Terrible management, got my car towed for being parked on the RIGHT parking spot. The property manager doesn’t care about her residents, she took all my car information and didn’t bother to check if the right car was parked in my spot. Secondly, they kicked my bf and I out without a notice to do water damage repairs. The property manager is HORRIBLE, She always had attitude, literally does not care and signs off to tow anyone. A real manager cares about their residents enough, otherwise why take our car information if you’re just going to tow our car? Makes no sense.

I love living here great apartments! The staff is super friendly big shout out to German he is super helpful and really nice! Maintenance has done a great job at fixing any issues and the office is always available with any questions I have. The park is only a short distance and has a basketball court! The pool is really nice and big!! They also have a jacuzzi and a gym which I love it!! There’s a lot shopping centers just minutes away! I highly recommend living here.

I loved living there the layout of the apartment is perfect, I would move back here if it wasn’t because I had to leave due to a divorce And it might’ve affected my score , I loved that it has the fitness center, and I really liked the pool, yes the parking is very limited but everywhere else is the same .

I had an issue with my bank account recently and was afraid my rent check would be affected. I brought all the info from the bank to the managers office and the woman there listened to my situation and didn't freak out. She was very calm & sweet, let me talk her ear off complaining and offered me coffee (i was panicking honeslty lol) and really helped me relax. I may have been a bit over the top but she was totally professional and kind about the situation. Everything worked out ok thankfully but I wanted to say thank you to Jennifer in the office for being so nice and helping me in my time of need.
I moved here with my husband three months ago. Place is beautiful with friendly office staff. I enjoy my free coffee every morning at the leasing office. Thank Latricia for help us find our new home . Thank ladies.

IF I COULD RATE NEGATIVE STARS I WOULD!!!! This is by far the worst place I have ever lived. Laundry rooms are terrible. They are overpriced and half the time they don't work. The office won't let you put anything on your balcony and over charge you for everything. They have illegal 'annual inspections' as well as the management trying to 'spy' on you to catch you violating your lease? I don't understand why anyone would want to live here. Parking is a mess, and they will NOT hesitate to tow your car, even if you are only parked for 10-15 mins. The pool/jacuzzi is only open til 8pm?! Plus if you park on the street next to mariposa on smilax, there is a 90% chance you will get broken into. I was also sitting on the balcony one time, while another Mariposa resident tried to rob me. Unfortunately, we didn't get a name or any contact information so I wasn't able to report him. DO NOT MOVE HERE!!!!!

I would honestly rather live in a hole than here. Their parking is horrible. Absolutely none inside the complex and if you do park without a sticker (even during the day for only 10-15 mins) you will get towed. That's $400 to get your car out. If you park on the street next door, you have a very high possibility of getting your car broken into. (Has happened multiple times to multiple residents even me). The management office spies on it's residents trying to 'catch you' violating your lease and threatens to evict you all the time. You are not allowed to hang or put anything on your balcony or its a fee. They overcharge you immensely. The pool is only open until 8pm. The laundry room is a mess, over charges you for such little washing space and most of the time eats your money. (No refunds too). DO NOT MOVE HERE!
Mariposa became my first home away from home. Moving from VA all the way to CA was a HUGE deal. But Mariposa was such a great decision they were so helpful the whole way through the rental process, the complex is well maintained and always green! With it being a gated community that was a HUGE plus I feel so safe walking around at night. If you looking for your first place Mariposa is a great choice for that!

The price was decent for a 1 bedroom 1 bath apartment but what was really irritating and inconvenient was the parking and the parking arrangement. there is a lack of parking space and good luck to you and may the constellations be aligned and the gods on your side if you came home past 6 because then you would have to park outside the complex which was also a pain because the street parking was all occupied. You would have to walk about a block, which felt infinite to your drained and weary body, to get to your home finally. management was never there, either they were at their 5 hour lunch break or they left home 2 hours before closing time. This made resolving an issue complicated. besides those minute details living at Mariposa Apartments is okay. Sort of.

“Okay. Sort of.” Is not what we aim for. Our team always strives to deliver a 5-star experience. We’ve since made some improvements to our parking arrangements. We have a new parking management plan which is enforced by our own courtesy monitors, who keep a careful watch on our community grounds, as well as our onsite management team. Together their efforts have improvement parking ten-fold and have made the experience for our residents much easier.
