Really enjoy the location and people at Mariners Landing. Mariners is located near many restaurants and grocery stores. It is also near public transportation which makes it very convenient. I have met some fantastic people here. They will be lifelong friends.
It has been a somewhat nice couple of months so far. But, the same issue I commented before on and more have been really bothering us. First- still people aren’t being considerate when traversing through the corridor stairway. Especially a few of the neighbors on the third floor. There’s this one lady& guy who always lets their two dogs bark and yell and run ahead of them down the stairs with one of those extendable leashes when they are taking them out. The. There is a couple of kids who purposefully stomp hard on the floors and stairs going up and down. Second- Again with one of the neighbors on the third floor. We keep hearing the people who live above us constantly talking negatively, gosiping, and asking other neighbors about us in the corridors. All we want is to just be left alone and let people be. But hearing gossip about us when we haven’t done anything wrong is just disturbing. I wish there was a sign telling people to please be quiet and respectful in the corridor.

Great size apartments, close to many shops and transportation. Has a real community feel. There are many more reasons we have lived here for over 10 years.
Quiet, clean, convenient to NYC transportation, friendly neighborhood, safe, responsive and respectful management, well kept grounds, boardwalk, pool.
It’s very comfortable and at home. People are very nice and friendly. The River view is beautiful so as the entire premises with greenery. The community is very pet friendly. I couldn’t find anywhere else in the area that I can call “home” so much.

I really like this community! I have been here for 15 years. It is centrally located and the area is very walkable. The apartments are a nice size and management is very nice. Moreover, I have made friends here that I will have for the rest of my life. It truly is wonderful.
A hidden gem in the Edgewater area filled with neighbors who make it Wonderful community. The grounds are always kept clean and the maintenance staff are simply amazing!
The community is clean and the community is super helpful and friendly. We just moved in a few days ago but are already meeting our neighbors and getting help from the community on getting situated.

Management is wonderful! Maintenance workers are very kind. It's really nice living here. They are always working to make it up-to-date. Neighbors are very nice.
There were no actual photos of the apartment to see to make decision. Limited photos were provided later. No blinds is like a punishment, and not telling before moving in date which tops to the severity of situation. Ended up staying a week without blinds as research, measurements, online delivery, installation took time till then an open show for the community. We had some issue with funds and the payment didn't go through the bank didn't charge any of us but the Lincoln apartment company charged for no reason. Absolute unreasonable. So many issues in apartment when we moved in like the intercom not working, fab keys not working, water clot, fire alarm etc it's going to be a month or more to fix this.
Great staff and neighbors - couldn’t have asked for a more enjoyable experience. Small community - but would recommend to anyone if there is availability

Overall the place is great. Very cute community, very conveniently located right on the water walking distance to multiple grocery stores including Trader Joes, Whole Foods, Target etc. Good for families or individuals who want a beautiful, quiet place to live. The only downsides are that the pool doesn't open until late May and you can't take out your own trash (you need to pay $25/month for trash valet to come to pick up one trash bag a day, although not on weekends, which can be invonvenient as it piles up.)

We feel that the property could have done more in terms of rent negotiation either during our lease or renewal given the extremely difficult circumstances during COVID. Had this happened, we may have considered staying longer. At the end, there, I could not justify living there longer with such compromised quality of living for my child (small space with limited areas to go out, an on-site playground would've been nice), no commute (paying a premium to stay home did not make sense when everywhere else was dropping rents), and lack of access to amenities (assuming rent includes the total experience of living at Mariner's with the access to gym and pool, which we did not really get to use in 2020).
We already have my fiancee's uncle move in and her parents are coming next we hope. I also recommended the community to a tenant in the building that we are leaving when I saw him last night!
The apartments are infested with ants, and management is very dismissive about the issue. After being told that the ants come in cycles, and will be a recurring issue, we have sought help from the office which treats this is the norm. Management is never around, it is difficult to get access to packages which need to be picked up in the leasing office which is very limiting to residents. Multiple complaints from neighbors about the way the property is managed. After living in Edgewater for 19 years, this is the worst experience we have had.

I would recommend this apartment to anyone who wants to be close to their work in New York City but are looking for a quiet, nice, comfortable place to live.
