Property Ratings at Meadow Brook
My partner and I moved back to Butler a few months ago and were excited when we found Meadow Brook. We haven’t lived here for very long but our experiences here have been wonderful so far. A huge perk is that they allow pets, which was a must for us and our fur baby. We both feel very safe here and love taking walks around the property. We have had the pleasure to get to know some of our neighbors and everyone is extremely friendly and kind. We had a couple maintenance needs when we first moved in and they were resolved immediately. So far we are really loving our decision to move into Meadow Brook and are glad we made it our home

I feel Very safe here, I walk 1 mile around the complex everyday at various times of the day and night and never am concerned about my safety and well being. Maintenance has responded promptly to all my requests and the office stuff is always friendly and helpful when I have a concern or a question. My neighbors are quiet and friendly. There is always ample parking in front of my apartment. I am very happy here.

Having been a Meadow Brook tenant for only a few months, I have not seen any issues or anything terrible enough to complain about. The utilities are good. The neighbors are very nice and friendly. Finding a spot in the parking lot has never been a problem for me.

Hi Alec, We are happy to hear you are enjoying your home so far! Feel free to reach out if anything comes up!
Please take the time to read this review. I can’t even begin to express how awful Meadow Brook Townhomes are. When my family and I moved in, the nightmare began. Bedroom window leaks and we even have to wrap it in plastic during the winter. After 3 years in the same townhome, this window has not been replaced. I am constantly cleaning mold off of the window. A couple months after we moved in, our entire bedroom lost power. The maintenance men spent an entire week tearing the wall outlets out and testing wires in our room before even contacting an electrician. Another thing I was looking forward to when we moved into Meadow Brook was having central air. Please, if you take anything from this review, I am begging you to trust me that even though they list central air as an amenity to this home, it does not exist. In fact, heating this place is impossible as well. We have complained several times over the fact that the air conditioning needs replaced and have received nothing but filter changes. While air conditioning may be considered a luxury, heating is not. In the wintertime it is impossible to keep this place above 60 degrees. After begging the front office to send someone to check the heating, we were finally given a professional to come and check out our furnace (which is also responsible for cooling), he stated that it was too old, it couldn’t be fixed, and it needed replaced. This man filled out paperwork and requested that our furnace be replaced, but Meadow Brook did absolutely nothing besides another filter change. As I sit here today, I have a fan in almost every window, I am sweating profusely, and I cannot get any air to come out of the ventilation. Before you mention, “why don’t you just get an air conditioner,” let it be known that you are not allowed to have window units inside the windows. We are expected to just deal with the heat. Lastly, All the cabinetry is dry rotted. The kitchen floor is constantly wet from the humidity, the cabinets are falling apart and crumble when I clean them. The area around my dishwasher is dry rotted. Also, there are bugs everywhere. I have to spray inside and outside my townhouse to keep millipedes and large brown spiders out of my home. Find somewhere nicer, cleaner, worth your money, and with staff that actually cares about you and whether or not you are satisfied with your home. I really hope that this review will help others.
Great location, I'll give it that. And that only. Has gone downhill totally. No landscaping like promised. Weeds and overgrown bushes and read plants everwhere. Rude tenants that are allowed to break every rule known. Management does nothing to enforce. Barking dogs, screaming kids, adults fighting, pot smoking neighbors, rent is way to high for what ya get... No peace, I've had to physically leave just for some serenity.

Hi Pam, I'm sorry to hear you had a negative experience at our community. We strive to provide the best resident experience possible and I apologize if we fell short of that mark. We are always looking for ways to improve and appreciate your candid feedback.
Where should I begin. Insensitive and noisy neighbors, good luck trying to get any sleep. Outdated appliances, lack of maintenance to air ducts , people leaving trash in front of their apartments and no action after several complaints. Good luck trying to get your deposit back ....STAY AWAY.
I rented an apartment at Meadow Brook after searching for an apartment for myself and my pets. The staff, maintenance and neighbors are super friendly and helpful. I feel safe as well. Pet stations are everywhere and we are extremely happy. There is parking right in front of my unit and if someone visits there is extra parking at the clubhouse. I would recommend living here.
Me and My husband are beginning our third year of renting an apartment at Meadow Brook. For the most part, problems are taken care of in a timely manner. The staff is helpful and professional and seems to be interested in solving any problems we may have. The maintenance dept is very helpful and even answers in the middle of the night if needed. This complex fosters a safe community with a reasonable cost for living. Its located in a nice area with good schools and it's in quick distance to downtown. Will likely remain with this apartment complex for some time.

Hello, we strive for 100% satisfaction, and it is great to see you had such a positive experience at Meadowbrook Apartments. We hope to continue to provide you with unparalleled customer service and look forward to continuing to exceed expectations. Best wishes, Meadowbrook Apartments
This place is terrible! I MEAN TERRIBLE! Not a safe community! Forget trying to get anything fixed! We have neighbors who have had mice in their apartment for weeks and they are told that there aren't enough for them to call anyone about it and they will just have to keep setting up traps! Another neighbor just had a mold test come back positive for mold. Their solution? Not tell anyone, kick them out, and then patch up the wall and move new people in without ever fixing the problem!!!!! Would you like to park near your place? Well too bad! There is no parking anywhere near your apartment!
The apartments as new seemed very nice but after renting a new apartment that was to be smoke free living we were very disappointed. There was smoking everywhere. On decks, walkways, outside storage facilities that are on decks, and at the pool. The signs for no smoking were not enforced at all. Maintenance did not keep the sidewalks or driveways clear,it was very icy. Animals were not cleaned up after so therefore the grassy areas were not even usable, there is no enforcement of rules. We were very glad to move and get away from the facility. Our suggestion would be to keep looking.
I've been here almost a year 7/16 I have not had any problems with neighbors, everyone is quiet and nice to chat with. Our property manager, Teona, is awesome and friendly and always helpful! The maintenance guys are fast to solve a problem. Felicia in the main office is very easy to speak to for problems.
I've lived at Meadowbrook for over a year now and I can say it's been a pretty decent place to live. The property is clean and any problems in my apartment have been addressed by the maintenance staff in a timely manner. I have only heard my neighbors once or twice since I've lived here (not sure if that's because I have quiet neighbors or the construction). There was a change in management since I moved here and it seems like they are more responsive than the previous manager that I dealt with. It seems like most of the problem residents, we have a resident that leaves their trash laying around, are being dealt with. Thanks meadowbrook staff!
My wife and I moved in right after the "townhouse" was built. We thought we were moving in to a great situation, despite the rent being a little high for the area. That was not the case. It has been one thing after another with maintenance entering the apartment without warning (even in the middle of the night), brand new sprinkler systems leaking everywhere, and now mold all over the wall. The management has received our petitions for help, but they brush it off and say that "it's not their problem". Bottom line, I would not recommend this place to anyone. I only gave it two stars because it is brand new.
This apartment complex has something for everyone! They have one and two bedroom apartments and also 3 bedroom townhomes. I currently rent a 2 bedroom and I love it. It's nice and spacious and has tons of room for storage.
