Property Ratings at Meadows at Cascade Park
Constantly seeing trash laid about, empty grocery carts by certain units, many neighbors being extremely loud and not courteous. The trash service doesn’t even pick up our bags sometimes even when we follow the guidelines. Overall a lack of proper upkeep which makes living here not worth the amount of money we have to spend.

Quiet, clean, well kept, great management and staff. I never felt more at home in years. Glad I came in and spoke to Aimee and Mikayla
Moving in here was a breeze! The communication was extremely beneficial and the application process was smooth! The grounds are well maintained, the amenities are a huge plus. Management is great at communicating, maintenance is super proactive with things. I highly recommend this property!!
We chose this place 20 years ago, having moved from Portland the year before. We love the neighborhood, all the trees and wildlife, the pool etc. This is our home, not just another apartment. I am grateful...except the rent is too high so we're moving to a 2 bedroom on bottom floor. I would rather do that than move anywhere else.
The management and maintenance both here are very friendly and professional. Requests are completed in a timely fashion and are very prompt!
Aside from noise from dogs. other troublesome noise comes from loud vehicles starting up , e.g motor cycles, I'm guessing. Very loud.
Meadows is a beautiful and unique community with a Cape Cod style of design. The layout of the community provides privacy. The interior is much different than a typical apartment with many large windows, interesting layout and several storage areas. I highly recommend it here. I have enjoyed these past 2 years of my residency.

We have been living here for about 5 months, and the apartment is decent. Our landlord is changed recently - Greystar now owns the property They are responsive in terms of services and questions however there is price you pay compared to the previous management. We miss Lisa from the previous management, she was considerate and helpful. We were running late with our stuff when we moved in here from another state last year (on a cold rainy evening), and Lisa stayed late over an hour to hand over our apartment keys. The new management appears to be a highly efficient system. Also, they have strict rules and charge hefty fees, which can be good or bad depending on which side you are, for example: (1) we have to show active vehicle registration in tenant’s name to park vehicles in the property. In other words, I have to move my car (registered in my mom’s name) to street parking. (2) the new management took over in 2024, and we had to switch the rent payment method. I forgot to setup the autopay after the transition to the new system, and I had an eviction notice waiting here when I came I back from a vacation. I paid the rent immediately, still I have to pay $150 late fee for being 3 days late. I’ve asked them if they would waive off the late fee for the first time, they said they can’t. (3) They use valet recycling and trash pickup – which is nice & can be annoying as well because they only come for pick on certain days & don’t pick up recycling stuff unless its neatly tied in a clear plastic bag. So I keep all recycling materials inside the apartment and take them to another place because I don’t want to use another plastic bag for recycling. We see plenty of other apartments in this area as we are getting familiar here. Some looks better and have cheaper rent. All things considered, we decided not to renew our lease, we are planning to move out as a gesture of defiance to their hefty late fee policy. I will update this review if we notice any significant changes from the management's conduct before we move out.

We moved in to the apartments in 2004 and love it! The neighborhood, trees and wildlife, local businesses are all pluses. We have truly made our apartment into a home, with 2 decades of memories, grandkids and greatgrandkids! We have had many turnovers in management over the years and I must shout out a welcome to our new team. So far, I'm impressed with the ability to communicate with the office and actually be acknowledged! Thank you! Susan and Leona A2

DO NOT MOVE HERE Was charged over $5,000 for "damages" after moving out. This was after repairing all damages in the unit as well as paying to deep clean the unit. They also charge $20 per month for vallet trash that you cant get out of paying (I lived 200 feet from the dumpster). The drains we're constantly clogged even after using draino and a drain snake... Water was constantly being turned off for "maintenance" This place clearly gouges their tenants as apart of their revenue model, avoid at all costs.
Pros: Spacious, lot of storage in units, convenient location to freeways and grocery stores Cons: Management has poor communication around any concern, maitainence request go unresolved for weeks, 1 person services all 197 units, dog poop EVEYWHERE, leaks in multiple buildings, trash everywhere, loud neighbors, always smoking weed, expensive fees (carports, visitor parking, trash pick up, etc) do your self a favor and skip the headache. There are other places that are better. I wouldn't recommend any AMC property management location based on what I have seen here.

We are sorry to hear about your experience at our property. Since the start of Covid we have had staffing issues, but are happy to say that has been resolved! All of the cost of our carports, parking and trash pick ups are listed on every application as well as residents leases. We're sorry if you were not aware of those. We do take all complaints seriously and do our best to resolve them in a timely manner. You are welcome to call the office with any specific questions or concerns.
I have lived here for about two years and it is unbearable. There are ants in my apartment and mold on the windowsills and walls. There are also screaming kids who yell all the time, there are very inconsiderate neighbors who smoke all the time and who don’t clean up after their animals. The doors to the apartment slam shut even when you try to be quiet and you can hear your neighbors door when they shut it. Some of the people who are in charge of this complex are very rude because they intentionally ignore the phone when it rings and are just disrespectful. There are dogs barking almost all of the time and the smell of cigarettes and weed seeps into the apartment whenever someone is smoking, which is most of the time. There are extremely loud noises along with the sound of obnoxious children, so when you try to do something is peace, that wouldn’t work out. Every year they increase the rent which makes it difficult to afford.

Katherine, we've appreciated your residency over the years and apologize that your experience here has been anything short of exceptional. While some noise is to be expected in a multifamily housing situation, we do have policies in place to prohibit excessive noise during certain hours. If you feel as if your neighbors' noise level exceeds that of day-to-day activity, please reach out to the office for assistance. We hope all residents are being respectful and courteous of one another by being cognizant of their noise levels, cleaning up after their animals, refraining from smoking in prohibited areas, and abiding by all other community policies. If you notice a resident failing to do so, please alert the team so that we may address this issue directly with the individual in question. Please note, while we do our best to be available throughout office hours, occasional situations may arise that draw us away from the desk for a moment or two. We apologize for any difficulty you've had getting a hold of us and for any inconvenience this has caused. Rest assured, all voicemails and emails will be returned when possible. We encourage you to send us an email at mcpmgr@amcllc.net if you are interested in discussing your specific concerns in greater detail. Thank you.
1) We moved in and everything seemed fine... They moved someone else in below us a few months later that flooded our apartment with weed smoke everyday despite us asking nicely for them not too and escalating it thru management all the way to the owners of the property because it was affecting our 1 year old son's health. 2) After escalating the issue thru to owners nothing was done to rectify it and we decided to move. Plus side they didn't make us pay lease break fees because of the situation. 3) We moved out... it took over the legal 21 days to get our security deposit back. We sent them the new address in 3 seperate emails, left a voice message with it, and even talked to James and gave it to him directly yet somehow they sent it to the wrong address. 4) When we went to pick up our security deposit check once it arrived back at the complex, our one year old son's name was also on the check... our bank is in new mexico still... Side note: they bribe their residents to give them good reviews in exchange for chances at prizes... so take the good reviews with a grain of salt... look at the $200 off rent in the february newsletter... Also watch out for the mold. You don't see it in the dry months but the wet months check your window sills

Eris, we're disappointed to find you were not pleased with your experience here at our community, as we work hard to make it a wonderful place to live. Our maintenance and office staff strives to provide nothing but excellent service, and we sincerely apologize if we failed to meet your expectations. We'll be sure to take your thoughts into consideration, and we wish you all the best on your future endeavors.”
I've lived here a couple years now and have NO complaints. Very quiet, beautiful apartment homes, nice landscapes, respectful neighbors, patrolled neighborhood, and an incredibly kind, professional management and maintence team!! Everything is basically taken care of, I just pay my rent. If you are searching for a nice, quiet place to live check out Meadows @ Cascade Park Apts.. Sincerely, Denise.
This is the best town home I have ever lived in, and honestly the landlord Rebecca makes it that much better. I usually do not have fabulous things to say about apartments due to poor management, but this place really cares about its residents and appearance of the grounds/town home. My maintenance requests and any concerns are always addressed in a quick manner.
Recently moved to our new apartment at Meadows at Cascade Park. Mostly quiet neighborhood, a good mix of residents, nice amenities, and nice layouts. We're in a 2 bd 2 bth apartment with dining room. Good prices, since we moved from high-priced Southern California. We were told management was recently replaced with new, and so far they're doing a great job. They're fixing up the apartment complex as we speak. Replacing old decks, painting exteriors, making sure apartments are ready for the next residents. Just be aware, they have a valet trash pick-up service, and a covered spot or garage will cost you extra on top of the rent. Otherwise, our experience has been great so far.
So far so good, my wife and I didn't like that all the appliances are really outdated. We moved in about a month ago, and as hard as it is to find an apartment right now we felt this was the best location. We didn't get to preview the apartment before we moved because the previous tenants were still living here. The maintenance didn't do a very good job cleaning because our apartment was a smokers home and we could still smell it. The carpet was only cleaned when it should of been replaced, counter tops were all messed up. But other than that it is really quite and maintenance is usually pretty good at fixing things asap.
Clean, renovated, quit, and friendly! Looking for a great place for the fam-bam? Look no farther!
