Property Ratings at Memorial Towers Apartments
This place is awful. See the pictures of the pool and workout facilities? They are permanently closed. See the trash in the parking lot and basement that never seem to get picked up without overflowing the dumpsters? Roaches throughout the kitchen and laundry. Staff that seems so welcoming before you sign up become surly and non responsive after you have committed to a lease. Last summer we had no AC three separate times each lasting more than a week along with everyone else on our section of the building. Staff response was that they are working on it…no help with finding another place to live in Houston heat, hotel rooms or fans.
My daughter lives on the 6th floor and it's been over 80 degrees in her apartment for over a week, and this is not the first time this has happened this summer. I have tried to call and email Memorial Towers and Barvin (MGMT Company) with no response. A notice was sent out to all residents on Monday (Aug 14th) that they are just 'waiting on parts' to fix the chillers but apparently this is the go-to response they give residents every time the AC Units break and they have been saying this for years. During our tour back in January 2023 the front office guide told us not to worry, that the pool and gym would fixed before summer. Crucial element when apartment hunting in Texas due to the heat is a pool. She said they were offering residents free memberships to the 'Houston Gym' while the apartment gym and pool were being renovated (note this gym is very small and has no pool). 3 months after she moved in a notice was sent to all residents that the gym and pool would be closed permanently, never to be fixed or opened again. 2 major amenities that residents pay for monthly. For what you pay to live at this place that's unacceptable. Then the appliances started breaking, roaches started appearing and the blinds are always breaking apart (old school vertical blinds from the 70's). DO NOT SIGN A LEASE HERE unless you want to live somewhere with no pool, no gym, no working AC! Look elsewhere.
This building is old. Its no surprise that things are breaking. But even older buildings in Houston still have working amenities. The Memorial Towers has very nice staff, but that's about it... Since moving in the list of problems hasn't stopped growing. My two major complaints about living here are the Air Conditioning and the Roaches. Air Conditioning in Houston is pretty important, but don't expect much of that if you decide to live here. Also, if you want to live here i would suggest investing in a dehumidifier. Without the 2 I have constantly running, it would never get below 65% humidity and i would certainly see mold starting to grow. Roaches could be an easy fix too but somehow the problem never goes away. It's very common to see one or two roaches crawling throughout the lobby and on the stairs or elevator. It's almost impossible to miss the ones near any trashcan or chute. I have done a pretty good job of protecting my unit, but it is unfortunate that i will always have to worry about them since the underlying source of the problem is not addressed. Seriously, think twice before signing a lease here.
Barvin is not interested in the well being of its residents. As of now, there have been no amenities since October 2021. No pool, gym, or clubhouse( and a good chunk of parking ) during that time. The location is great, the staff on site is also great, but no one from Barvin keeps them informed either. My friends question my sanity for staying as long as I have.
They are currently working on the pool and have been for months now. Have not been able to use the pool since about March, part of the reserved gated parking garage is under construction and half of the spots are blocked off. The foundation is falling about throughout the parking garage. We’ve recently had mold start growing for the vents. The building was once a hotel turned hotel so it’s been around for a while.
It started out well. Jerry and David were very nice and helpful throughout the whole move in process. The location is awesome. I was happy. I signed a year lease. I finally had a place to live. The happiness didn’t last long. The first night in there, the smell was horrid. I thought the place just needed to be aired out because it had been vacant for awhile. I did my best to ignore the smell and continued to move my stuff in. The smell never went away. It only got worse. After a week, I was becoming ill. Headaches. Itchy, burning eyes. Skin itched. It was hard to breathe. I could no longer get comfortable. The smell was off the charts!!! Worst smell I’ve ever encountered. I reported the issue in writing to Jerry on 05/17/2018. I told him I suspect mold somewhere in the unit. I was then told, “to buy air fresheners and I’d be fine. The building is old.” It is old, and I had already tried that. Not staisfied… I did some investigating on my own and found massive amounts of mold, dirt, and other fungus growing inside the AC vents. David finally came up to the apartment on 05/20/2018. I showed him the vent in the living room. Next day, 05/21/2018 they bleached the vents and said problem solved. Still not satisfied… Cleaning the vents won’t solve the issue. Sorry. It’s deeper than that. The carpet needs to be cleaned. The walls and counters need to be scrubbed, etc…etc… The AC unit itself obviously has issues. I’d also like to mention there is zero weather stripping around the door in the living room where the smell and vent were the worst. There is a steady flow of hot, humid air just flowing into the apartment 24/7. This is also important. Jerry and David aren’t the ones to blame for this. The building really is old. I can’t thank them enough for letting me move there in the first place. They gave me a chance nobody else would. I was thrilled and happy. This is not intended to bash Jerry or David in anyway shape or form. They are both awesome people. They were, are just doing their job. That being said, they aren’t mold experts. I have numerous pictures and video of all this available on request. This is being published to warn others of the mold hazard you may encounter if you decide to rent here at Memorial Towers Apartments.
They never cleaned any of the floors or the disgusting trash shoot areas. There were huge gaps under the doors where RATS entered the apartment probably because of easy proximity to the dumpster right next to the management office. The materials were really shoddy and there were hardwood floors on upstairs apartments that made for constant grating noises.
