Stretched along the bay just east of Downtown San Francisco, Mission Bay is one of the city's most sought-after neighborhoods. It's next door to AT&T Park -- home of the San Francisco Giants -- and it contains the UCSF Medical Center at Mission Bay. The Chase Center, the new home of the Golden State Warriors, will open in 2019. Mission Bay is bordered on its north side by South of Market and to its southwest by the Design District.
With its mixed-use buildings lining wide sidewalks, Mission Bay is both walkable and bike-friendly. Bicycle lanes line most streets, and mass transit is easily accessible with BART. This trendy neighborhood is also home to the UCSF Mission Bay research campus. In addition to a variety of shops and restaurants, Mission Bay is home to some terrific parks with amazing views, including Mission Creek Park, Mission Bay Kids' Park, and Mission Bay Commons Park.

Property Ratings at MB360
This apartment sucks so much I moved back to Detroit. Far too dangerous, stolen packages, etc
Apartments and perks are pretty good. But the crime situation in the building got ridiculous. We had effractions, unwanted visitors, and stolen package to a point where you can’t get anything delivered at your address. The management is fully aware, and rather than taking any significant measures, like having staff or security in the entrance, gently reminds occupants that they are not responsible for stolen packages. Funniest story in all of that was that they actually leased to a group that was trying to break in their neighbors appartements, and would regularly open/steal ALL packages in the mail room.
For your safety do not consider MB360! I saw a burglar hanging in our building last week, I have had 5 packages stolen in a month. This building is highly targeted for crimes because everyone knows the management don’t care! I have spoke to the management 2 weeks ago regarding to the same issue. It has been over 2 weeks now, more of my package got stolen, nothing has been done! Still more new opened and stolen packages everyday!! The management was very rude to me, they told me if I took time and read the contract properly, I would understand managing crime is NOT PART OF THEIR JOB! He even said “we also have the options to use Amazon locker or UPS pick up” like as if it was totally our responsibility that our packages got stolen. I have also try to break the lease but looks like I will need to pay a penalty.
I moved in here on August 1st, and it’s currently mid October. I usually get my deliveries from Amazon or other places around once a week. I’ve had something stolen from the mail room at least once a month (3x so far). Other times people opened boxes, decided they don’t want my stuff and then they leave it. I’ve texted the management office and they refuse to do anything. They could easily find out who it is because there is a camera in the mail room, and you can tell between when you go to pick something up and when it was delivered, who possible suspects are. They refuse to do anything. Other residents complain all the time too. It’s clear it’s another resident or someone who works here that’s the thief.Come tour the place, ask any resident if they’ve had anything stolen recently, and I’ll bet they’ll say yes. Management and building are nice otherwise, but it’s ridiculous that nothing is done about something that happens so often.
Do not move here. Where do I start? The constantly stolen packages, the unresponsive management, the pink mold, or the arbitrary $500 bill they slapped on us upon move out? Mission Bay is gorgeous, convenient, and finally post-pandemic becoming more alive. MB360 is even located near some great coffee shops (Cafe Réveille), a grocery store (Gus's), and a fun beer garden/food truck area (Spark Social). Despite the great location at the heart of these locations, I have walked away from MB360 with such disappointment and resentment with MB360 management and Essex leadership. We lived in MB360 for a year during shelter in place, with mostly radio silence from management. Delivered packages were strewn about the mail room. Our packages were constantly stolen. Never got a response from management- not even an apology. My partner and I are pretty self sufficient, so with the lack of responses from management it wasn't the end of the world. Annoying, but not the final straw. No, the final straw was that upon move-out, the wolves descended. We don't smoke, we won't have pets, and it was just my partner and I in a 2br/2ba. Somehow however, MB360 claims we left our unit in unlivable conditions. Photos of vacuum lines marks, indentations from heavy weighted items on the carpet that will return to normal in a day or two, and normal wear-and-tear images were used as fodder to claim ridiculous move out charges for cleaning and painting. We are hounded daily for these incorrect and unreasonable charges. Now it's clear the Essex business plan to recoup for their poor performance in the 2020 market. The burden will fall to you, the renter. MB360 is the cheapest rent you can find in Mission Bay for good reason. Take your chances moving in, but you'll pay for the difference in unfeeling managers, arbitrary bills upon move out, and hours spent wracking your brain for why you ever decided to move into an Essex property. Good luck if you decide to move here.
Unsafe. Look elsewhere. We have lived at MB360 for about 3 years now and while the building is nice and so are the amenities, all the residents feel worried about their safety. Packages are constantly being stolen (lost multiple) and vehicles broken into. My vehicle is in direct line of sight of a camera and when asked for the footage to forward to police, management said "the camera does not work". Packages are dumped into an open room, garage doors are left open due to mechanical failures and building security only roams at set times. Pick any other building in this great neighborhood. Or live here and get a PO box to secure your deliveries.
