Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. Property Ratings at Marshall Park Apartments + Townhomes
My experience here so far has not been a great one. So let me explain. When I first moved in, it was amazing... no deposit, top floor, great floor plan with great bathtub/shower. After about a month and a half, I started to smell cigarette smoke inside the building. Management did nothing about it for months. The excuse was we can't know who is doing it... we can't do anything about it. Are you sure it's not coming from the patio/balcony? We do allow people to smoke there. You know when people are smoking inside versus outside. My whole unit reeked. Finally, after the annual fire inspection, the smoking inside stopped. It took 4 months for the smoking inside to stop. On top of that, other residents in the complex must have complained as well because in the news email they send out to remind people not to be smoking cigarettes or Marijuana in common areas or apartment units. Also, beware that something you think that management should cover in repairs may fall to you. Renters beware!

My daughter, her GSD and I have had a mostly positive experience living at Marshall Park. Where there have been issues it's been with other residents not picking up after their dog or being inconsiderate of residents late at night. These issues have improved and the office staff have been supportive in responding to the community needs. I appreciate being able to communicate with our office staff via email or by stopping in to see them.
The only things that would make me hesitant to recommend this community are the inconvenient recycling and call boxes. It is very tedious to have to drive down to the dumpster just to recycle cardboard, and the call boxes, especially for the garage, are too confusing and it is frustrating having to explain it to people every time they use them.
I have recommended this community to friends and family. However, most of them feel it?s too expensive. They don?t see the reason for the expensive rates.
I would recommend the apartment because it feels very inviting and clean.
Maintenance responded quickly and left a note of confirmation detailing work that was done.
Overall positive experience living here, and the upgrades will continue to make this property more enticing.
Grounds upkeep is the only thing holding this place back. It may have looked luxury a few years ago, but the walls and floors in the hallways need work. I was going to say that the courtyards also need work, but it is actually being addressed already!
based solely on this maintenance interaction it was timely and resolved the first time. That is not always the case with a lot of communities

Would not recommend community based on cleanliness of halls, elevator lobbies, stairwells and parking deck. Also number of packages stolen from front door delivery and mailroom.
I would recommend this apartment community because of his awesome conversation. Getting to know us. The maintenance guy, I don't remember his name, and I started having some great conversations about church and Jesus and in that moment I knew I was supposed to be here.
The community is great, the building is overall quiet which makes it good for sleeping.
The facilities are good. People so far have been nice.
Typical apartment issues. Mail missing, the occasional weed apartments, poo on ground, dog pee in hallway. Nothing too major. Seemed to have lots of parking deck gate issues. But office personnel are quick to communicate to the residents and pose a solution to the problem as well as implement the solution.
It got pretty loud from dogs barking throughout the day and there was a constant smell of cigarettes and marijuana. The fire alarms went off regularly which was annoying, and people drove VERY fast through the parking garage. Apart from those things, it was a great place to live.
Maintenance here is fast and amazing!!
To be honest I will not have family members living in Raleigh; however, if they did I would feel comfortable recommending.
I would absolutely recommend this community to anyone. Everyone is so nice and understanding. The staff is attentive, detail oriented and efficient. Bree in the front office is amazing and answers all my dumb questions and Shawn is the most efficient maintenance person I've ever had the pleasure of working with!
There seems to be a problem with theft from the mail room and it may become a concern to people when thinking about renewing their lease.
This complex is amazing but often times dirty. Between residents allowing dogs to pee and poop in the building to leaking trash smells
The building is nice, some of the people who live here are questionable(not cleaning up after pets, leaving trash around), but we have had a good experience with all staff both office and maintenance.
I would 100% recommend this apartment community!
This place has gone downhill since I first moved in 3 years ago. The outside needs power washed and repainted. The grounds are constantly trashy. The parking garage is full of trash and the 6th floor leaks terribly when it rains. I have put up with construction both inside and outside for most of the time that I have lived here. If it weren't for the office staff and convenient locale, I would have left a long time ago.
It's a great quiet place to live
It is a place with all the necessary conditions to live peacefully ... but in recent months I have been able to notice that some "non-residents" violate the tranquility of the complex. A clear example is that they drive cars that do not belong to the complex at high speed, I have noticed that the people who do this type of thing do not have the resident sticker and on the way to the highest levels of the parking garage they play music noisy with the car windows down. It is the only complaint I have about this wonderful place.
The maintenance staff is incredible friendly and knowledgeable. I had a service request and they not only fixed the issue they also fixed a few other issues. They are all extremely nice and always help!
The crew was polite and easy to talk to. They made me feel comfortable. They were prompt in getting things done and cleaned up after themselves. A positive experience that I have not had in the past at other places. Also they repairs they made are still working today, which tells me they knew what they were doing.
Marshall Park apartments has the nicest and also fastest maintenance crew ever! They are always so pleasant to work with and show up quickly after the request is submitted. I always brag about the maintenance team with talking to friends/family about their apartments
I love my apt and the amenities but more than that, i love management. They are kind and transparent, especially in the emails they send to the community whenever something happens like someone crashing through the entry gate, and keep everyone informed along every step in the process. Wonderful management makes recommending MP easy.

I really enjoyed the first 2.5 years of living here. However, the complex seemed to change the last 6 months. It seemed more of a party crowd began to move in, and I felt like there was a lack of respect for other residents (i.e. not respecting quiet hours or the basic rules the complex has in place with amenity spaces). I also witnessed some questionable activity in the last 6 months that raised concerned to friends and family when visiting. Overall not everyone has similar lifestyles, but I started to not feel safe. People were speeding in the community, there were reports of marijuana odors, and the fire alarm was a constant issue. I had also reached a point in my life where I was ready to have my own place and not pay rent.
I loved the location and building. We only moved out because we were moving out of town
I like it was close to the Greenway, but it is too far from grocery shopping and restaurants

Although I rarely hear people on either side of me the noise from upstairs is excessive. I've had multiple guests visit my apartment express shock at how noisy they are. Also the getting in and out of the garage is very frustrating at times due to the retaining wall being down and only being able to use one exit out of the complex
This is a lovely place to live with great neighbors staff!
This is by far the most welcoming, clean, and upgraded communities in the area! The only downside is the newer residents that have moved in over the past few months do not share the same cleanliness, parking, pet (cleanup), and noise guidelines as when we first moved in last spring.
I really enjoy my apartment itself and my living space is great. The community really suffers from cleanliness and upkeep issues. It takes far longer than it should for things around the community to get fixed, the hallways smell awful due to the dumster.

Overall, I'd recommend but add that some residents don't pick up their dogs poop, and 3 times there has been broken glass that my dog could've hurt himself
It is a good community but only reason we did not take it is because it does not have preschool in walkable distance.
Beautifully maintained, office and maintenance staff who are super friendly and responsive (and do a great job of enforcing community policies so that we can all enjoy the community).
The pros outweigh the cons of apartment living, so if they could afford it, we would recommend it.
It is a nice, quiet, safe place to live with luxury finishes and spacious floor plans.
I would like to see more care done to the building. Carpets cleaned more regularly. Stairwells cleaned and/or power washed. I'd like my Juliet balcony power washer occasionally. Frankly it's not large enough for me to stand on and clean myself effectively.
