Management company needs serious improvement - mishandling of several safety related concerns and their response was garbage. Had garden window kicked in during week of polar vortex and was a fight to get bars on the windows; they would not reimburse for astronomical heat bill due to us cranking the heat as a result of having a broken window...No reimbursement for when we had to live somewhere else because we couldn't keep the apt warm enough. Other issue -man on our back porch that cut a hole through the window screen of bedroom window - no action taken by CLK Managment. They have us the runaround and lied to our neighbors about "having this under control." Took months to get even a light installed (we ended up buying one ourselves). Honestly avoid at all costs - beware. Disappointed with the experience and hope they start caring for their tenants' safety and wellbeing. Apt itself is decent quality, maintenance is relatively responsive.

The rent is a little high; but in-unit laundry, dish washer, exposed brick, great location. sounds worth it. In Chicago it's kind of hard to find for a reasonable price, and we got 1 month free. A few months into living here, my new neighbor's dog starts barking all night. We have a dog too, so I was reasonable the first couple of nights and sleep in the living room, because the dog is probably just adjusting to the new home. NOPE. Dog barked all night and management did nothing after I complained. A couple months into the barking, we get a notice that they are raising rent by 10% and my roommate and I had a good hardy chuckle and moved. I now get a full nights sleep :)
It would take me forever to list out all the negative things that have happened to us at this place, so I will just say this. Do your research, all the reviews have the same themes.... they don't address resident concerns, they provide different information to different residents, I have felt seriously unsafe a number of times living here, they just installed cameras a few months ago after residents begged them, after not one but two cars had been set fire in the last year. This place is a magnet for bad things happening, and it doesn't help that management has zero competence in addressing those bad things.
They held a contest to have people write positive reviews on this site...7 months ago....This company is the worst. Everything you read below is true. They are the cheapest. All you have to do is look at the landscaping and the blinds in the windows. They don't take care of the property. Check out all the packages sitting in the mud at the gate. I have had multiple packages stolen because the company refuses to accept packages. This place is terrible. DO NOT RENT HERE!!!

We regret to hear that you are unhappy with the property. We would like to address specific concerns about our community upkeep, as we feel we do a wonderful job maintaining the property and try to give our residents a great place to call home. In 2016 we completed interior apartment renovations. Each apartment received stone countertops, high end finishes, wood floors, washer/dryers, new appliances, etc. All blinds are white faux wood, that are above the standard for most buildings. Since owning the building we have completed extensive building/property capital upgrades to ensure the property functions properly and to maintain a beautiful asset in our neighborhood. These projects have included adding additional exterior lighting and upgrading hallways. Each year we add landscaping improvements. Last year, we focused on the parkways and this year we’re adding to the courtyards. We take great pride in our community. Lastly, you are correct that we do not accept packages on behalf of residents. Because our address is different than the resident addresses, the carriers will not allow us to do so. After their identity has been confirmed, postal carriers may be buzzed in by the Residents to their courtyard and into the glass lobby where packages may be left. If the residents do not buzz them in, some carriers may choose to throw their packages over the gate. We have received no complaints of anyone getting their packages stolen for this reason. Our recommendation is to monitor the tracking on your package to ensure you are available to accept it or require a signature for the package to be delivered. Again, we hate to hear that you are dissatisfied. Please reach out to our office and discuss these concerns with our team. We would like the opportunity to win you back!
I have never had so many issues with a management company! The number of maintenance issues I experienced, along with the horrible treatment by management staff were the main reasons I ended my lease early. I thought once I left, the stress of dealing with CLK would be over. I was wrong! Less than a week after leaving, I received a notification from the online company that CLK uses to allow residents to pay their rent online. This company informed me that CLK never deleted my account, but instead added my sublet to my account, which gave them access to pay rent using my bank account and credit card that were on file. I had to reach out to CLK multiple times for them to give this company permission to cancel my account. CLK NEVER APOLOGIZED for giving another individual access to my banking information without my knowledge or consent. Instead, they blamed the outside company and denied refunding me the ridiculous $400 fee I had to pay to be dropped from the lease. Not refunding the fee is one thing, but to not offer an apology is terrible customer service. At the end of the day, CLK is responsible for the vendors they hire, yet they show no accountability for errors made that have serious consequences for their residents. I would hate to see this happen to someone else, so if you still live at CLK, do yourself a favor and stop using their online system.

At CLK we strive to conduct business in a way that provides a safe and enjoyable home for all of our residents. We hate to hear that you were not satisfied with your apartment. However, we find this review is a gross misrepresentation of the events outlined. All service requests for the apartment were addressed and corrected in a timely manner. The $400 nonrefundable fee was a lease drop fee, covering the administrative costs associated with removing you from the lease, thus allowing you to move out rather than pay termination fees or be evicted for excessive noise disturbances. It is true that our vendor had a glitch the day your sublet paid their rent. However, they did not view or use your banking information, and this was corrected immediately. The notice you received was a receipt from where they paid their rent, not a notice or charge to your bank account. This type of situation is extremely rare. After using this vendor for over six years, it is the only known event of this nature. We have a team dedicated to monitoring and supporting our property teams with online transactions of all types and take online security very seriously. Thank you for the time you spent with us and we hope you are happy in your new home.
We've lived at The Maynard at Elaine Place for over a year, and have not had one good experience with the management company (and we've been here for the management change, so the responses saying that will make it better have not). They continuously ignore maintenance requests and provide shoddy repairs when they have to because the maintenance workers don't know what they're doing. We've stopped even reporting problems to them because we can't deal with the frustration of fighting to get them out here. The building is old, so it's freezing in certain areas of the apartment and burning hot in others during the winter. The courtyard gets "beautified" once a year and the rest of the year it's either swamped with rain or filled with dog poop. The management staff is unresponsive to logic, and any reasonable suggestions at improving the facility are ignored for no other reason than laziness. I have nothing good to say about CLK, the location is lovely but if asked I would say it was not worth dealing with these incompetent people. Would not recommend to anyone that values their comfort and sanity.

HALF OF THESE RATINGS ARE FAKE. CLK had a contest where you could give a positive rating here and be entered to get a rent credit. The place has potential, but is terribly mismanaged. The leasing office can’t follow up on basic maintenance needs and doesn’t notify anyone of any security issues (break ins, arson in the parking lot, etc). Pet friendly is nice though.
Look through the reviews. Do you realize how they suddenly became great in recent weeks? CLK is currently offering their tenants an entry in a drawing for $500 for leaving a good review. Classy, huh? 1) Management is horrible. If you open a maintenance repair ticket - you have to follow up each week with them or nothing is accomplished. I have 4 tickets that are coming up on open for 4 months. Air doesn't work in the summer, heat doesn't work properly in the winter. Drain issues, mouse/rat issues. But... They can focus time on remodeling the entry ways (?). 2) Their pet policy is all over the place. The fees they request are high and different for each tenant. 3) The staff in the office are rude. No customer service skills whatsoever. 4) They may give you a "discount" on your rent - but if you renew they will hike your rent way up. Please, do yourself a favor. Go with a better company. A company that actually values it's tenants and takes pride in their buildings.
I cannot rave about Maynard at Elaine Place enough. I have lived in Chicago for 5 years and have had several apartments that I absolutely hated. Finding my apartment on Elaine was a God sent. The apartment itself is absolutely beautiful with facing brick and brand new appliances. The built in washer and dryer is a life saver, and my room has so much space I was able to fit in a large dresser, couch and full size bed! Anyone who comes to visit goes on about how not only wonderful the apartment is, but how amazing the location is. I plan on living here for many years to come!
I moved into 3435 N Elaine Place back in April and so far, I absolutely love it. The apartment has exposed brick, an adorable fireplace (non-working, only downside), updated kitchen, high ceilings, central air, and best of all....2 things...IN UNIT LAUNDRY and being pet friendly. I couldn't have asked for more when it comes to renting in a pretty desired area. It really has a lot of character and feels like home. Speaking of the area, being so close to Wrigley and Boystown, you'd think the area would be noisy, but it's off on it's own street and is actually very pleasant and peaceful. The neighbors are also extremely friendly. Management (CLK) has been great, any problems we've had, they've addressed immediately. If you want a place that feels like home, easy access to everything, and good management....take a look at the buildings and units they have available.
My husband, our two little girls and I live at Elaine Place. We moved here specifically for the amazing school district and also ended up with a wonderful home. Our place has vintage charm combined with the newness of a rehab that can be hard to find, especially at such an affordable price. The street is super quiet and has the cutest little park but is just steps away from great restaurants, shops, nightlife, the harbor and transportation. CLK, the management company, is very responsive. The common areas in our building were just redone and it seems like the landscaping company is here every other day. In the event any sort of repair is needed we just go online, fill out a form and it gets fixed promptly. They also throw festive events and drop off little goodie bags for holidays. This attention to detail has helped to promote a nice sense of community. Living here has been an excellent experience and we couldn't be happier!
The Neighbors are very friendly, it's amazing how many pets are here great for puppies, older dogs etc! You don't need to go far for a dog park! The inside is newly updated. The exposed brick gives a rustic feel! Added convienience of in unit washer and dryer!! Great location as well! - Kait Krause
This is my first apartment and I LOVE it. I think the apartment is very cute and cozy. I love that it is very dog friendly. Our location is great. We are close to many grocery stores, shops, restaurants, and workout facilities. Additionally, we aren't too far from the Belmont L station. I really love the exposed brick in the apartment as well. I'm happy with all of the appliances in the apartment and feel that everything is kept up to date. Whenever I have friends over, they are always amazed by how beautiful our apartment is. They also just repainted all the walls and carpeting in the hallways which looks very nice. Overall, I am very happy with the apartment!!
I recently moved to Chicago after owning my own home in a small town in Alabama. I was nervous about finding a place that would be not only conveniently located but also feel safe and quiet. I am so happy to have found the Maynard at Elaine Place. My apartment is very well laid-out and equipped with the things I was told not to expect in a Chicago apartment (a dishwasher and an in unit washer/dryer). In the time that I have been here, I have not felt unsafe in my apartment nor have I been woken up by my neighbors.
My roommate and I moved into Elaine Place in April. The selling point for us was the location, the new amenities, and the exposed brick. There are a lot of very cool businesses around and everything is very convenient. There's a vegan chicago diner, starbucks, Froyo, and our personal favorite pizza place Lark just around the corner. Amenities wise, they have in-unit laundry which is pretty hard to find for an affordable price in the city. Also a stainless steel fridge and dish washer. We bought a kitchen island to put in the corner of the kitchen to have more counter space because with two people cooking at the same time the kitchen can get pretty cramped. Our main room has exposed brick, along with the kitchen, and one bedroom. It's definitely nice because it is kind of it's own decoration and we don't have to worry about the walls looking bare. Lastly, the apartment is pet friendly! My roommate has a yorkie and he loves making new friends in the courtyard/walking to the beach.
The remodeling of the apartments is a great upgrade, nice location, dog friendly, & friendly neighbors. We picked this spot because it has a washer/dryer, dishwasher, & a parking spot. I wish they had closets in the units or some storage space & an outdoor area to hang out. It also lists a few amenities on this site that we definitely don't have, so just make sure to double check on those! Overall a safe & great place to live!
Our apartment is wonderful. It's been wonderfully updated and has nice modern appliances. It contrasts well with the beautiful exposed brick throughout the apartment. The dark hardwood floors provide a nice accent to the light wall color. The kitchen is spacious with plenty of room for cooking. The rooms feel spacious and the management is timely in responses to questions. The callbox is connected to your phone so buzzing people in is effortless and can be done anywhere. I'd recommend Elaine Place to anyone!
I ended up resigning my lease with CLK at the Maynard place properties on Elaine because of it's great location and the assertive staff members! The location is great because the complex is on quiet street in-between two busy streets with plenty of restaurants and shops I can walk to. CLK maintenance staff has done a great job at being responsive and speedy getting back to my service requests and are very easily accessible being across the street. I have had a great experience living here and recommend them!
Helpful, friendly staff. As an architect, I am extremely picky when it comes to design finishes and I couldn't be more happy with the quality of finishes within my apartment. Full size oven and dishwasher as well as an in-unit washer/dryer....what more could you want?! Rent is affordable (though not cheap) and pet fees are comparable with other properties. SUPER close to the LAKE as well as walking distance from bars, grocery stores, and an elementary school. This is a lively area yet still feels like a quiet neighborhood late at night. Would HIGHLY RECOMMEND this to anyone!
I just re-signed my lease for year 2 in my 1-bed, 1-bath apartment on Elaine Place. I love the exposed brick in my unit, as well as having my own washer/dryer. Additionally, the location is in the heart of Lakeview, but on a side street, so it's close to all the bars and restaurants, but it is still quiet, which is awesome! Lastly, maintenance is great...they replaced my entire bathtub due to a chip, and they always seem to get things done quickly.
I really like this apartment building!! The exposed brick is gorgeous and our place looks very modern compared to others in Lakeview. We live right next to Halsted and Broadway, so the atmosphere is positive and the surrounding streets are adorable. I really enjoy my neighbors and the staff. The Maynard is a great building
I just renewed my lease with Maynard Place, it's in a perfect location in Lakeview East/Boystown but on a quiet street. the units are updated and it's great having W/D in unit. I have only had to request maintenance a few times and there have been no issues. Management is friendly and always responds to email requests within the day.
We just recently moved from Detroit, Michigan and are so happy to have found CLK/The Maynard at Elaine Place! After an exhausting apartment search around the city where we found old, outdated, and dilapidated options in need of updating, we felt like we'd never find a place to be happy. Luckily, at the 11th hour we stumbled on The Maynard at Elaine Place, and the rest was history! Recently renovated with beautiful hardwood, cabinets, appliances, and finishes-the apartment is absolutely beautiful. The location couldn't be more ideal-right in the heart of Boystown with virtually unlimited things to do and ways to have fun, and it's only getting better. CLK is now updating the whole street with beautiful landscaping and flowers. On top of all of this, I always feel safe. With gates and secure areas I never worry about walking home at night. I simply can't say enough about CLK or Elaine place. The staff is timely and attentive, and the properties are beautiful. Simply the perfect place to come home.
I waited over a month for my blinds in my bedroom to be hung up and as my bedroom can be peered into by at least two other apartment buildings you can imagine how frustrating this was. Leasing office was of no help, kept saying they had other emergencies they were handling, yea right, they are more concerned about updating their other buildings in the neighborhood than caring for their current tentants. And I second the other review, air conditioning units do not cool! They "clean the filters" and say "yeah, it doesn't seem to be cooling, request a new one" and that is exactly what I HAD requested. I am not an idiot, I heard the unit sputter then smelled the cooling liquid go out. And on top of all that, my fire alarm went off yesterday while at work and no one even called! I have a dog! All I got was an email from the leasing office saying a concerned neighbor called the fire department and they had to enter the apartment but they reset the alarm and found nothing. I came home and MY FIRE ALARM/SMOKE DECTECTOR WAS ON MY KITCHEN TABLE DISCONNECTED AND BATTERY OUT!! Not sure how I am suppose to leave my dog in my apartment while I go to work to pay for this overpriced apartment with no smoke or carbon monoxide dectector!

It is our goal to respond to all maintenance requests as quickly as possible and do not intend to make you feel ignored in any way. We do value our residents here and want them to feel comfortable in their home. We are disappointed to hear that you have not felt that way. In the case of your fire alarm, we had no choice but to enter and allow the fire department access. Our staff was asked to reinstall the smoke detector. Lived there about 2 years ago. It seemed like there is only 1 maintenance guy for a lot of communities over there. All your request will either be ignored or will take forever to get resolved. We requested for a clogged bath tub maintenance. It took them 4-5 days to come and fix it. Our air heater or heating vents in the living room were not working in the start of winter and we complained about it multiple times. They always say somebody will come take a look but nobody will. We were frustrated to keep our winter coats even in the house and living in the bedroom. So we called them and complained that we had this issue for a couple of days and no one is coming to fix it. There response is to live in the bedroom until their maintenance company can come and fix it. NOT WORTH LIVING HERE
I have lived here the past year and it has been a miserable experience. The management department is not helpful at all. I have an A/C unit in my apartment that is from when this place was built (1940). It does not blow out air efficiently - think of a small handheld fan trying to cool down an apartment. I have spoken to them 6 times about replacing the unit, and they repeatedly have sent maintenance (not experienced workers AT ALL) to "clean the filters". I came home yesterday and my apartment was 87 degrees. I have a small dog, and obviously we cannot stay there so I am paying to not even live in my apartment currently. The management has not been helpful and just try to wear you down so you don't bother them anymore. Also, they show you the model apartments they have and say your apartment will look exactly like it - that's a lie. My apartment is not the model lay out AT ALL. Do yourself a favor and choose another complex.

In this scenario, we had the old unit replaced within 48 hours of understanding the unit was not functioning. We do sincerely hate to hear you are not happy with your apartment. Although most of the buildings were built in the 1910’s, they have been renovated to today’s standard of living. We do not falsely sell anyone an apartment based on our model and encourage everyone to inspect their apartment before or at move in – to ensure it’s what you expect. DO NOT LIVE HERE. Maintenance requests are ignored, radiators make constant humming and clanging noises keeping me up all hours of the night, charged extra for rent (despite the stipulations in my contract, which I'm pretty sure is illegal)...it's ridiculous. Yes, the apartments are gorgeous and the location is great, but keep looking. I'm counting down the days until my lease is up, or I can sublease the place.
Plumbing doesn't work, tubs don't drain. Poor construction. Maintenance requests take at least a month for anyone to notice. Management does not respond to requests. Heat and A/C have not been updated. TV connections do not work. Cheap appliances put in that do not work. The grounds are a mess, no upkeep and no attempt to make them look nice. Cigarette butts everywhere. Common areas are never cleaned even though there are construction crews leaving trash around all the time. Construction crews start making noise at 7 am.

Management is horrible. They do not care about their tenants' quality of life at all. Requests for maintenance or accommodations are routinely denied or even ignored. You will regret living here.

These apartments are a total rip off. The new construction is poorly done. Heating and AC is terrible. The common areas are not kept up and are dirty and in need of repair. Ad says they have secured entrance, yet the gates are always open. Electric and plumbing are poorly done. You can hear everything that goes on in the apartments around you.

Thank you for your review and feedback. Every apartment home at our community is being renovated, and this includes the common hallways which start this month. We apologize that the area around your apartment home has not yet been complete, but they will all be redecorated and upgraded very soon! These buildings are around 100 years old in some cases which can impact the water pressure in some areas. However, as part of our upgrades we are installing new waterlines dedicated to washers (and dryers) inside the apartments! YAY! For the gates, every building door and courtyard gate has a special key only issued to residents for secure entry. The gates are also on these keys, but in the event it is left open your building is still locked. We close the gates when we see they have been left open by a resident moving or the like. We encourage all residents to do so as well. Please call or come by the office so we can address your concerns in person. We want everyone to love their apartment at Elaine Place. We are very proud of our renovations and beautiful vintage buildings - we want you to be proud too. Thank you again for your valued feedback!
They say they offer $200 off of rent, but do not indicate anywhere the prices that are presented already reflect the $200 off. I saw the price for a one-bedroom is listed at $1472, thinking I would then be paying $1272. It wasn't until I payed the $80 application fee and was prepared to sign a lease that I was informed that $1472 was the reduced price. Also, W/D aren't installed in the apartments and they couldn't give me an estimated time frame in which they would be. They say it's because tenants in units that aren't renovated won't allow them in their apartment to do the necessary construction that would allow the W/D to be installed in the updated units. I was told I could walk to a nearby building the company owns and use the coin operated washers and dryers until the in-unit was installed. Aside from all of this, the location is amazing and the units were nice. But to pay $1500.00 for an apartment that says they have in-unit W/D when they don't is a little too much. The leasing agent was very nice and helpful though. This was a really disappointing encounter. I was prepared to sign, but could not justify the lack of W/D like advertised and the slightly misleading prices.

Hello and thank you for your feedback! We want to be totally transparent with our pricing and apologize that you made it to the application process before this was discussed. The way most internet listings filter communities is by price. Therefore, we must include the discount in the monthly rent (as this is truly what you pay), so the filters group our community appropriately to search criteria. As for the washer and dryer, they are being installed throughout the community based on plumbing upgrades to the building. We can always estimate when that would be, but never want to provide an “estimate” to falsely mislead someone into expecting a washer and dryer upgrade by a certain date that may not be met.
