Property Ratings at Memorial Heights
The location is amazing, But the management is just terrible. Very unorganized they will lose your paperwork and will always try to find a way to over charge you. If you do sign up be prepared to always check your ledger because they will add random miscellaneous fees. And when you ask them what it's for they will tell you it's for (pool views)All they care about is money and if you are late with rent they will file for eviction immediately. They don't care about you only money.
The location is great. Maintenance staff is great. Management is disorganized, dishonest, and lazy. Management is only concerned with getting new people in the door. If you’ve already signed your lease, they will treat you poorly. This apartment complex would be fantastic with a new management team and a focus on serving the community that it benefits from.
Outside looks amazing, nice pool but kitchen and restrooms are so small. Could not imagine living in a dingy 8x8 box even tho the area is nice. Go take a tour!
While on-site management is great, at the end of the day it's still a GREYSTAR managed property whose focus is money over customer service. In this case a $70 carpet cleaning fee because of pet stains, despite the fact that we did not have a pet and were only in the apartment less than 1/2 the time we occupied it. We paid the other fee under protest that it was nothing more than wear and tear in an old, not updated apartment. But when we drew the line for pet stains and no pet, they simply threatened to turn the matter over to a collection agency. They ultimately got their money....and this review.
I have lived here for about six months. The location, the up keep and response from the office staff and maintenance crew is always prompt. Jandra, Elsa, Denise, Veronica and the amazing and sweet Emilia, that has consistently gone above and beyond as the newest leasing agent all provide amazing tenant response, reliability and prompt responses to anything that is needed; even if I didn't realize I had a popsicle stick in my garbage disposal. Love where you live as the employees do with the charm of this location.
Lived here for almost two years. Moved out because my building was demolished for new construction. I remember creating a must-have list of newer apartment features for my next apartment, but did't realized what great service and cozy home I was leaving. The office staff here was attentive and effective. They were on top of any issues reported and solved them quickly. The property grounds are clean and well maintained. Maintenance staff were polite, fast, and performed quality work. You were left a work order paper detailing with what was done. Service requests were often done in just a couple of hours or early next morning at latest. Amenities are clean and in good working conditions. Location is great and adjacent to Spotts Park connecting to Buffalo Bayou Park. Within walking distance to restaurants and Washington avenue bars. *Guest parking is limited and must have an office assigned parking pass, if staying overnight or past 10pm.* Property is older, but well-kept.
First of all, this complex is much more secure than a lot of the places I have lived in the past. One thing that bothers me about other places is that the automatic gates are frequently broken or will open back up if another car tries to get through after a legitimate resident or guest opens it. This place has none of that nonsense and I feel comfortable with the security in place. There are two great dog parks (since they do allow smaller dogs!) which I enjoy using. They even have two pools and a 24 hour fitness room. I live in a nice one room unit. Appliances are not brand-new, nor are the countertops, but there ARE wood floors! For the price, I can definitely handle some appliances and counters that aren't as new as the ones in my last place! Can't beat it! The location is to die for. Right across from Star Pizza, Porch Swing Pub (so chill, love that place.), very close proximity to grocery store, bank, etc., Seriously CANNOT do better as far as location. The only thing that frustrates me is the guest parking situation. You can get as many 1-day or 7-day passes as you want for your guests, but they have to park in the back of the complex in designated guest parking. I appreciate that management wants to keep spot open for residents, though! (Can't really complain! ;) ) Basically, great place to live. Highly recommend!
I initially choose this complex because it was 5 minutes (walking distance!!) from my job and was the only thing I could reasonably afford in the area. It has recently changed its name and the apartment complex is under new management. The last owners let this place run amok, but the new owners are a delight! Since I have lived there, the apartments are quiet, parking is reasonable and the location is EXCELLENT. It is just a short walk to Spott Park and tons of walking trails. The insides don't have granite countertops and it doesn't come with a microwave, but the gated community and proximity to Houston hotspots make this a fantastic place to rent! I would definitely recommend.
I am only 19 years old and I used to live in the Suburbs of Katy, TX, that was my home for about 9 years. I decided to move downtown because of college, I devastated to leave the town I grew up in. However, Memorial heights at Washington is absolutely perfect for me. The apartments are well maintained and very chic. The neighbors are nice and very helpful in any way the can be! The gym is open 24 hours which is the greatest news of all time, and there are two pools!! I love it here. The staff is friendly and will always greet you with a warm smile. I recommend this place if you are living alone, or if you want to start a family!
I've been living at Memorial Heights at Washington for four months now and I have been loving it so far! I'm a short walk away from the Allen Parkway/Buffalo Bayou Park and a short drive away from everything I need! As for the apartments themselves, they aren't luxury apartments but they are still very nice (washer/dryer connections, REALLY spacious pantry, balcony with a view of downtown, no microwave, no stainless steel appliances/granite countertops). If you're looking for some nice apartments with a great location without all the bells and whistles of the modern 'luxury' apartments I recommend Memorial Heights. They also have a very nice fitness center and pool area(s) as well!
Moved to Houston/Memorial Heights apartments two years ago and have enjoyed it greatly. The location is unbeatable; running, cycling, walking, dinning, shopping, etc. are all withing minutes. You'll have typical apartment issues - kitchen and bathrooms are a bit outdated, but management is good to respond to maintenance issues (can't do much about neighbors).

I wanted to be close to shopping centers, entertainment, parks and schools and stay within certain budget without sacrificing comfort and security. These apartments met my needs exactly. They are gated and well lit. Quiet during day and night. The grounds are always nicely trimmed. There 2 very good sized and well maintained pools. Management is quick respond if maintenance is needed. I'm very satisfied and happy to live here.
This is place is awesome have been living here for the past year and if I didn't have to leave I would live here still. The neighborhood is active which motivates you to want to work out with Allen Parkway two blocks down its easy to get mesmerized by the city and amazing jogging trails. Like to party? Tons of neighborhood bars and restaurants choose from. Of course you could stay for the amenities and location this place has to offer but aside from the breath taking views of the city is the best feature of all THE FIREWORKS you can see them from the comfort of your own balcony!
