Not so great to live here anymore, it is unreasonably expensive, ancient appliances, the apartments look like you walked into the 1980s. They don’t fix anythIng even though if you report it broken or dirty. The amenities are out dated and out of order most of the time.

Mass Court is a great place to live! I enjoy living here. The staff are attentive and the gym downstairs is excellent. I would continue to live here so long as my life circumstances allow it.

I spent 4 months looking for an apartment in DC and Mass Court ended up winning because they gave me the most bang for my buck. Yes you have: a year round semi-heated rooftop pool, Jacuzzi (also not that warm); a second rooftop with grills and seating areas, a 24hr business center with 4 computers, 2 printers (never working or out of paper) and a fax machine - local calls only; a tiny 24hr gym, yoga studio, a party room that includes a chef's kitchen and TV (for a $200 deposit) and a coffee bar (that never is supplied). But although the price is right, you pay for these in another way.....noise! Noise from the construction over the past two years; noise from the police cars, fire trucks, ambulances-we are along their main routes to/from their stations; noise from traffic not being able to figure out the newly redesigned streets and relocated ramp to 395 - hence LOTS of honking in confusion, blocking traffic and accidents; noise from the homeless that are having turf wars over the MANY corners from the MANY intersections of the newly redesigned streets. They freely and loudly yell at each other and block traffic. Mass Court does have a website that you can submit maintenance requests, post items for sale in the community section. It also offers a pay online feature with an auto setup. If you can. Another feature which in theory is nice, but watch out! If you have 2 NSF s - no matter how far apart (like 18 months) - they take that feature away - FOREVER! No forgiveness, no "if you're good for x number of months" you get to use this feature again. Gone. Never to return. If you choose to use a credit card, there is a hefty surcharge (aka convenience fee and online web payment fee)! Apartments come with a "full-size" washer and dryerstacked. And the setting for the dryer is so low, it takes several times to dry a "normal" load. When I moved in I had maintenance come and check it out and they said it was set correctly. :-( I guess it comes down to what do you really need and what are you willing to sacrifice for it? The building itself has no faults. What disgusts me is the leasing office and the way they treat their residents. Actually, the locks they use in their rooms are nearly the cheapest option in the market, The washing-machine is old-fashioned. I can be pretty sure the devices they provide to their residents are not so good as they appear or claimed to be. The leasing office tries to SQUEEZE every bit of coin from everyone living there. When you set up the lease, they charge you all kinds of fees with LIMITED options of payment. They are NOT RESPONSIBLE for your safety and the conflicts between you and other residents. The ONLY things they do is to SQUEEZE EVERY BIT from EVERYONE there. Every applicant must pay $75 application fees, and the insurance is mandatory, which is a good way to discharge their responsibilities. IF you told them you want to change your apartment, they would Warn you they would send you to collection office and they will SUE you. When you want to let someone takeover your lease, they try to SQUEEZE $500. When you want to change locks, they will SQUEEZE more than $50. They WILL TRY EVERYTHING you do not know and USE the things that they haven't told you to SQUEEZE MONEY. When some of my friends want to change to a smaller unit, they take away two month's deposit which is more than $3000. When my friend want to change the locks, they are reluctant and try their best to charge you more fees. The location of this apt is really GREAT, the way the leasing office TREAT their residents is REALLY BAD, and I have never seen such DISGUSTING leasing office before.

Going out of my way to write this review! Whoever the doorman was on today was the sole reason why I walked in and walked right out of this building - not only did he have a nasty and condescending attitude towards me, he was incredibly rude to another two tenants who entered at the time. Congrats man! You're the reason I'm not even interested in renting.

I've had serious security concerns regarding this building from the first week I started living there. I would literally see the front desk buzz strangers into the building and then not say anything as they walked by the desk. What's the point of even having someone at the front if they're going to do that? Not to mention the side doors don't close all the way, so anyone can come from the alleyway into the building through the side door. My concerns came to head in December when a resident was robbed at gun point and shot in the stomach right outside his apartment door. I mean, seriously? Why am I paying so much for this kind of service? I couldn't wait to leave and I would tell everyone I know to stay far, far away from this place. From the security, to the building management, the place is an absolute nightmare.

I actually took the time to make an account, just so I could write this review. Management is an absolute nightmare, I have literally never dealt with more incompetent people in my life. I normally don't complain or even bother with these reviews, but I'm not even kidding this place is the worst. Google "mass court apartment shooting", that should give you a nice idea on how secure and safe the apartment is. Don't be fooled by the amenities, like everyone else has been saying--almost every apartment in this neighborhood has the same stuff.

absolutely terrible building management. they get a large flow of law students because it is so close to georgetown, so they don't really care about their residents after they sign a lease. they have serious security problems, there was a shooting in the building during the winter and they were really sketchy about tell us, almost to the point of it being deceiving. you can still easily access the building through the side doors or stairwells (I know people who have done this). sure, it's close to the law center and has nice amenities but there are literally dozens of apartments that are within the same distance and have the same amenities. trust me, it isn't worth the trouble.

Where do I even begin? There was a shooting in the building, an attempted robbery to be exact. Building security is so inadequate that someone got into the building, made it to the top floor, and shot a resident. Not only that, but building management didn't contact us for over a month about the "incident." I mean someone was literally shot, I'd call that more than an "incident." After enough residents complained about not feeling safe, the building issued new keys but it took well over 3 months to get them. For example, the shooting happened in December and I got my new key in April. You can still get into the building without a key by going through the side doors and into the stair well, but I guess they decided not to fix that part. Besides the shooting and their attempt to downplay it, I've had more issues with maintenance than you could possibly imagine. I had cockroaches in my apartment (management said it was because of my proximity to the trash chute) and it took over 2 weeks to get an exterminator to come. I actually had to hire a private company and pay out of my own pocket to get the cockroach problem fixed. I get it, it's a major city and cockroaches are kind of a given--but they literally didn't get someone to come in for 2 weeks! I was able to call a company and have them come out the next day; so I have no idea why it took them so long. Sure the amenities are nice, but literally every other apartment complex in this location offers the same amenities. The leasing agency and management are nice enough when you first get there, but I can promise you that once you're a resident they could care less. Perfect example: my AC has been broken for over 2 months now and they only gave me an AC window unit about 2 and half weeks ago.

Nicole is the worst and the rest of the staff is not much better. I arrived at 5:05 after leaving work early. when i arrived i was told there was no way for me to be given a tour. I needed an appointment yet the site made no mention of requiring an appointment and the leasing office closes at 6:00. I called 202-898-1208 twice during the day, no one answered or called me back. The young man at the desk told me the fair housing law would prevent the leasing office from giving a tour. I asked how the law would prevent me from getting a tour when i arrived at 5:05. I could see two people sitting in offices in the leasing office. I said this was not acceptable and i wanted to speak to the property manager. At this point i was told she was not on site and that i would have to come back tomorrow to speak with her. As i could see her in her office. I said I wanted a business card and that i thought he was a lair. At this point he went to the back and got Nicole. When she came out front she said "i hear you did not schedule an appointment." At that point I was more than a little frustrated. I was them told industry standards require an appointment and it does not need to be included on the website. Nicole did offer to make me an appointment for tomorrow before 5. I declined and you should too.
Overall, the building is great, the amenities are excellent, and the staff are friendly and helpful. The location is wonderful, too, with a metro station 3 blocks away, a 24-hour drug store across the street, and the best pizza in the city right downstairs. HOWEVER, in the two years I've lived there, the building has suffered from frequent issues. The air conditioning is on the fritz at least once a month, the elevators take turns breaking down, and the water has been shut off at least half a dozen times. The wi-fi is also truly terrible, and the building has an arrangement with one service provider so you can't seek out better options. Still, I'd rate my living experience as positive overall.
I moved into Mass Court in May 2015 and my experience has been great so far. The office staff and conceirge staff are wonderful and friendly. The conceirge desk is staffed 24/7 which is great for people who work late like me. I have used the pool and rooftop deck and both are kept clean. I have not had issue with noise. There is a grocery store and Walmart within walking distance of the building. My only issue with the building is the parking garge fee is very expensive and there is not a lot of street parking in the area. Otherwise I love my apartment.
If you want to live in the heart of DC, this is the place! Walking distance to all the great attractions and near three metro stops. Apartments are clean and well kept - and the concierge desk is great!
This is the perfect building if you want a quick walk to the metro, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful. The stand out feature of this building is the amazing amenities: one rooftop has a year round heated hot tub & pool, grills, tables, loungers; a separate rooftop with grills, couches, tables, fire pits, and heaters. Views of the Capitol and the Washington Monument. Watch out for summer weekends though, its often a frat party. I took off one star because much of the building lacks quality. The finishes look great at first but upon further inspection are pretty cheap and flimsy. The maintenance staff could be more capable, they often seem to have no idea how to fix things and it takes way longer than it should.
I really enjoy living in Mass Court - I've lived in a few luxury buildings in DC and this is one of the nicer ones. The amenities like the pool and rooftop make it worth wild to live here. I moved in right before the construction started, so that was hard to adjust to as sometimes the main road is closed. Luckily, I don't drive and this apartment is near all the major metro lines. The apartment itself inside is nice and the people who live here are pretty friendly for the most part. The staff is pretty awesome as well. Overall, it's an enjoyable experience to live here and be apart of the community.
The building is great. Filled with young, friendly people. The staff is very nice and typically accommodating, although it does take a bit of time to get maintenance issues resolved.
This is a great building if you are a young professional or law student. The apartment has all the amenities of a luxury building including a newly renovated rooftop and party room, a lane pool and a hot tub open year round. There are lots of bars and restaurants in the area, and the location is easily accessible to all modes of public conversation. The only downsides are that the apartment rents out some rooms short-term visitors and also allows people from a nearby hostel to use the pool.
