Over the years, Costa Mesa has attracted many new residents, thanks to the relatively affordable cost of living and relaxed environment; families are drawn to the quiet neighborhoods and quality schools. Just a few blocks inland from Newport Beach, visitors and locals relish a laid-back coastal atmosphere in Costa Mesa, and a day by the ocean is only a short drive away from anywhere in town.
The extensive trails of Talbert Regional Park and the links of Costa Mesa Golf Course provide more opportunities to soak up the Southern California sunshine. The performing arts are well-represented in venues as diverse as the modest Costa Mesa Playhouse, the open-air Pacific Amphitheatre, and the magnificent Segerstrom Concert Hall. Easy access to the 405 makes it simple to reach anywhere in the LA area for work or leisure.

Property Ratings at Mediterranean Village Costa Mesa
Do not move here if you like using the internet, for example: working from home, watching Netflix or gamming. they lock you into using Smartaira internet (no other options). smartaira isn't even the internet service provider technically, just the installer and support you call. the real provider is AT&T so whenever there's an issue you call smartaira and they call AT&T so expect a wait. speeds advertised as 300 down and 30 up are closer to 200 down 25 up with 60-130 idle latency aka ping. not to mention they force you to pay for direct tv (its added to your rent) so expect an extra 150$ a month for direct tv and unreliable internet on top of advertised rent. not to mention the car break in amongst other issues. avoid this place for less headaches and days without internet.

The only positive about this place is the maintenance staff. One of the worst places I have lived, the noise is a constant there's been construction ongoing since early 2019, and there's no escape or sign of it ending anytime soon. They don't even bother to notify residents as a courtesy anymore. Construction starts at 8 am M-F and gardening comes Sat/Sun. It's a constant barrage of noise for 8-12 hrs a day 7 days a week. Pay extra for a security team that does nothing. My car has been broken into 3 times and has also been towed from its ASSIGNED spot after office staff told me point blank I would not need a new sticker if I was parked in my assigned spot Thanks for that Cody. I have yet to be compensated for this 2 years later. They're "pet friendly" when in actuality they are one of the least pet friendly complexes. They will happily take your extra money though tell you how much they love animals in and then send you an email stating rigorous animal restrictions all over the property. Basically, you are allowed to have a dog, but the dog is not allowed to actually BE on the property outside of your apartment, you have to take them off property to relieve themselves or security WILL hassle you. The lush grounds, that were truly kind of the only appeal of this place are in the process of being chopped down. The landscapers don't even bother to make the grounds look nice anymore, they just chop down the trees and leave the naked stumps sticking out of the ground. How do you justify the grounds looking WORSE than they did before, AFTER gardening it truly makes no sense! Paying extra for pools, gyms, and amenities that due to COVID you can't even access and instead of dropping the rent accordingly they continue to raise it. On top of demanding that everyone continue paying rent despite a freeze at the beginning of 2020. As a long term resident, I can advise you to expect that your rent will go up at least $150/$200 every year like clockwork, but somehow the condition of living does not improve. In fact it's gotten worse throughout the years and not better. You call the office to lodge a complaint and the office staff will tell you it's not their job/problem and there's nothing they can do about it. If there was an award for the most apathetic office staff, they would take home bronze, silver, and the gold.

Constant construction noise, rude management who can’t understand your right to peaceful living space. They started construction during week in pandemic while everyone was working from home till city shut down their construction cause they didn’t have proper permits. Their amenities are mostly close even before pandemic. They have endless construction road work, repairs all through community. I highly recommend you choose another place for your home, this community is disaster from top to bottom, avoid it by all means. I have endless bad experience with leasing office, they do stupid stuff and can’t even apologize. I’ve been living here for 5 years but this pas year with management change they become the worst place in planet. We had instances of vandalism, active shooting and stuff so for your safety please please avoid this place.

HI! We appreciate all reviews, and appreciate you giving us the chance to improve by providing us with this feedback. We completely understand your frustration with our improvement projects around the community. We agree that the start of the projects coinciding with the COVID-19 pandemic was especially difficult. However, large projects like these are planned months to a year in advance, and no one could have predicted the kind of year we've had. We are actively improving the community every day for the benefit and safety for all that reside here at Mediterranean Village. I welcome you to contact management when you have a few minutes to chat so we can address all of your concerns. Please reach out to us at (877) 785-2775. We look forward to hearing from you. - Brad and the Team at Mediterranean Village
This is not just an apartment complex, but truly feels like home! The front office staff to maintenance staff are always so nice! The main reason I move here was the gym, large apartment and three pools! The gym was beyond my expectation; it’s huge!!! Also, the front office staff alway think of the community. We received free gourmet soup delivered to our front door and a virtual game night during the pandemic. Also, during holidays they have goodies in the front office or now outside by the front office during the pandemic. I’m so happy to have lived here over two years now!

Hi there, thank you for taking the time to leave a review for us at Mediterranean Village Apartment Homes. We're happy we could meet your expectations! Thank you so much again for your feedback! We hope you have a great day! Brad and the Team at Mediterranean Village
Seriously, don't move here if you value peace, quiet and your sanity. This place's management is the pits. They're constantly doing some kind of inconvenient work WEEKLY and the notices are constantly wrong and incomplete. Leasing office is full of people who don't care at all and they got rid of all the good ones. 0 compromise. 0 care given. 0 convenience. 0 help. 0 service skills. 0 warning. They will take your money, your peace, and shove it down your throat giving you absolutely 0 back for it. You're lucky you get a roof and that's about it. It's such a shame that management sucks cuz the property isn't ugly. Units are a decent size if outdated. But seriously TRY ANYWHERE ELSE BUT HERE. It just isn't worth it!!

The place is under new management that does nothing! Don't move here! Weeks and weeks to address maintenance issues, rude inconsiderate neighbors, no parking!
I moved in five years ago signing a2 year lease and having every intention of only being here for 2 years. This December I will sign another 15 month lease which will put me here over 6 years. I am a single middle aged female who lives alone in a large apartment complex. Which can be very scary. I feel safe here, and part of that is because of the staff and the security. The grounds are very clean, the landscaping is always new and fresh, the pools three of them are kept very clean, maintenance is very prompt and very friendly. I've never had an issue with them.I do not wish to always do apartment living. But for now I'm very happy.
I lovingly refer to my second floor unit as my own personal tree house. My balcony is surrounded by mature trees where I can sit and watch the beautiful California sunsets. You will find the maintenance staff to be prompt on your requests and very knowledgeable in any needed repairs. Multiple swimming pools, a great gym and media room are just a few of the amenities, and you are within walking distance of quick eats or shopping. My little dog, Brian, and I are very happy living here. Come check them out, and you could be too.
These apartments are beautifully built, with high vaulted ceilings and plenty of storage space. The biggest issue here is parking, not only the lack thereof, but the inconsistent towing as well. The staff here is very friendly and are often accommodating, however there is not much noise control and people are allowed to smoke off of their balconies.
First of all, the property is beautiful and very well kept. The location is prime! It's right next to the OC fairgrounds and the 55. A 5-10 minute drive will get you to the beach. South Coast Plaza is right up the street. If you need to head to North to Los Angeles or South to San Diego the 405 is minutes away as well. The staff here is amazing, they know all of the residents personally. They host all kinds of events throughout the year, like cookouts by the pool, holiday parties with prize giveaways, and in the theater room... Yes THEATER ROOM, watch sporting events like pay-per view UFC or boxing, world cup soccer, or just Sunday football! For this area, the price along with all they offer here is second to none! The square footage of my one bedroom is plenty. Like there is so much room for activities lol! Lastly, if anything ever breaks or goes wrong, which rarely happens, the maintenance team gets it done ASAP. I highly recommend Mediterranean Village!
So much to say about this place...the most important being don't feel safe. They came into my apartment without my permission, TWICE. Overlooked the sign to remove shoes on the door! When I am home they wear booties but not while I am gone apparently. NO RESPECT for tenants whatsoever.
Well maintained gated community with nice amenities including 3 pools, hot tub, gym, sauna, etc. The staff is super responsive if something needs to be addressed. Occasional food trucks on site and other community events on site.
