Conveniently located near Highway 59, the neighborhood has several major streets running through it that make it easy for its residents to commute to work or school. The neighborhood has access to excellent schools and some are even ranked as top schools in the nation. The Marq 31 team is highly dedicated to serving both residents and guests of their property. They continually have a smile on their face and offer to assist you with any needs you may have while on site. Besides the team, the apartment is always in great shape and the amenities offered are amazing for conducting business meetings, hosting private events, getting a workout in at the 2-story gym, or just hanging out in game room.
My stay at Marq 31 has been overall a very pleasant experience. While no place is perfect, at this complex the good seems to outweigh the bad. All in all, I would definitely recommend this complex if you are looking to stay in the Greenway area. Pros: 1) The amenities here are excellent. The gym is very well equipped and is rarely busy. The sky lounge is an especially good place to host your guests. 2) The maintenance team here is very punctual. I have yet to have an issue that was not resolved within a day or two at most. 3) Very pet friendly. They offer a dog walking service for free, which is unheard of to me anywhere else. 4) The staff is (mostly) very helpful and are very receptive when you need them. Sterling in particular is very friendly and has gone above and beyond to help me out during my stay. 5) In previous places I have lived, attending an apartment sponsored function is the last thing I would ever think to do in my free time. Not the case here. Marq 31 throws some great events hosted by the complex, and are genuinely fun to attend. Do yourself a favor and try them out. Cons: 1) While this complex is usually pretty quiet, the pool seems to transform into a free-for-all party zone on the weekends. The overcrowding is a real turn off for those seeking a nice relaxing day in the sun, as it is dominated by a loud drunken mob. 2) People at this complex seem to have an aversion to picking up after their dogs. There is dog poop everywhere you turn. I can't exactly blame this on management as I have seen them picking up after people often, but the problem persists nonetheless. 3) The majority of my experiences with the staff have been great, but Chris who works at the front desk seems to have a perpetually bad attitude. Asking him a question will usually get you a rude snarky response in return, as if you are wasting his time by simply asking a question. I wish I could say this was an isolated incident, but his hostile attitude has been pretty consistent in all my dealings with him. If you need help and Chris is the only one at the front desk, save yourself the condescending attitude and come back when the other guys are there as they are both very friendly.
This by far has to be one of the best apartment communities in the River Oaks/Upper Kirby/Greenway Plaza area of Houston. The amenities are very nice and the best I ever encountered. There gym is two levels with some of the latest equipment available. The sky lounge provides breath taking views with indoor and outdoor areas. The business center has multiple private conference rooms, and a large one with a flat screen on the wall for presentations. This community has 2 sports/game rooms, with pool, and arcade games. Excellent place to live.
