Property Ratings at Meridia Brownstones
Don't fall for their 1 month free deal. They will up charge you an additional rent increase at 10% the following year. Many tenants are moving out when in two years the rent had increased $300-400 for the same unit and no updates. No updates whatsoever. Yes amenities are nice but the tenants are not protected in this complex or in Rahway. It's truly a cash cow for developers when you pay additional amenities fee, the common areas and hallways don't even have AC on during 91F heat. Why is it 80-86F indoors?! The design and visual appearance of the building is great but sadly new management and a decline in building maintenance really lessen the value here. There's a glorious pool and there's sediment visible in murky water of the pool. Hair, dead skin cells, chunks of dust, dirt, all are a coating on the water, etc. There's a ton of film on the pool. The pool is gray and speckled and if someone is trustworthy they'll assume cleanliness. Sadly, I've stayed and worked highend buildings and Meridia it's alot shortcuts that delete quality experiences and furnishings. The volume that the pool gets used and to not see one cleaner, one pool vacuum or cleaning device is pretty disgusting. They waited until end of July to turn on the AC in the basic shared lounges and at 85-90f some hallways are truly steamy. Multiple packages get stolen or misplaced. My neighbors has had packages broken into and another who's package was thrown away /stolen that was over $140 with of medical materials. Previous management were more engaging and in the hallways and super friendly. New management is hardly seen or giving tours but pretty stand off-ish. All of this with frequent 10% rent increase (200$+ increase per lease) and that's why people are moving out. If the building's gorgeous amenities were updated properly with the additional fee and if management cared about tenants even at basic communication level, they wouldn't have so many people move out. It's sad because I loved first living here and the quality is just not at the same par. Great things though - less fire alarms, additional parking, and a dog park, (via previous management) so that's a vast improvement.

Do not rent here. I’m current resident here. I can wait to get the heck out of this building. If you like amenities and don’t care about the actual space you’re living in, this place is for you. The apartments are made of extremely cheap products. My first week moving in. I put my clothes on the racks in the “walk in closet “. I left the apt. Came back home, all my clothes was on the floor. The cheap racks broke. There’s always some issues. Fire alarm constantly going off. 2, 3, 5 o’clock in the morning, scaring the heck out of everyone. Management suck as well. Before moving in, the process is cool. But one you move in. With the exception of one person, management suck. They just point fingers. In conclusion. Do not waste your money moving here. Plus they just raised the rent.
Meridia Brownstones Management needs to be called out for their hostile responses to one-star reviewers. They accused each one of not being a legitimate resident thereby labelling them as fake. They follow that up by stating they have zero tolerance for fake reviews yet were caught posting their own fake reviews. What they really have zero tolerance for is negative reviews. One would think an apartment management team would embrace negative reviews and try to remedy the problems. However, this team instead chooses to ridicule its residents by accusing them of lying. If this behavior doesn’t bother you, then Meridia Brownstones may be the right choice. For others who expect respect from the people who run the building, you may want to look elsewhere.
This building has obviously annoyed Rahway home owners and town officials to the point where now parking enforcement comes to the area in 2 shifts each day. It’s basically $60/day parking because of the lack of parking for meridia residents. 1 spot maximum per apartment, no parking for visitors. They are building another apartment building next door of similar size, just imagine how horrible that will be and they haven’t even rented out all the units here. The city has now came and installed resident parking signs for the surrounding streets so we can’t even park there because of the headache this building has caused. Now let’s start with the pool that was promised. Open in June? Open by the Summer? Nope though both were stated my management and sales (leasing)staff but it’s now December. But don’t worry they’ll gladly take your full “amenity fee” that they charge you. How about the fire pits? They took away the seats in end of October/beginning first few days of November. So when it’s actually a nice night for a fire pit, you can’t sit. This also doesn’t solve the problem that the propane is only refilled when they host an event. But sure, get the tour and be told of the fire pits that “work”. Of course they have a golf simulator that you have to rent/pay to use! Top Golf is cheaper! Avoid any apartments facing the street. There is now a group of people that just sit out front, smoking drinking all hours of the day and night. You’d think rain or cold would stop them. Nope, you get the added experience to your Luxury apartment.
Brownstone Meridia has alot of promise and I rate it 3.5 stars! I've lived here for a few months and I enjoy the location. The park is really beautiful and you get great views, quiet, and lovely paths into the woods. It's a decent 15 min walk to the train station. The units are spacious with clean modern layouts, new fixtures, updated quartz counters, and gray neutral cabinets. The appliances are stainless steel. However, I would not call this a luxury apartment complex. There are great aesthetic design choices as far as styling the common areas (I.e. the lounges) but they lack functionality. There are four tvs and in no way can they be on at the same time thoughtfully for all residents to enjoy the amenities. This means the same 2-3 people watch TV and edge out other residents. The outside lounge area is spacious but lacks functionality without BBQ area or grills unlike most contemporary apartment complexes in NJ. However, for some reason there's a golf simulator that no one uses? The flaws show lack of polish. A TV has been broken in the lounge for well over a month. A window with a major crack and tape have been broken too. These are basic fixes. I'm curious to see upcoming layouts for common area amenities for new tenants in the next phase. I think there might overcrowding/booking. The pool would be ready for August but that doesn't seem to be the case. Though tenants pay an annual fee for the amenities, there's still a booking system that charges a high fee by the hour for use of the community room. Overall, the units themselves are solid. The room is spacious enough and the floors and cabinetry are in great condition. The walk in closets are great. The kitchen is electric so for a proper chef 's kitchen with gas stovetop, for actual luxury, that's not an option. The blinds don't go up so if you want a bright sunfilled unit, you'll have to figure out a solution. Staff (especially Chris) are helpful and attentive. Primarily, it seems like Chris does an immense job with updates and tours as well as logistical paperwork. He's nice and that should be noted as we hardly interface with any other staff. Nicholas is also super helpful too. I thank them both as they each make the move in process easier. I notice Steven in the building but doesn’t seem customer service oriented. Finally, if repairs and functionality of space were up to date, this could easily be 4-4.5 star rating.
To confirm some of the topics of other reviews. The construction here is without a doubt very cheaply done. The materials degrade/scuff/break so easily it makes you wonder about the overall structural integrity. Do me a favor, if you’re looking at an apartment, brush up against the wall & you’ll see the cheap paint in action. The fire alarm system is faulty and goes off anytime between 6am- 2pm. Numerous times for over 30 mins and even over an hour. If you have a baby or a dog the frustrations increase tenfold. These aren’t caused by tenants as I’ve witnessed the workers frantically run to try to shut them off. The fire department seems to be just as annoyed and now they turn it into a spectacle, set up a command post outside for the hour it goes off. On top of this,can you imagine having to scheduled you’re entire day around when other tenants come home from work? If you leave your parking spot on the street before 1pm, when you come back you are walking 15 mins from your car. You can’t do any errands after work and have to rush home in the hopes you can park. So this is fun if it’s 90+ degrees outside or if it’s raining or if you need to carry anything. I dread thinking about what happens when it snows and cars can’t park. If you get told there is street parking, you are just being lied to. This just gets worse by the day. They haven’t completed this building and they’re still planning future construction in the areas of the adjacent buildings going toward w Scott Ave. They rent parking spots indoor and outdoor. Indoor is already filled up, I believe outdoor is too. Even if you get one of these spots as you’re only allowed to rent one either indoor or outdoor, if you have a second car don’t even bother. A building like this needs its own multi-level parking structure. Oh and the photos you see online are a joke. You see working fire pits, cornhole and giant connect four games on the patio? That’s all just for show. When the building decides to host an event and rent out the space for people that don’t live here, all of this will be placed outside. The fire pits never worked (weren’t completed)but magically they did the night they hosted this event. Once the event was over, the propane ran out in a week and now no more fire pits. All the outdoor games also disappeared never to be seen again. If you live here you’ll feel like you live in a hotel that doesn’t care about you, they just want your money or your stay to be over for the next guest to come in.
I’ve been here for a month and already regret my decision in moving here. The apartment are absolutely beautiful and eye catching however, the building is CLEARLY cheaply made. The hallway carpets are stained and ripping which is absurd for a brand new apartment. You can only get in or out of the building and your apartment with your cellphone. So if your phone is ever broken, dead, or lost you can’t get into your own apartment. The FIRE ALARMS! The fire alarms go off at ALL hours of the day. And what’s scary is there is always a true reason. The fire department is consistently here! The building seems so cheaply made that I’m concerned it is a massive fire hazard. I wanted to love this place. I truly did. My apartment is gorgeous and the staff is very friendly. However, I’ll probably be ending my lease in a few months. There’s several other apartment complexes in Rahway and most are even closer to the train station.
