Property Ratings at Mercer Crossing Apartments
No security, gates, or cameras. At first this area wasn’t as bad with crime etc, but it has become increasingly worse. My car was stolen from the property and in hopes that I’d have some restitution I went to the office to inquire about cameras only to be told there are none. When I asked about ending the lease as this is the second police report I’ve filed for theft, I was told it doesn’t matter where you go and my car could be stolen anywhere by the assistant manager. Gates, security, and cameras would be a great deterrent but MC insists on being a free for all in regards to crime. So if you’re a single woman and you value safety try not to move here or any valiant property because they are a hotspot for criminals due to the unsecure practices of MC.

Hello, we’re disappointed by your feedback. We’d appreciate the chance to go over your concerns and appropriate solutions so please contact our Resident Services Department at living@valiantresidential.com. We’re confident that we can turn your experience around, and we look forward to getting corrected.
The property is not the most secure, had my bike stolen from the garage during my first and was told by the office they won't do anything and cannot help as there are no cameras. The cars are towed frequently in middle of night, visitor parking is scarce. The Mgmt has a policy to charge default carpet replacement fees upon vacating, just based on carpet vendor, without verifying if the carpet is dirty or not. Doesn't matter if you lived in the apartment for 3 years. The reasoning given is illogical, that the professional vendor is expert is making the decision and they go by that. The amenities itself are not worth the money they charge, certainly not when compared to the neighboring communities. Never seen any activity in the community space.

We work hard to provide our customers with the best support and we hope you will give us another opportunity to show you that.
The quality of the apartment was fine, but the move out process was horrendous. I passed inspection at move out with flying colors, but then they sent me a massive bill 7 weeks later. Very deceiving and not professional.

Absolutely love my new apartment!! What an amazing place to live. I have been here for almost 2 years and have been treated with respect and love from the beginning. The grounds are always clean, the staff is always friendly and the safety of the occupants is number 1. I want to thank the management for always giving their best for any situation. The community is growing around Mercer Crossing Apartments which makes it a wonderful place to live. It's definitely worth it, I highly recommend!!!

A big 'NO' to this Apartments as there won't be enough parking spaces for the residents and you will be TOWED even if you are an existing resident. I registered my car in their bloody resident parking management portal. Still, the stupid towing company towed my vehicle illegally. Also, you won't be sent any notification that your car has been towed. And towing expenses bump up after 12 hours. This is so insane. I addressed the parking issue couple of times to the management and I was asked to take a carport. LOL. Are you kidding me? Why would someone have to pay extra money for parking when they don't want to ? This is another strategy of making money. Being a resident, why would someone have to register their car just for parking? Texas is such a big area and every resident should have an assigned parking spot at the minimum to make their stay comfortable doesn't matter if it is a covered parking or not. But I strongly feel this community is lacking the basic amenities. This is so horrible and very pathetic.

Hello Chaitanya, We are sorry to hear about your experience and we would like to reach out to you and see where we can improve our communications with you and the community. Our towing company arrives nightly to remove unauthorized vehicles to allow prime parking for Residents, after investigating more we were able to confirm a legal tow on the unauthorized vehicle. We do see in our system where we sent emails and letters to residents keeping them informed with the parking policy and asked for any questions or concerns to be directed to our leasing office for any clarification if needed. We are here to help you in any way possible. We look forward to talking with you soon and thank you in advance for allowing us an opportunity to help. Please contact us at 972.869.2200 or you may email MercerCrossingMgr@ValiantResidential.com

We are thrilled to work for wonderful customers like you. Thanks again, you are truly appreciated! Best Regards, The Mercer Crossing Team
They do not have a 24 hour support line, you have to leave a voicemail (no customer service rep), which is huge risk and lack of security. There has been pipes that leaked and stained the ceiling and also they tow like crazy here. Cars get towed multiple times every night, even to residents. There is very few visitor parking where your guests must register and only have 24 hours to park there or get towed, the towing company they use is also 10 minutes away but considered out of dallas county so they charge the full $300. I Ive lived here for a year and they have changed the management personnel several times but no improvements. Very uptight and no consideration to the residents. They provide incentives for residents to provide reviews so do not trust their ratings.
Property Manager at Mercer Crossing Apartments, Responded To This Review
Hi Jin, we understand your frustration having your vehicle towed, from what we understand you parked in a no parking zone with no parking zone signage to restrict parking there, the signage is visible and very clear. (Plus there is a fire lane.) When looking at the pictures taken the time lapse was over 5 minutes, regardless it is still a no parking zone. Anyone who parks in a no parking zone is subjected to being towed and/or receiving a parking ticket from Farmers Branch PD per the law. This is why your vehicle was towed as we do not regulate parking in no parking zones, therefore we do not instruct any of our residents to park in a restricted area. Unfortunately, we are not able to refund $300 due to you parking in a restricted no parking zone. Also, it is not industry standard to have a 24-hour hotline for resident questions; however, we do have the same emergency maintenance phone number if you need assistance with any urgent home care issues. Again, if you wish to discuss further, please call us at the office number. My apologies on not being of more assistance, we try to always be available should any resident need assistance. Sincerely, The Mercer Crossing Team
I've lived at Mercer Crossing for 2.5 years and my experience has really been nothing but positive. The management has gone to bat for me on more than one occasion and they treat me well. They are always very friendly, responsive, and I appreciate the fact that they have community events for things like Halloween, Super Bowl, and the occasional random get-together. Without events, it's a lot harder to meet the neighbors! My experience with maintenance has also always been positive. They almost always come out within 24 hours. It is rare they go beyond that unless it is a very low priority item, like a light bulb or something silly. But even then, it's rare to take long. Yes, apartment living can and will have some drawbacks, like parking issues (but I have a garage, so don't care about those), but nothing is perfect. Overall, the location, community and management are great. We've been happy here.

Hi, thank you so much for your review! We love hearing about your experience at Mercer Crossing Apartmetns!
Do NOT stay here. All the negative reviews are on point. Just a little inside scoop, most if not all of the 5 star reviews are due to management having a drawing every so often for whoever writes a postive review; the winner for each drawiing will win $100 of their rent. Management is AWFUL!!! They do not resepond back to you, they have hundreds of excuses. I don't even have the energy to write down all the issues I've had since moving here. My lease will be up March....uuugh. They had a new mgmt staff a few months ago (Jennifer & Ian) to get this place in shape because when i moved it there was nomgmt and no one knew nothing; I knew that was a sign to NOT MOVE IN!!! But I had no time to look elsewhere and rearrange movers etc. Now that I look back it would've been worth the headache to find elsewhere. They whipped this place in shape, great staffat the time, although Michelle, the leasingstaff is great. But you can't keep good people around, they always leave. I was bummed when she emailed me and told me she was leaving when she said she was here to make this complex the best pla e to stay by the end of this year...then both her and Ian left... I do love the inside look of my apartment but i need an apartment community and staff that cares, they goes over and beyond to make your stay peaceful, happy and stressless. Nothing more important than a FRIENDLY staff all around, not here. LISTEN TO THE NEGATIVE REVIEWS NOT THE5 STAR LIES. I have never written a negative review for any place I have stayed, I guess my luck ran out here.

Hello Rebekah, We hope you will review our contest rules and see that our drawing does not ask for positive-only reviews. All names go into the fun resident activity and everyone has a chance to win. Our team appreciates seeing all feedback and we are working hard to use the information to continually improve our services to you and the community. It sounds like you are having some difficulty getting the answer you are seeking and we wish we could give everyone what they want, however, we cannot offer exceptions to just one individual. Our goal is to do the best we can to accommodate within our limits. While we understand you have a very close relationship with the previous manager, we hope you will provide our new staff with an opportunity to address your concerns. We look forward to hearing from you soon and thank you in advance for allowing us a chance to help make the remainder of your time happy and peaceful. – Best Regards, The Mercer Crossing Team
This apartment complex has absolutely 0 care for their residents. All they want to do is turn you into a bigger revenue stream then you already are and screw you over on every turn. The parking situation is absolutely horrible, not nearly enough spots and even when you are forced to park completely out of the way otherwise completely out of the complex, they will happily tow their own residents, fine you for the smallest things, and management is extremely unorganized. Would never live here again.
Mercer crossing is the very first apts that I have fell in love with. I love the community, the management, and how nice they are! Very quiet place to settle, and a very good place to have your kids. I would highly recommend these apts homes!

Thank you so much for the 5-stars! We are happy to hear you are enjoying your experience at Mercer Crossing Apartments. If there is anything we can do to provide you with excellent service in the future, please feel free to reach out to us anytime. Have a great day! - The Mercer Team
We moved in 2 weeks ago and the apartment they gave us was quite dirty, especially the Patio. I have requested them to clean it out multiple times and everytime they say they would do it in 2 days max but 2 weeks have passed by and no action has been taken. The windows were so grimy and disgusting it took me days cleaning it out. People don't pick after their dogs and don't even follow the leash rule. They have a trash valet service that you have to pay extra for but some days the trash is not even been picked up from the hallway. All in all very disappointed with their services and maintenance. For the amount we pay for it we certainly are not getting the value.

Definitely don’t live here! I’ve never been so disappointed and dissatisfied with an apartment complex in my life. The staff turn over is so frequent. I would get confirmation on a policy from one person, and the next time I’d talk to management, they would say “well they don’t work here any more so we can’t honor that.” The trash service drags the bags through the hallway, so it drips all over and the halls smell. The dog parks are never picked up, so stink as well. Plus when it’s that bad, you don’t want your dog to run around in that mess. The parking is outrageously underestimated—the manager told me that himself six months after I moved in. They said I had to pay for a garage or carport if I couldn’t find parking (because I get home late from my college classes) or I would be towed. That information would have been nice before I moved in. At first the landscaping was gorgeous, but new management has run that into the ground, with weeds over growing the sidewalk, ant piles everywhere, and bare/muddy patches from lack of watering. If I want to go to the pool, I have to pick up all of the trash that’s littered the area first because the trash cans are overflowing. Constant construction noises from business near by, the train horn sounds in the middle of the night, and the walls are extremely thin.

Avoid this place at all cost! Trust me, after losing over a 1000$ bucks, just in extra fees, not rent, EXTRA fees, for the last few months of my lease, led me to write this review. This property has shown it all; from mis-communication/management, broken website, un-emphatic staff and overall lack of concern for their residents. PARKING IS HORRIBLE. In other words, if you don’t opt in for covered or garage parking, you’re screwed! Basically, you’ve a curfew from 8 am -5pm, so you must do all your grocery shop/work/ night out with friends .. all that within that time frame because by the time it hits between 5-7pm, chances are you won’t find parking. There are no electronic gates to control and monitor flow of people or cars into the building. Virtually ANYONE can come in, park their car and leave without having to worry about it being towed. I see commercial vans, cars, trucks parked for months, weeks, for people that don’t even live there and nothing happens to them. They claim it’s a luxurious property, but they certainly have yet to understand that. Due to its close proximity to 635/35 and a gas station, expect un welcoming visitors. If you want to throw your hard earned money away, don’t care about parking, extra fees, greedy management, safety and security, weak building structure, but care about only stainless steel appliances and electronic door knobs, then this a perfect place for you. Thank you. A Concerned Citizen

Hello MR RKA, Thank you for taking the time to reach us regarding this feedback. We apologize that you did not have the best experience and would like to address your concerns. The only fees charged are the ones stated per the lease contract and was previously charged by prior management before we took over the community. Regarding your rental rates, a monthly statement is available and includes water/sewage/trash fee breakdowns. We regret to hear about your struggles with the parking situation and have great news! We have recently rolled out a new parking program that will alleviate these concerns going forward at the community. With your suggession a new procedure is now in place to send reminder emails to residents when we have not received their rent payments. Residents also have access to check the online portal 24/7 for balances and to make sure payments are received. We are sorry to hear about the less-than-best transition in the beginning and hope to exceed your expectiations going forward if you decide to give us another opportunity to do better. We are always availble to call or email for assistance in setting up your accounts or understanding bills. If there is anything we can do to help you in the future, please let us know. I've had a good experience at Mercer Crossing and the apartments are very nice. The kitchens and bathrooms are the areas that really makes a difference.

We had moved here around four month ago. There is nothing huge problem to live here so far. Most of neighbor are they really good but some of them are little noisy such as loud vehicle engine noise. Office should management tenant residence. Because we have been paying such a high rental fee for this luxury property so we absolutely expect high society residence environment. The maintenance worker are really friendly and response quickly. Anyway this place is new place so we don't have any concern about room facility yet. My suggestion is just be clear before decide to live here, should ask about neighbor and chose correct room because there are still a lot of available rooms. Pick quiet and blight room!!
Moved in two weeks ago and the experience from the initial appointment has been great! Wonderful service, location and amenities.
They're building another unit next door and the construction noise is absolutely unbearable. It runs 7 days a week starting at 7am and won't end until February 2016. I wake up everyday to the sounds of banging hammers and heavy sawing noises. It really blows, especially on the weekends.
I just recently moved to Texas from Las Vegas, NV. This is the first apartment complex I looked at. The Staff was incredible. Ashley and Layla went above and beyond the call of duty. I was at the DMV trying to get my new drivers license and needed proof of residency which I did not have with me - I called and within minutes they e-mailed me a copy of my lease agreement. The amenities are excellent and clean which is super important to me. I was shown a showroom apartment and when I moved in to my surprise my apartment met the showroom quality. I am extremely pleased and continue to be happy with my apartment, the community, and staff. If you are looking to rent in the Farmers Branch area I highly suggest looking at Mercer Crossing. Great location and minutes away from eateries and shopping.
I've been living in a 1 bedroom with office for 8 months now. I have to say that the apartment itself is fantastic for what you pay. Other locations with similar price points can't compete with the granite counter tops and what looks to be laminate wood flooring. The wow factor is really there with the east facing apartments. Your large windows overlook a newly constructed pond lined with stone. The plan is to build shopping and retail in the leveled ares that surround the pond. The pool and clubhouse are phenomenal. Both are very well decorated and give a "modern rustic" feel. Now for the bad... New construction equals DUST.... everywhere Need to be understanding of this when moving in. Your apartment and car will be covered in dust until the development is complete. Another minor but smelly issue is garbage being left outside all day. Most folks use the curbside garbage service and it can smell after the bags have been sitting 100 degree heat all day. Lastly the parking is horrendous. This is a common issue with apartments and comes with the territory. They offer covered assigned parking or garage parking if you live in a building that contains garages. Of course these are an extra charge but are very reasonable. Overall great complex. Very few bad things to say about this complex and would definitely recommend to anyone looking for upscale feel without paying the "Las Colinas" price 2 miles down the road.
While the apartment was, itself, a nice unit in a convenient area for my work, it is unfortunate that it was located on these premises subject to the poor management practices that made my stay frustrating. For the price I paid, my expectation was for luxury amenities and an appropriate level of equivalent property management. The pool is nice. The gym is equipped. The complex is pet friendly. However, when nice amenities are provided, and rent is high, it seems fair to expect that those amenities be well looked after. It is understandable, for example, for a gym to run out of water cups or disinfectant wipes, or for its temperature to be too hot or cold. However, it is not understandable that management, once (and then more than once) notified, could go days or weeks without addressing an issue. As another example, residents continuously broke their pet lease rules and didn’t pick up after their dogs, and it was the expectation of management that other residents seek these violators out and report them. I was not comfortable with this and felt like it should have fallen on them to handle it more. I would not recommend this apartment complex until the office culture of the property management team changes to recognize that the luxury living they sell should include more awareness of and attention to the amenities in their brochure.
I love being a resident here, the location is just so convenient with all major freeways near by. DFW and DAL airports are just about 10 mins away. Brand new, clean, modern, and chic. 24 Hour fitness center and a resort style pool. Still building its 2nd phase which should be done very soon! Can't wait til it's complete!!!
These apartments are great if you're looking for a open area with friendly people. These buildings have just been built and so you may be the first renter. They have a really nice pool area with a 24-hour fitness. The staff is really helpful and make sure to get what you need when you need it.There is also a place to jog around the apartments and the option to have a small backyard if you choose to live on ground. If you love being close to all of the stores and restaurants. These buildings are a small drive away off of the highway.
I've lived here for about two months now and since that time I've seen a few design flaws and some concerns. First of all on a positive note, compared to other apartments I've considered, the square feet for my two bedroom is a nice size. The stainless steel appliances, granite countertops, back splash, laminate flooring, and shaker style cabinets really make the apartment feel modern and the resident not ashamed to show off because of the nice selections done by the interior designer. In addition, the complex has electric car charging stations, different size storage units, a resort style pool, 24hr gym, a club house with a TV, pool table, kitchenette, computers with internet access, and a friendly staff. Another thing I do like is the location, quick access to 635, 35E, and 161, plus the nearby variety restaurants, shopping stores, Luna golf course, Elm Fork shooting range, and Las Colinas Medical Center. Now, as far as the negative aspect of things, the kitchen and bathroom cabinets are flimsy made of a thin fabricated particle board and hardware (although nice) but is likely to poke your toddler's eye out our your thigh if you run into it. Also, there is no sound proof between floors because i can hear my upstair neighbor's footsteps and the loud dog barking a few apartments down the exterior hallway that echos every noise. In addition to the exterior, the design flaw for resident parking is a hassle. There's more landscaping than there is parking spaces, and I believe there's still a large percentage of apartments needing to be filled. It's like the resident is indirectly forced to rent a garage or covered parking spot with the shortage of spaces. The lakeside of the complex is still a working progress and not completed, in addition to the second phase being constructed. Finally, the last negative aspect would have to be that it is slightly overpriced. If it weren't for the special they had when I moved in, I probably wouldn't have moved here. Overall, I'm rating Mercer Crossings a 4 Star, only because at the moment my neighbors in my building, so I think, are NOT drug dealers, drug users, have family domestic violence, cause a lot of disturbances, or are inconsiderate. Let any of that change and I won't be renewing my lease when it ends, and I'll be leaving a nasty review. At the moment, everything seems to be fine, and my neighbors are your average hard working middle class citizens, that tells you the office staff seem to be doing something right
I've had a wonderful experience with the girls at Mercer Crossing. From the minute we stepped into the clubhouse, they were very accommodating. We immediately signed a lease after seeing a few of the apartments and the girl we were working with sat and spoke with us for almost 2 hours! Very personable complex and great specials. I'm very excited to move in next month!
I recnetly moved into Mercer Crossing Apartment in Farmers Branch. This is the best apartment experience I have had. It offers comfortable and stylish apartments; all granite countertops, stainless steel appliances and spacious walk-in closets. The entire staff always greet you with smile and are very helpful and quick to respond to such issues. Pool area and Gym is kept immaculate and clean. The community is great and everyone is respectable to each other. The location is perfect, safe and esay to access to I-635 and to Dallas and Forth Worth. I have lived here for 3 months and it is a great place to live. I would wholeheartedly recommended "Mercer Crossing Apartment" to any poterntial resident! Come to discover it, a community you will be proud to call home.
I have been a resident here for a year and just renewed my lease one more year. So far this has been a A experience. The staff is AMAZING and friendly. The complex is lovely and well cared for. Maintenance has been quick to respond and thorough in their work. I just love living here!!!
