Milwaukee's Historic Third Ward district is a fascinating and architecturally impressive commercial, arts, and residential area with a wealth of creative businesses and artists. Located at the mouth of the Milwaukee river, this former warehouse district has become a booming mixed-use area with a lot of charm.
Located just south of downtown, the Historic Third Ward is on a short peninsula wedged between the convergence of the Milwaukee and Kinnickinnick rivers into Lake Michigan and is adjacent to Milwaukee's famous Summerfest grounds.
The neighborhood is home to award-winning restaurants, the Milwaukee Institute of Art and Design, dozens of galleries, and unique specialty stores. In 2005, the Milwaukee Public Market opened its doors, showcasing dozens of vendors and artisan culinary specialists.

Property Ratings at Mayer MKE
I lived here for 2 years and really enjoyed the apartment. Amazing views of downtown and very quiet in the apartment. Modern finishes, tons of closet space and walking distance to anything in downtown Milwaukee. If there were any issues, the staff were very helpful and addressed my concerns right away.
I absolutely loved my time and experiences with Pieper Properties. I moved to Milwaukee Fall of 2022 and being new to the city, had no idea where to live. Georgia from Pieper & everyone there, honestly, were always so so helpful. Emails were always responded to in a timely manner, maintenance requests serviced with great care, the list goes on. The Mayer is a great place to live. Not only are the units beautiful but the location makes it perfect. My biggest concern was the sound level when considering the apartment, but despite the construction & being in the Third Ward, my place was pretty quiet! I'd highly recommend The Mayer especially if you're looking for a place in the Third Ward!
I was lucky enough to be one of the first tenants in this building. The lofts themselves are well built: hard wood floors, tall ceilings, big windows, lighting, etc. with excellent appliances. I was a little worried about living in a busier area but with the windows closed you shut out all the outside noise if you need to. The management here is also very responsive and helpful and updates you with everything that is going on. The area itself cannot be beat. I walk everywhere from here: festival grounds, lakefront, museum, bars, restaurants, etc. Uber is always in the area so you can pretty much get anywhere in downtown for $5 with only a few minutes wait. Another big bonus is the Milwaukee Public Market across the street. I don't need to store a lot of things in my fridge; just go to the Market, get a chicken breast or brat and come home and cook. The River Walk is across the street and there is a dock you can use if you want to kayak up and down the river. Some nights its fun just to walk along the river and see all the boats and kayaks on the river. There is still some construction going on on the upper floors and there isn't a gym built yet (I think there is word that it is still in process), but there's a Gold's Gym and Planet Fitness a few blocks down the river. Each unit in the building it different so there is some variability between sizes and prices. Also, parking is limited and extra and no guest spots.
