Property Ratings at Matrix Midtown
Please please please do not live here. The building was renovated in 2016 but the construction was terrible. Things are constantly breaking and the walls are paper thin. The other day one of the "secure" doors was broken and had to be replaced letting anyone walk-in who wanted. Yes it is close VCU and not the most expensive place but do yourself a favor and stay as far away as possible.
Walls are VERY VERY thin. Look elsewhere if you want to live in peace.

I currently live here and wish I had chosen somewhere else. The building was thrown together quickly so it has plenty of problems. Pros- All inclusive rent One parking spot per unit Close to VCU Cons- Walls are thin- I can constantly hear my upstairs and next door neighbors Built very quickly so things have been breaking left and right You get a parking spot per unit, sure- but the lot is so small, the parking spots are tiny and I'm afraid one of these days someone is going to clip my car. The dumpster is also positioned in a terrible location cutting the parking lot in half and leaving only a small gap to get between the two artificial halves. The property manager Britt has been useless and virtually unavailable. The fine print in the lease says that they will raise the rent price after one year by 4%, unfortunately we caught it after we signed and are already making arrangements to leave after our year is up. Going off the dumpster, there is a second dumpster from a neighboring business that reaks. The whole parking lot of the building smells absolutely terrible because of it. Overall, I would absolutely look elsewhere instead of moving here. The rent isn't competitive enough to make it worth it. Plenty of other, nicer apartments run by nicer property managers close to either VCU campus.
