Milwaukee's Historic Third Ward district is a fascinating and architecturally impressive commercial, arts, and residential area with a wealth of creative businesses and artists. Located at the mouth of the Milwaukee river, this former warehouse district has become a booming mixed-use area with a lot of charm.
Located just south of downtown, the Historic Third Ward is on a short peninsula wedged between the convergence of the Milwaukee and Kinnickinnick rivers into Lake Michigan and is adjacent to Milwaukee's famous Summerfest grounds.
The neighborhood is home to award-winning restaurants, the Milwaukee Institute of Art and Design, dozens of galleries, and unique specialty stores. In 2005, the Milwaukee Public Market opened its doors, showcasing dozens of vendors and artisan culinary specialists.

Property Ratings at Maxwell Lofts
You pay an outrageous amount for surface parking that is not managed so visitors park in your spot and then you have no where to oart but the street. Poorly designed garage only small compact cars can fit somewhat easily. Management is not responsive. Doors are broken on the property. Other residents just let their dogs crap in grassy places by the door and don’t pick it up, very inconsiderate.
I have had constant music, party, and stomping coming from the unit above me, in which i have a text trail with Crystal/Jennifer. There was a day where i heard obnoxious females yelling while loud music playing in the background. I was working from home ( this was in the afternoon hours) so this was extremely inconvenient for me. I went to the leasing office to inform Jennifer in which she informed that she "knows who lives in the unit above and it's not females, it's a guy" (LIES) Jennifer informed she would need to get a unit number to send out a notice. Well......... I did my research online after "a couple and their children" where looking for their AIRBNB, and of course!!!!! a couple minutes in and i can hear the kids running, shoutting, and jumping above me!!!!!! it turns out Jennifer has lied to me about it being a "guy" when indeed it's an AIRBNB above me which is really inconvenient and totally violates the lease noise ordinance. After texting management about this AIRBNB no one denied it, I was given a phone number to call which is basically linked to AIRBNB to call whenever the noise gets out of hand. All tenants have the right to “quiet enjoyment” of rental properties, this was nowhere stated on my lease or tour that I would have to deal with strangers above me making noise.
Privacy is a concern with thin walls that seem to be poorly insulated. Also, the ceilings are exposed which looks nice but is very loud when people above are home. Wish they had just sealed the ceilings off to make it quieter.
Solid deals running, but a lot of inconveniences from what I hear. Going to check out some of the better options around this block radius instead.
Have tried calling for a tour and trouble getting anyone on the phone during their “open” hours. Area also seems sketchy with few other residences around. Not a good impression as we look for a place in MKE.
Despite a nice location near the Third Ward, this building has downsides that you only realize once staying here. The garage is difficult to enter unless driving a compact car and car break-ins were frequent before winter weather. Not a fan of the echo-y hallways either.
Lots of issue with the building the most recent being outrageous utility bills beings sent to residents for trash that were much higher than what we were told before moving in. Most recent bill was $80 for a 29 period for trash and sewer! Everyone who lives here can’t wait for their lease to end so do yourself a favor and look elsewhere.
The location is amazing and the appliances/windows are great, I really enjoy my time here. However, moving in was very confusing with no instructions on the process or utility set up. I often times hear all neighbors around me and the windows do not open up, making the utility bill higher than it needs to be (with air flow). Additionally, do not expect to have reliable parking if you have a vehicle. There is extremely limited surface parking (with a long wait list) and there is absolutely no safe way to get your car into and out of the underground parking. I have scratched my front bumper on the very tight turn and it looks like everyone else has that problem. With a more organized property management team, I think this property has a bright future.
The location is perfect, walking distance to coffee shops, breweries, restaurants, and the lakefront. I like my unit, especially the appliances and waterfall counter top. I'm on the 5th floor and noise has not been an issue. The property is dog friendly and my dog is enjoying meeting the other neighbor pups. The biggest concern is the garage parking- my individual space is plenty large and the garage itself has bright lighting and feels safe. The door to enter/exit is extremely tight and difficult to get in and especially out. After living here for 2 days I scraped my front bumper on the metal wall coming out, and noticed that every single car in the garage had the same scrape on their front bumper. Other than the garage situation I am happy living here!
The place is brand new and great quality on finishings. In unit washer/dryer and good appliances. Moving in was super easy and management helpful during these times. Plus, the location is a great mix of proximity to downtown, yet in a quiet neighborhood with ample street parking. My biggest concern is the lack of sound proofing in the ceilings above. With exposed wood and little to no insulation, you hear every single footstep, every chair move, and every item dropped on the floor. No matter how nice a place is, this constant annoyance is something that really detracts from everyday life. For the cost of rent, this is a negative that might make some look elsewhere unless on the top floor.
