Property Ratings at Meridian Watermark
I moved in 3 weeks ago. I have to say that unless you are a new resident just moving in, your calls will not be answered by management staff. Only ones that had called me back were maintenance when moving in I noticed that the ceiling had a smudge and thought it was a leak. I came back later that day and it appeared that the area was very wet. When I asked a maintenance guy he said I had to call after 5 for emergency service (it was 3pm at the time). I later get a call by a different maintenance guy saying that the ceiling wasn’t painted before I moved in and he just painted it (which is why it was wet) - mind you they left no note saying they entered my apartment. But the FINAL reason that I am writing this review is because I got a note on my door saying I owed rent as I didn’t pay my March rent and was charged over $800! I then sent proof of my payment (from bank and their system) that it was paid on the 28th of February (that is after I already paid a half month from 2/17-2/28. Seems their system did not process it even though they took the money out of my account. So not I have a red mark on my credit report because of their processing system. Oh, and you HAVE to use their system as they don’t take checks or money orders - everything is electronic. There is also only 1 trash compactor for the entire community and every Sunday you can see trash piled high and wide outside the compactor. On the upside, it is a very quite neighborhood and pet friendly (which is why rating is 2 stars)
I give this place a -3 It took 10 weeks to get approved and move in. The property manager and assistant property manager will try to appease you with words but have no real intention of following through. Upon move in the apartment was dirty with dead bugs all over. 80% of The people here ran from some crisis situation or the hood with no intention to change or do better with their lives. Smoking rules are not enforced. I could go on with 30 more grievances but I won’t. Now the wait for the appropriated language response that is full of empty words and promises.
This community score is a 1 star when I first moved in a couple years ago this community was fabulous, currently the community is a 1 star to NO STAR because of the poor leasing office who doesn’t assist with the issues you have as such as the loud neighbors over top of your head the filthy elevators and hallways people hanging in the hallways littering, the trash area is horrible I hate it here this will be my last year PEOPLE DO BETTER!!!!!

Thank you for taking a moment to share your situation with us. It is clear we did not give you the service level we pride ourselves on providing and are sorry for this lapse. We would appreciate it if you would contact us at (804) 269-7290 so we can better understand how this occurred and how we can improve your experience living here.
I have lived at Meridian Watermark for a short time, but I love living here. The maintenance team is wonderful, and always really nice to say hi to. The grounds are kept up with well and the amenities are a huge bonus. It feels peaceful walking around and I love coming home to the quiet. Like any property, there are issues, but the positive outweighs the negative and I would 100% recommend leasing at Meridian Watermark. The staff are helpful and kind and my move in process was a breeze. Consider Meridian Watermark when you are searching for your new home.

We are glad to know you love the peaceful surroundings when you are home at Watermark. Thank you for choosing our community and letting us know that you love living here!
Beautiful community, well maintained grounds with exceptional amenities! The staff are friendly and accommodating. I recently helped a friend moving and wanted to take a moment to give them credit for a job well done. I would definitely recommend Meridian Watermark to anyone looking for a new apartment home in the North Chesterfield area.

We are very pleased to know your friend had a smooth move-in experience at Meridian Watermark. Thank you for the terrific, five-star recommendation!
The truth is this place was my home for two years and by the end of it, I was racing to go. The staff turned over and nothing was fixed. Mold, gates, trash - you name it, they left it unkempt. Police were often around because of crime and my apartment had mold which left my son the sickest he has ever been. I’d never recommend this place and take every chance I can to tell our story and prevent another person from this miserable place.

Hello! I certainly understand feeling compelled to share an experience such as the one described in your review; however, no resident of ours has ever moved out under even similar circumstances. I commend you for your efforts to inform others but am concerned you are not reaching the intended audience as the matters addressed in your review are not in the least familiar to either myself or remainder of the management team. If you are so inclined, please reach out to discuss. I may be reached at 804-269-7290 or watermarkmgr@slnusbaum.net. -Katie Gi, Community Manager
I looked at several apartment communities within the same price range and NONE compared to Meridian Watermark. Transitioning from the sale of our house, waiting for our new home to be built, I found their short term lease options to be very accommodating. My apartment was in great conditions when I moved in, the community is very well maintained and the staff goes above and beyond to ensure you have a pleasant stay. The location couldn’t have been any better for my husband and myself since we drive all over the place for our jobs. 288, Chippenham Parkway, I-95 and Powhite are literally minutes away. We even took advantage of the many amenities they offer, including the resident activities! The kids will definitely miss the pool this coming up summer! We truly enjoyed our stay and certainly recommend this community to anyone looking for a great place to call home!!

Thank you for staying with us at Watermark. We are glad we could help you with your short term lease needs. Thank you for the excellent recommendation of our community!
The staff (not Gary) are just horrible, I would not move here. They nickel and dime you out all your money with loop holes in the rental system. You can here your neighbor sneeze in the apartment next you. The resident play load music, and sit on the porch with there door open playing the music as well. The gym is outside the gates, and they have only one garage location. DO NOT MOVE HERE!!!!

Thank you for taking the time to review our apartment community. My name is Trae and I am the Community Manager. I am sorry that you feel our community did not meet your expectations. We work very hard to professionally manage our community, and ensure resident satisfaction. If you would like to discuss your experiences in further detail, I encourage you to contact our rental office at (804)269-7290 or watermark@slnusbaum.net. I hope to hear from you. Sincerely, Trae Community Manager Meridian Watermark
They will scan you like crazy. The gate has been broken for over a month now. Floors Creek walls all thin, the staff all rude friendly at first then evil black hearts they are. They say gated community but when it becomes not will not give a discount dumb if you ask me because many people can sue and legally get all of their rent plus some back.
It's a trap!! For the price you are paying I would say it is definitely not worth it. The gate they have is open almost constantly and what good is a gate anyways if anybody off the street can waltz right in through the open sides. They don't tell you that your security deposit is immediately paying for the carpet cleaning when you move out. Also that after you've left they will find any little thing to charge you for so that you don't get back even half of $300 security deposit. For the trouble I've gone through with this place I would definitely not recommended.
They seem nice at first but they are just really greedy in the end. Nowhere in my lease did it say that they take out for carpet cleaning in the deposit and not everyone knows that that's "standard." I spent a whole day cleaning my apartment to move out and yet they still found a reason to deduct a hundred more dollars from it. I end up getting less than half of my deposit back. In a way I feel cheated. In no way is it as luxurious as it is made out to be. The gates break frequently and people can walk right in. Not at all worth the money. I wouldn't recommend living there.
We pay to live in a gated community, but the gates are always open..What good is a Gated community if anyone can come in...Also parking Suck I work late came home tonight had to park to lots over..Took 30mins to find somewhere to park I think Visitor parking is needed we paid to much rent to not have a place to park the Larger truck in my Area take up two SMH They have to do better
The apartments are nice inside but the walls are very thin. While sleeping you can hear the KIDS playing and running up an down the stairs outside your bedroom walls while in your apartment. The maintenance staff for the apartment complex do not do routine maintenance for the apartment. I have dust forming at the vent from not replacing the filter as needed. When we first moved in the maintenance would come periodically but that ceased. Parking, horrible. There are no visitor parking spaces so as a resident you have to park an walk far to your building. Not a place to call home!
The management crew at the complex made moving in and moving out much less stressful. Trae, Miranda and even Gary helped me thru the process. They emailed me when packages arrived and were flexible on garage rentals. The apartments are clean and well maintained. I would highly recommend this complex.
Pros: generally nice, attractive, clean apartments in a relatively safe area. Easy access to 288 and Chippenham Parkway. Cons: There are many. Sits right next to a Wal-mart, unruly children run wild during warmer months. As a single female, I was terrified to see packs of kids attempting to break in to ground floor units, including my own. Weird neighbors that would loiter and drink/swear in the breezeways. Obvious drug dealer on site (sticks out like a sore thumb) Location requires automobile and at least a 5-10 minute drive in any direction.Until the Wal-mart neighborhood market was erected, absolutely nothing was within walking distance. ZERO grace period on rent. One day late equals hefty penalties of $100 or more. Use of certain credit cards on payment portal incurs excessive fees. Absolutely NOTHING is included in your rent. Unheard of in this day and age. You WILL pay to have Comcast installed and you will have no other options for cable and internet other than an ugly satellite dish. Water? You will pay. Trash? Yup. YOU PAY....and god forbid you have a pet. $300 upfront and a whopping $25 per pet per month. So if you've got a pair of pups and you signed a 12 month lease agreement, you're out an astounding $900 in year one. That's not exactly the "pet friendly" community that you hear and read about in their marketing materials. If you plan on sticking around a while, expect to shell out thousands of dollars during your tenancy for your furry friends. The entire community seems to be built on a swamp or marshy wetlands so the bug infestation is a problem on first floor units. This doesn't appear to be a problem on higher levels. Drainage was poor in certain areas and it always felt like I was stepping in mud if I ventured off the paved walkways. No trees in sight. The entire field has been razed and there is no natural treecover with the exception of a few units that border the back exit. This means that in Summer, your A/C will be running non-stop. Garbage piles up every Sunday evening in the "community compactor" to the point where you will be forced to leave trash out to fester on hot, humid Summer nights. Mail service from USPS is notoriously unreliable and your personal documents will be stuffed in the space above your actual mailbox. Worst mail service I've received in all my years in Virginia as a renter. Bar none. Credit cards, personal health data and tax returns routinely were left exposed for days.

Hi, I am Trae Harding, Community Manager at Meridian Watermark Apartments. Thank you for being a resident in our community. I appreciate you taking the time to complete a review of our community that discusses both pros and cons of living in our community. I apologize that certain aspects of our community did not live up to your expectations. My staff and I work very diligently to try and provide the best living experience for residents in our community. If you would like to discuss any of your experiences further, I would be happy to speak with you by phone at (804)269-7290 or through e-mail at watermark@slnusbaum.net. Again, thank you for your feedback and for being a part of our community. Thanks, Trae Harding, Community Manager
I enjoy the quiet community. Neighbors are respectful. I am on the bottom floor so I have insects that try to creep in from outside.
Meridian Watermark is a great community for any age - single entrepreneurs, young families, and older couples. The entire staff is extremely friendly, welcoming, and really take time to know each resident. The community offers a pool, gym, and movie theater. It is in a great area located between what both Chester and Midlothian have to offer. The apartment themselves are unlike others. They each come with a large bay window in the living room, high ceilings, ceiling fans, a decent size patio, and nice kitchen appliances. It is certainly a community that you can make home.
