Property Ratings at Mayfair Gardens
I moved here after my grandmother lived here a few years back. The apartments were clean and well kept. Both Lois & Jimmy made the entire experience great and at an affordable price too! I highly recommend Mayfair Gardens
I have lived at Mayfair Gardens for 5 years and have enjoyed it very much. The grounds are kept clean, the staff is very friendly/helpful, and it has all of the amenities. Location is great with groceries, restaurants, and everything you could want within a mile or so. Pathways were always cleared quickly when it snowed and the parking lots were plowed as well. Whenever I had an issue it was resolved quickly and I was provided with updates. I recommend this property to anybody who is looking for an apartment!
If you want to live in a place where no residents care about each other’s vehicles, this is the place. The number of dings on the sides of my car that regularly occur is horrendous. Management also allows vehicles with no license plates to take up parking spots in the lot for months on end. With that said, the apartments are in good condition and reasonably sized.
The leasing agent for this property completely turned me off from renting here. Extremely rude and won't answer questions without an attitude.
The management company is miserable to work with. Looking at google reviews for the company shows that I am not alone in this. It has been 3 months since I left the apartment, and I have yet to receive my security deposit. I did the final walk-through with the superintendent where they found nothing wrong with the apartment. I have written them letters, called, and emailed them numerous times, most of the time I don't even get a response. The only time they contacted me was to get my new address (even though I already gave it to the super during the walk-through) and they assured me that they would be sending out the check that day. That was a month ago, still no check, still no update. The apartment itself isn't that bad, though the price is very high for the complete lack of amenities. I honestly probably would have given it 3 stars if it wasn't for the hassle trying to get the security deposit. Also, just an FYI, as of April of 2020 the only way they accepted rent payments was to mail them a physical check...
My wife and I lived here for almost 4 years and we just recently moved to a house. Our time at Mayfair was great. The location is perfect, right across the street from all the essentials and very close to the highway. The apartment itself is very modern, with updated appliances, wood floors, and fixtures. The people in the complex are also incredibly friendly, especially the super, Jimmy, who lives in the building we were in. He was always incredibly friendly and whenever we had an issue, he was quick to respond. One time in particular, our heat was not working, he immediately came to our apartment and did everything he could that night to make sure it was up and running. We were actually living here before Jimmy took over as super, and I cannot stress what an upgrade it has been having Jimmy around. Overall, living here was a great experience and we would absolutely recommend it!
Enjoyed my time here in a very spacious 1 bedroom apartment. Apartment was recently fully redone on the inside. Jimmy the super was great. Always responded quickly - i even locked myself out and he was able to get me in. I already miss this place.
Rented a 1 bedroom apartment. Brand new kitchen loved living here all this months neighbors are very nice! Jimmy the supper is amazing he helps you at anytime and whatever needs to get done he does it!!! every time I needed something in my apartment it was fix an done!! the buildingS are kept and save smoking free. Clean laundry rooms are Available on premises. There is parking all the time. Highly recommend if your looking for a new place to live this is the place to be. Lois is great at her job an works fast on getting all your paperwork together to make you move fast an easy!! Love living here.
We've spent 15 months at Mayfair Gardens since 10/14/2015 & our experience was far from excellent. The outer façade was updated, inside of the buildings not so much. As advertised the rooms consist of modern amenities; two bedrooms, fair closet storage, wood floors, cherry wood kitchen cabinets with stainless steel appliances, full bathroom, but that’s where the positives end. Tenants don't have control over the heating in their rooms; it is excruciatingly hot to the point where you have to open a window, especially in the winter & we had ours open during one blizzard. We mentioned about the heat to the super & said within the year that the issue would be resolved (15 months later nothing has changed). Early 2016 the cesspool backed up & made a huge mess on the floor. That was particularly disgusting because one of the machines was still filled with cesspool liquid & ultimately forced us to go to the laundromat. The exterminator comes twice a month. To find out from the exterminator that other tenants have bugs in their apartment & they came from their rooms into ours is unsettling to say the least. We weren’t happy with the response time & communication. No post on the bulletin board about the cesspool issue as well as being up to date with having it fixed. When the vacant apartments needed to renovated we wouldn’t be notified of such notice. Waking up to noise around 7 a.m, unannounced, isn’t the way to conduct business. A heads up the day before would’ve been appreciated. Once unannounced they turned off the water. Parking is insufficient if you live further away from the lot, leaving you to park on the street by the sidewalk, if you’re lucky enough to get a spot near your building. The gate to the back entrance is locked up at night because management doesn’t want outsiders to use the trash bins. Downside is that it makes it inconvenient for tenants who live right near those buildings to park. Not all the tenants were considerate. Most of time we heard stomping from the people living above us. Twice they blasted their music at an unacceptable level that we hear it from downstairs. Day/Night we would hear the doors slam. We've spoken to the super about these issues but he either look at us with disbelief or shrugged it off. It’s not handicap accessible. Lastly it would be best you have things for your kids to do/play with because there is not much to do there. Long story short Mayfair Gardens wasn’t a positive experience for us.

Management is sorry that you had a bad experience, if only you would have contacted management or wrote us an email or picked up the phone to let us now the troubles you were having. Only telling the super and not letting upper management aware could have help you. We have replaced the prior super with a new one because we were unhappy the way he attended to our tenants. As far as the heat goes we are under contract and started the boiler replacement starting this August, we would have liked to of done it sooner but wanted it to happen during the summer month when heat is not needed. As far as water shutting off sometimes there are emergency's that happen and we have no chose, if we know we have something to do we do put up notices the day before we plan on doing work. To All reading this, we Management take great pride it what this complex looks like and want everyone of our tenants to be happy, if you live hear and have a concern please let us know.
We have been here since October, 2016 and could not be any happier with the apartment. Our two bedroom updated apartment is equipped with modern amenities, our kitchen is beautiful and the closet/storeage space is outstanding. The parking is ample and during this snowy winter the maintenance did a great job removing the snow from the walks, parking lot and laundry areas. Lois, the leasing agent is wonderful to work with! She is "hands on" in all aspects. If every a question or concern arises, I can text her and she immediately responds. Lois makes us feel as though we are living in an exclusive apartment with personal attention without the pricey rent. We would recommend the Mayfair Gardens in Commack, NY to both families and single occupants.
Moved in two months ago and it's been terrific! Our very bright and spacious 2-bedroom apartment with soaring ceilings is brand new and modern with wood floors, a cherry wood kitchen with stainless steel appliances and beautiful countertops, an all new full bathroom and closets galore! The grounds are beautiful too and the laundry rooms are clean and always available! In the highly-rated Commack School District, Mayfair Gardens is a lovely place we call home!
I lived there for three years. The previous property manager was too busy to properly take care of the property, because he also had properties in New York City to take care of, but Angelo and Lois have worked hard to address whatever issues come up. I only moved due to a financial problem (job loss). The Super, Mike is available on the cell phone and will call you back or come in an emergency. Since Angelo and Lois are now managing the property, the Super has scheduled maintenance repair work, so you may have to wait if yours is not an emergency and he is dealing with an emergency situation. You can send maintenance requests online, drop one in the mailbox outside the rental office and call in an emergency. Some of the bldgs. need more renovating for infrastructure, but as long as you ask and follow up with them, they will try to fix things. The buildings are old, for each apartment that was renovated on the inside, they removed everything down to the frame, they gutted kitchens, bathrooms (entirely), bedrooms and living rooms. Give them a little more time to get it up to the standards you expect. I previously lived at Heatherwood, every bldg. in the complex I lived in had plumbing problems (backups), in the three years I was there, they did not resolve them. Mine was only resolved because I lived above one of the maintenance offices and I called Ray the plumber and paid him myself to get mine fixed.
This company does not care about anything...... Roaches, heat issues, customer service is bad. just look good from outside but inside is horrible. this company just care about your money.... do not give your money to a company that does not do anything for you.

My name is Angelo, the new manager at Mayfair and have worked very hard in the past year and a half to beautify the outside and working on all the interiors of the complex with all new laundry rooms and equipment, there is a lot of work still to be done and we work daily on correcting issues. At this time I currently don't know of any bug issues, for the past 1 1/2 years we hired a new exterminator company who comes every two weeks to maintain the entire property and no one calls me with any complaints. Because of the new renovations to the outside along with the inside our rents have gone up, but we still are priced accordingly to the neighbor hood. We pride ourselves on customer service if you have any questions please call us at 631-624-3355 and see we answer the phone and if not you WILL be called back shortly afterwards. Thank You Angelo
I have been a tenant for 22 years and raised 3 children here. There were many issues in the beginning, however, the new management team has done an absolutely wonderful job! They are helpful in any way possible and always come to resolve issues in a timely manner. I am very happy here and love the beautiful landscaping. It's a pleasure coming home to Mayfair Gardens.
Roaches present. Can't control the heat so the apartment is unbearably hot, as management says "open a window".
Property Manager at Mayfair Gardens, Responded To This Review
We appreciate your concerns and have been working hard to rectify the issues. We have the exterminator there once every two weeks. We are also in the process to update our entire heating system with modern controls. Thank You Management.
We just moved in A few months ago to these band new apartments only to find out they are infested with roaches. Nothing gets done about it except a nasty email saying no body is dead... I guess that's what it'll take to resolve these issues, someone dying. Great management let me tell you. These rent specials are a joke. Don't even waste your time trying to call management because they won't call you back EVER.
I completely regret moving in here. This place is not kid friendly what so ever! Completely over priced and you don't get much at all. There are apartments down the road for the same price and they have work out centers, pools, tennis courts. This place has nothing but rude staff
New management took over these apartments. I've lived here since 2010 and these apartments were never the nicest but the rent was in line with what you get. The new management has renovated the outside of the buildings but nothing has changed with regard water temperatures are constantly fluctuate. When I take a shower I feel like I'm playing a video game because I can't let go of the knobs. One minute it's Luke warm to cold then the next minute it's scolding hot. They don't turn on the heat until the temperature hits 45° outside So when the temperature is in the 50s it's so cold you have to sleep with a sweatshirt and double layers and I'm a man. In the winter it's boiler heated and it's so hot you have to open a window because there's no regulation of temperature in these apartments. They've just put a gate up to the back entrance and they lock it at night because the new management is worried that other people are using their trash bins but this makes it very inconvenient to get into the parking lot. I once complained about the renovations and the damage being done to my apartment and I was told that I was ungrateful and that we the tenants need to be patient because they were trying to make it better for us. The basements are constantly flooded and that is where they have the washers and dryer's which are constantly broken or full of mud. So now I have to schlep to the laundromat once a week because none of the buildings have working washers and dryer's. Not to mention the due to the outside renovations they're raising everyone's rent an astronomical amount forcing families that have lived here for years out to new apartments in the greedy cash grab. They want 2350 for two bedroom apartment and of that cost you might as well buy a house. These apartments or more hassle than they're worth and with the price they're asking for now it just doesn't make sense. I would steer clear of these and look somewhere else that has more fordable prices and better amenities.
Great Renovations, beautiful apartments, with loads of light illuminating each room. Great helpful and very kind staff, everyone was really helpful and the Leasing agent took her time with me to show me all the different units, definitely made me feel comfortable through the whole process. So excited for my new cozy apt. I'll recommend this place for anyone!
My fiancé and I have lived here for 4 years. The new management took over and things have been awful since. We're moving out on 10/1/15 so if anyone wants our over priced one bedroom, come and get it. Nothing here works, especially the water heating system. If you have a neighbor complaint it's met with shrugged shoulders and a suggestion to call the police. Second floor apartments are not required to have carpeting. Rent hikes are insane. I would not recommend this place to anyone. I could honestly go on for pages.
They may have improved the outside I'm a resident here and would advise all to stay away. Laundry in basement which is always flooded and cess pool backs up in there dryer does not work u have to walk to another building to dry your clothes. More than too many times there is no hot water boiler problem ask to see the basement I have been hearing the laundry room will be fixed for 2 months now. You call for something fixed the say tomorrow never happens.
