I wish I could leave a positive review but when you’ve lived somewhere for 5+ years and get overly charged when moving out due to expanding your family (which should be a joyous time) but in turn charges an arm and TWO legs for normal wear and tear. My family and I moved March 2023 and were garnished over 2,000 for trash bags left by mistake (pregnancy brain) and normal wear and tear . Now I’m left with a negative bank account and trying to figure out how to buy my baby’s formula . I saw in another post that they were given the option to lower the cost which all I received were snarky remarks. Thanks for the “wonderful” experience !

refused tool repair a beeping smoke detector up a fifteen foot ceiling for weeks. That's weeks of listening to constant beeping with maintenance saying "oh we need a ladder. We will come back," and then not returning. The office was no help either. If you want to sleep at night find some place else.

The main reason why I moved was because the apartment had weird smell, on doing the research I found out that it was weed smwll coming from the vents, apparently other tenants were smoking weed on a regular basis. The apartment will charge you arm and leg when you are moving out. The service was their 3rd class. Front office staff is extremely rude specially Dustin. They charged me $421 for 2 mirrors in master and guest baths by saying that the silver paint was fading on side of mirrors. They will charge you even for not returning the discount card which they gave me when I moved in first. All in all not a very good place to live.

I moved to this property bc during my tour I feel in love with not only the apartment I was shown but also the actual amenities/community amenities like the pool for instance. I regret this decision with all of my being. The office staff is the absolute worse. I wont get into allllllll of the issues from the pisspore cleaning that was done before I moved in which I have pictures of to the fact I'm just getting a working key to the storage unit which shouldve been addressed immediately. The excuse is they are short staffed in maintenance. And for the love of all things holy don't you dare call and complain about a neighbor. Cause they wont do anything but give you the option to transfer even though you're not the one causing the problem. For the price of these apartments you would expect better. Believe every negative review you read about this place. Its true. Don't be like me. I read the reviews and still moved here. And now I'm paying for it. Its other places here in Short Pump that you can move to. You'd probably get much better service and treatment.

This place may look nice on the outside and in a good location but beware of the property management. They promise a lot but do not deliver. Our fridge did not work for over 5 months. We complained many times but management would never do anything about it. We threw away hundreds of dollars in food to which they responded we should contact rental insurance. I’ve spoken with other residents that have had similar appliance problems and even AC problems and it took months to fix or never was fixed. Many people are planning to move out as soon as their lease is up and one is breaking it early because it’s so bad. I finally wrote a bad review after throwing away another freezer and fridge full of food away at which time they called and offered all new appliances that would be here in two weeks. The appliances never came. Over a month later after complaining repeatedly they finally said that no new appliances were coming and they would move a refrigerator in from a vacant apartment. They moved that fridge in which works, but the door opens into the kitchen blocking the whole already small kitchen off and making it extremely difficult to get groceries in. We immediately called and requested the door be changed to the other side and here we are two weeks later still waiting for the part. The service is here is terrible! When you call into the management office you’re often on hold for a long time or even hung up on. There are many other apartments around here that are very nice. If we had known any of this before moving into the area we would’ve never come.

I encourage all prospective residents to pay close attention to the negative reviews. From my one interaction with a staff member this past weekend, I can believe that the negative reviews have some merit. After viewing and loving this property online, I decided to visit the property in person. I do not live in the Richmond area, and I went on tours at three other apartment communities earlier in the day. I decided to save Marshall Springs for last because I liked that property the most and also because they closed the latest. This site and on the clubhouse door both show that the office opens at 9:30 a.m. and closes at 5:30 p.m. Monday through Saturday. On Saturday, January 26, 2019, my family and I visited Marshall Springs at around 4:15 p.m. The property will easily impress any visitor, and the opulence of the clubhouse excited us. Once in the lobby, we saw a notice on the office door indicating that the staff would not return until 4:30 p.m. My family and I sat in the lobby and waited for a staff member to return. At around 4:30 p.m. a young man (property staff) entered the lobby and immediately walked toward the office door. He curtly greeted us and immediately said that he had to conduct a tour. He asked us how he could help us, and I said that we would like a tour of the property as well. He quickly dismissed me and said that they would not offer any more tours that day--even though we arrived an hour before closing. He suggested that we return the following Saturday, but I informed him that we could not return because, as nonlocals, we took a special visit to view the different properties. He then suggested that we return on Monday, but I gave the same response. The staff member then turned his back toward us and said, "Well maybe some other time. Good luck." My family and I momentarily sat in shock that he so callously dismissed us. He did not ask about the type of apartment I wanted nor did he volunteer his business card or other contact information. He did not offer us any brochures, and he made no attempt to do anything to aid future communication. I am not sure why he treated us so coldly, but I believe that he made some erroneous assumptions about my family and me. I would like to say that I would not waste anyone's time by visiting a place that I cannot afford. I hope that any prospective buyer will consider my experience with the staff if you decide to visit this property. I sincerely hope that you have a better experience than I did.

I currently stay at the Marshall Springs at Gayton West! I wish there was a rating where I could give it 0 stars! The was are Super thin and the people who live above me are noisy and are not considerate. As I read other reviews I’m not the only resident that feels this way. The appliances in the apartment are cheap and constantly break. I've experienced issues with the light switches, toilet, the balcony door and now the bathroom sink. It like a living hell. My family and I are counting the days until we move out of here when the lease is up. I do not recommend this complex to anyone. The gates are constantly breaking and the mail area is a mess and your mail is always getting mixed with your neighbors. Please look at other apartment complex’s in the area before you make the mistake of coming here like me and my family. Only bright spot at this hell hole is Ben at the leasing office. He is nice, but the problems that have been mention is a serious problem.

So we have been staying here for 3 months and we got charged 25 dollars for our trash bags not being tied. However we buy the self tying trash bags where all you have to do is pull the cord. We pay rent thru the online service and they somehow charged us 308 for rent even tho I paid the full amount on the website that they asked for. This place will nickel and dime you for every lil thing instead of helping you resolve the situation. Horrible horrible place. Do not come here it is not that nice

live at Marshalls Springs more then 4 months, and you will start discovering how stupid you were spending that much of monye in a place that has unprofessional staff, dirty grass, poo everywhere, and treated with rudeness. an advice for everybody specially those who have kids" be aware that they have a file that they keep collecting against you and your children if your child broke anything accidentally" even if you pay for it" make some noise,and many other things that can ruin your rental future if you think about renting at any other place when you move from Marshal Spring's,especially if the new place contact Marshal Spring's staff they will fill an application that has a list of your past living with them, and they will make sure to punish you if you ever feel like moving or if you had any incidents with them with out a good explanation. They will use the most accurate words to harm you. I feel ugly every time I enter their office, I feel dirty ever time I walk my dog, I feel that I am working for them, and they are the ones who are paying for me. I don't appreciate this specially that past 6 months, they rented many apartments to group of people that can be more then 10 people in one apartment. The standard of the place is going down very quickly. One more thing I forgot to mention, make sure if you ever thought in renting there, don't rent an old apartment, go for the new. Because you will end up being charged for damages that were caused from people before you and it will start coming out after few weeks! Their favorite hopy is to take photos of your trash . I advice every body who lives there to start taking photos of anything they don't like and post it on their FB page and also send it to the general manager. You pay a lot of money and you deserve to feel classy and appreciated .The outside building is not like the inside! Good luck with your experience at Marshalls????

I have been here for over 4 months and I disagree with most of these reviews. I feel safe here, more than at other places. At least here, unlike many other properties, there is some security here and it is off the main road. Yes, the gates are open during the day, however there are so many maintenance staff around, I am sure they would report something that looked off. I find it quiet and the staff is very nice. The maintenance staff is very prompt and professional. There are several families here and I find other residents are respectful. Yes, there are some people who are not cleaning up after their dogs, but you can't fault the complex for that especially since that constantly remind people to clean up after their animals. I try to be as quiet as possible, but to be honest, I never hear my neighbors. The utilities are very reasonable and I have no complaints. I have lived in other complexes in Henrico County , and they are older and dangerous, just pull the crime reports. Overall, I think this is a great place to live.

Pros: Very clean grounds. There is almost no foot traffic in the area aside from joggers, resulting in almost no litter. The maintenance staff does an above average job in keeping the grounds free from rubbish. There are occasionally some cigarette butts and dog waste in the common areas although this are caused by inconsiderate residents and cleaned quickly. Interior common areas are well-maintained, however some rugs attract dog hairs. Pool, gym, and clubhouse facilities are all above average. Newly built units are generally in good condition. Only issues encountered during my stay involved large numbers of small insects entering through the windows, which could not have been avoided on account of the proximity of the unit to deforestation occurring at the adjacent property causing these insects to be stirred about. Lack of a traditional security deposit. Having moved from NYC, I am used to a ridiculously high security deposit which a landlord will fight tooth and nail to avid repaying. There is no such deposit in effect here. Management's general helpfulness. Staff is usually responsive and helpful when issues are raised. Cons: - Gated community with security gates which are very easily bypassed. The gates are open during the daytime, when most people are at work and most burglaries take place. Electronic key fob door panels can be opened using relatively inexpensive equipment. - Thin walls/floors/ceilings allow for sound leakage, although this is a common flaw with most suburban cookie-cutter construction. - Separation of the two sets of buildings. A resident living in the “far” side needs to make a 5-10 minute walk to do any business involving the office/clubhouse/gym/pool. -Mail/Package delivery issues. USPS does not enter the buildings, and does not employ a consistent action when attempting to deliver packages which do not fit into the standard boxes. - Very high financial cost for breaking a lease. Two months responsibility for rent, along with a flat fee of $2550. If there is any chance that you as a prospective resident might need to relocate prior to closing out the term of the lease, be prepared to take a massive hit. - Management's disposition toward a resident after the intention has been made to leave is absolutely abysmal. No need to phone a resident on his or her vacancy date threatening to hand affairs over to a collection agency after a payment has already been scheduled.
I pay a lot in rent and would expect better customer service. The office manager and assistant manager are unkind and easy irritated by common questions- not great customer service. They are so unkind, my wife refuses to talk with them or go into the office to ask for help. The walls are paper thin and you hear everything...people walking up the stairs, arguing, music etc. As a family we do not find it to be kind friendly for the 10 and over age. They do their best to maintain the grounds, but people do not generally clean up after their dogs. The security gates in the new section are terrible and do not really work, on many occasions guests are unable to come in and sometimes my card does not work to open the gate..and I have seen many people stranded at the gates confused and frustrated. The construction of the new housing development is loud and the debris from the building is disgusting. Overall, I would look around..try to find a place that is quieter...nicer office staff that are nicer and willing to answer your questions.

I agree with the other reviews.it is noisy apartment and you hear everything. The quality and construction was done fast and cheap; even the maintenance crew will say that when they are fixing something in the apartment. The office staff are fake and will be overly kind to get your deposit/money, but once you move in they can be prickly, condescending and rude. I have come in to ask a question and one employee (TK) has looked at me and curtly stated she is busy...and made me feel bad for asking for help...but I am paying for her to be there. There does not seem to be an effective supervisor to manage the office and train the staff on customer service. Also, in the past few months there have been some interesting people moving in and my husband has witnessed some questionable encounters when he is outside. We plan on leaving before we have kids as we do not feel this is a really safe family place. Also, people do not clean up after their pets and you need to be careful when walking on the grassy areas. This is a $$$$$ apartment complex and I would suggested looking at other places ( new and old) before settling here...we wish we didi!!!! Oh and the drive in movie theater they boast about is a big screen in the weight room that comes down a few times a year...nothing too crazy.

Maybe it depends on location in complex and if you're lucky with thoughtful neighbors. My experience it's loud during all hours of day and evening. Extreme noise stomping and banging above and in hallways. I play my tv volume much louder than normal to attempt to drown out neighbors. Residents allow their kids to run and stomp and slam doors. I have lived in other apartment communities and very quiet compared to this complex. Maybe I'm just unlucky in location but it's extreme. Even guests that visit me comment on how bad the noise is inside my apartment from neighbors. I think it's a combination of poor construction and thoughtless loud neighbors.
A lot of issues with noise in the buildings since they are enclosed. The main doors to corridors slam shut. Neighbors slamming doors and stomping in their apartments. Whether you live beneath a family with children or a single person it's going to be loud regardless. You will think they are stomping their feet and moving furniture all the time and then you realize it's just the normal living conditions and construction. Upstairs neighbors washer sounds like it's coming through my ceiling. If you live in buildings facing 64 it will be very loud all the time until you adjust to the traffic noise. Cannot open doors or windows due to noise and exhaust fumes. Upside, the amenities are very nice. The maintenance team are professional and leasing office are friendly. It's a very expensive place to live but pretty overall. If you don't mind a lot of noise such as the kids running in hallways, walking, washers, and slamming doors, you'll be happy here. If you're seeking peace and quiet it's not for you.

I love this apartment. It is close by to Short Pump Town Center with easy access to everything you could possibly need, but is secluded enough to still feel peaceful and quiet. The bedrooms are very large and the closet space is huge. I have no complaints!
The aparments are nice and quiet, and everyone is nice. On move in day, my neightbors greeted me and were very nice. the gates, gas grills and seating areas are a definitely a plus. The inside of the aparment are very nice, you have low pile carpet, stone and laminate flooring, you also have 9 ft ceilings with CFL light bulbs. the windows are energy effiecent as well as your heating/cooling unit and washer and dryer. Last, the leasing terms are great. i have a 15 month lease that I will be renewing when it comes time!
