been phenomenal so far!
Ive lived at AMLI Memorial Heights for a year now and it has been an amazing complex it live at. The location is perfect, the maintenance staff is great at what they do, and the management team is always so helpful and friendly. Ive never lived at a complex more than 1 year but I plan on renewing and staying at this hidden gem longer!
The management team at AMLI Memorial Heights is amazing! Everyone Ive dealt with has been extremely friendly and helpful. I love the 48 hour maintenance guarantee, I think this is the most responsive maintenance staff Ive ever dealt with in over 10 years of apartment living!
Great location and amazing neighbors! Really feels like a community!
We love AMLI Memorial Heights! We had to move in quicker than we thought and Jordan made the move in process painless. Any questions we had, he always responded with urgency. The apartment was clean when we moved in, we love the sense of community, and how active and dog friendly it is. The location is ideal and convenient. Its close to everything! Honestly, you cant go wrong living here.
Im very satisfied with my apartment . The process was quick . Jessica took care of us. My family and I are very happy living here !
AMLI Memorial Heights is a wonderful place to live. The management and maintenance teams are excellent- friendly, prompt, and top-notch. The location is also prime for commuting to downtown/ getting outside and running/ walking the Bayou.
overall the apartment layouts are nice, and the location is top-notch. My main concern is with the security around the area, as my car was stolen from the garage and was never reported by management due to corporate 'not wanting patrons to panic'.
This is my 5th year living at an AMLI community, and Memorial Heights has been fantastic! Great access to the bayou, great amenities, wonderful finishes in the apartment homes.
Professional, friendly front office staff. Efficient Covid-19 procedures made for easy on-line application, approval & move-in process.
Overall good experience! Staff is helpful and nice, great green spaces both in and outside the complex, kept clean
I love that the buffalo bayou is around the corner and is close to downtown and the Groceries stores. Loving it!
LOVE THIS COMMUNITY AND THE NEIGHBORHOOD FEEL!
Management and leasing team has been great! All emails are responded to quickly! Service requests have been taken care of within 24 hours!
AMLI Memorial Heights is a beautiful property. The location on the Buffalo Bayou trail system makes it a great experience for walking and biking.
This complex is old and AC's are not great yet they still expect market rate. I'd suggest leasing somewhere else that is newer.
Staff is wonderful, access to park is great!
We love our new home at AMLI memorial heights. The proximity to buffalo bayou and other parks, restaurants/bars, grocery stores and shopping areas is great. The views of the bayou and downtown are a huge plus as well! The staff are very accommodating and friendly, and keep the amenities and grounds clean. We are glad we made the choice to love here.
AMLI Memorial Heights has been an excellent complex for us! It is just the right blend of quiet but centrally located.
Wonderful staff and maintenance people. Complex is very clean, well kept and situated adjacent to the park with miles of trails!!
Immediate access to Houston's green space and bike trails.
Intended to stay maybe two years. That was eighteen years ago.
Love the apartment, the location, the team's professionalism, and the pet-friendly environment.
I have loved living at Amli Memorial Heights. The management is excellent and the maintenance staff is wonderful. I feel like a valued resident and I look forward to hopefully many more years here!
Of the four apartment communities I have lived at Amli is by far the best. The staff is sincere, the price is right, and you can beat the price/location.
My quality of life has improved tremendously sense moving to this community. Coming from spring, I never realized how much I was driving even just for a simple store run. Everything is so conveniently located and I couldnt be happier. I can see myself living here for a couple more years if nothing bad transpires which I doubt. The office staff is super responsive and very friendly. I love it here.
Its been amazing experience with Amli community, always enjoyed the great location of this community and convenience to have all stores close proximity. Staff is very helpful and always ready to resolve the issues quickly. Amenities are great and easy to access.
Living at AMLI Memorial Heights has been a great experience so far! The friendly staff, lovely community, and access to the city are all great, and we love our new apartment!
It is a nice place to live. !
AMLI Memorial has an amazing staff, which I cant say is the case for other apartment complexes Ive lived in. Theyre eager and quick to help and always have a positive attitude. Theyre very responsive and the staff alone is a good reason to pick AMLI memorial heights. They made the move in process easy. I also love their two story layout.
This community is in a great location and run by a great team. This is a great place to live, with ample parking and great layouts.
AMLI Memorial Heights provides incredible location and excellent community amenities. The perfect combo of privacy and community engagement make this a great place to call home.
