Trash management is unsanitary and undesirable. The management answers that the only way to handle this better is charging more in the rent fee, even though their fees are almost the same as other brand-new rent communities around the zone with better and well maintained appliances.

Almost 3 months since I moved out and STILL NO DEPOSIT REFUND! Terrible communication and when they do answer its to provide more excuses.
Apartment was dirty with broken very old appliances, cheap kitchens and no window screens when we moved in. Maintenance was ok until the property was sold. Then things really went down hill. 1 trash compactor that was full or broken every weekend. This lead to a massive mountain of trash remaining there until mid week. Air conditioning broke on holiday weekend. Called the emergency line & 5 days later it still wasn’t fixed. Pool frequently dirty & 1 never opened. They left gardening waste on parking lot for months. It was miracle there wasn’t fire. We bought out our lease to get out of there & 3 months later we are still waiting for our security deposit. The few times we can get someone on the phone we are told the check is in the mail. Getting ready to take them to small claims court.
The amount of water charges monthly is ridiculous. I moved there 2 years ago, and routines are the same. We don't cook much because we are always on the go so shower/baths are once a day for a house of three people. Wash clothes twice per week. Yet my water bill is more expensive than electric bill. This is an apartment not a single family home with a lawn to be watered. Everyone is complaining now because its starting to feel like we are being cheated out of money. My water started out at about 60.00 now its almost 200.00, how is it accurate or fair? New owners have taken over the property and I don't see a better future ahead, I feel doomed because I already renewed my lease. You would think they would try to be fair so that people will stay but instead they will continue to loose more tenants by being greedy . Also water has been leaking for days outside so I guess the tenants will be covering that cost too.

Don't expect any real furniture and countertops or appliances. Everything is made out of plastic - the floors are a fake wood that almost feels like clay. It gets messed up easily. The appliances are much older than they should be for what they charge for rent - they raised our rent by $300 for the next year without any added benefits! Nothing at all to justify the raise in the rent, and then they're surprised we're leaving.. No microwave included so keep that in mind. We have had a roach problem since the day we moved in - once came home to find about 20-30 indoor roaches scattered across the apartment. Pest control has helped, but the bug problem has persisted even until now. We have a dog and they accidentally removed pet rent from our statement (without us knowing) and then they went and charged us the $60 we didn't pay without warning - but it wasn't even our fault! They misplaced our pet record forms that I had submitted after we adopted our dog. So tell me how you lose documents on your tenants? That doesn't seem very professional. The people living here aren't clean - leaving dog poop everywhere. There is only one trash compacter for the entire complex - ask me how often I go to throw away my trash and find piles of bags dumped on the floor in front of it? Pretty often. For what they charge, they should offer door-to-door trash pickup. The pools are okay in size for the amount of people who live here - the package hub has been the main pro of this place. We still receive mail from previous tenants - I know it's their responsibility to change their address, but management should also find a solution to this problem. Why do I have to take mail that isn't mine to the front office basically every week? Overall, do not expect luxury apartments because that is not what they are. The apartment is spacious, but luxury? No! They are charging ridiculous amounts for apartments without any justification.

Don't bother moving here unless you plan on having a different price for rent each month,on top of hidden fees,plus there is dog poop all over sidewalks & grass.All of the 3rd floor apartments leaks which helps to feed your new COCKROACH PETS.The masonry is poor in these units there are so many gaps in the walls where your water pipes & etc are which you'll have to fill them up to keep out the COCKROACHES AND HOUSE GECKOS

This property will tow your car without notice nor make an effort to communicate properly while doing so. The property is garbage and extremely moldy.
Good morning I have reported more than 3 times the rotten water that comes out of the faucet that is in the kitchen that is the same as the one in the dishwasher My daughter has been sick with Giardiasis for this reason I find myself in need of writing this review since in the office there are very incompetent people like Ms. Ailin who never solves the problems of the tenants, I have been in this property for more than 5 years and the truth has fallen a lot if you read me do not think of renting here
Hidden fees...your water bill will be at least 70-100 bucks a month for their lack of preventative maintenance so be ready to budget that into your monthly rent along with the admin fees and the 80.00 mandatory cable and internet bill. You also pay 15 or 25 for trash but have to haul your trash to the only one location on the property to dump it in. An area which is always dirty and contaminated with a tall and heavy compactor door that doesn't stay ajar which makes it even more difficult to dump your trash in. They charge you for a gate key 30.00 bucks that's useless because the gate IS ALWAYS BROKEN. They claim the apartments are 'renovated' but they will give you a half renovated apartment at market price with an old bathroom and you have to deal with an ugly white bathroom counter that's unfinished with ugly dingy bath tiles, and ugly old floors. You'll be lucky if you get a clean apartment altogether. Poor Customer Service as well!

Although we do not purposely intend for things to be out of order or for you and your family to have a living experience that is not enjoyable, sometimes things within the community happen unexpectedly and we do our best to address them immediately. With that said, I would like to give you some insight to what we have been doing to take care of the concerns you express and assure you that we are handling each concern as deemed necessary. We will be sending out notices to all community in regards to maintenance's current schedule to pick-up trash throughout the community and common areas in the early morning, mid-afternoon and late afternoon to further try alleviate the illegal dumping of furniture, in which we continue to work on addressing on a daily basis. You may not be aware, but their has been previous gate incident involving gate door being hit causing malfunction. Our gate contractor is always immediately notified and parts are then ordered to fix the gate. Please note that the gates are a mechanical amenity that will sometimes malfunction as the result of incident beyond our control. However, they are always repaired and will continue to be each time. I gave the property manager my 60 days notice. My plan fell through and I let her know a few days later that I need to continue with my already signed and approved lease renewal for June 23. Instead of taking my apartment off the website. She rents it out to another person and has been bullying me into leaving because she said she already rented out my apartment. The system actually already has my new rate up there. I'm still getting charged the increase for the same apartment 1790 instead of 1755 per month. I've had a broken dryer since October. She sent someone to clean it out and now it doesn't heat up at all.

Our records indicate that you renewed your lease early and then returned later to ask if we would accept your 60 day notice to vacate. Since the renewal had not yet gone into effect, we agreed to cancel your renewal and accepted you r 60 day notice to vacate per your request. You then contacted us to rescind your notice to vacate, however, the apartment had already been promised to another customer. As was discussed with you, by law, we have an obligation to the new renter to deliver the apartment that we agreed to lease to them. We apologize if you feel you are being treated unfairly, we are simply asking that you fulfill your responsibility to vacate per the 60 day notice you provided so that we may fulfill our lawful obligation to deliver the apartment to the new renter. We never intended for our efforts to be perceived as bullying and apologize if you were made to feel that way. We do not find anything in our service request records regarding the dryer issue you described but we certainly would like to address that for you right away. Please contact the front office and ask to speak directly to the property manager so that we may schedule a time to have your dryer repaired. The office staff is very friendly and always willing to help. The maintenance personnel responds fast to any repairs needed in my place. The location is great and everything is close by. I feel very comfortable and I am going to re sign my lease for another year.

My husband and I feel safe and its a peaceful and friendly community. Maintenance is prompt and efficient. The leasing staff is welcoming and professional! We wish rent was cheaper but you get what you pay for:)

This property has been plagued with issues. After I signed a 2-year lease, I'm finally out! The complex A dumped thousands of dollars in the "presentable" areas where potential renters will see, such as the lobby and main pool. The personnel are horrible. They never return calls, answer problem tickets, or help solve problems. This complex says it's "gated" but it's not. The gates are always broken and open. The one trash compactor (which costs $15 per month per apartment and is only emptied once a week) and constantly has garbage piled AROUND it - allowing ducks, rats and other animals to hang around the trash compactor and other areas of the complex. There is animal feces around the trash area/complex. This place looks amazing online, the pictures are beautiful and the model apartment is breath-taking but the staff is never around and the apartment complex doesn't put money into the apartments, they only put it into the places the public can see. There are plenty of places around the area with better

Lived here for 5 months and can't wait to leave. There seem to always be something wrong... Maintenance guys always coming in and out of my apartment. There is always trash build up on weekends by the trash compactor and duck pooping everywhere. Talked to one of my neighbors and they said it was a good place a year ago, but everything is starting to go down hill. Another issue is the gate, what the point of having a guard shack with no guard... Also people always tailgating... Since I been here I seen the gate broken over 10 times.

I would definitely recommend this apt complex. The staff seems to take the time to know you by name. Also the neighbors in my building are pretty quiet, mostly families. Good location, near 3 schools and highway.
