Property Ratings at Merion Trace Apartments
Since Woodwork has purchased Merion Terrace things have been horrible. Stolen packages from a locked package room . Being advised that we can not review cameras without acquiring a police report. Which is silly everytime something is stolen . And yes, it happens often. And they have zero plans in place to fix this issue. In fact they have signs making drivers continue to leave packages in a different area than where you actually live. Even though people open boxes and steal from there. There is a horrible mice and bug infestation. I have sent almost 7 request within a 6 day period for two separate issues with no response or call back yet. Prior to this, I’ve only ever contacted maintenance twice in all of the time I’ve been here. The two previous times I’ve gotten a response and resolution within 24hrs. New management has worsened the experience . I’ve noticed so many poor changes and differences since. Not worth it. There are better places in this price range. Ones that aren’t dated and bug ridden. Ones where the management team Answers the phone and reply to calls after taking your money. There is so much I could say, truly. Also, they added utilities a couple yrs back. They are unable to tell what you use specifically, so expect to pay 3 times what you paid previous months, at random. I live alone and my utilities are almost two to three times more than before, even when I intentionally use less. They are literally guessing what you owe and taxing it to your rent every month . Beware!
Merion Trace Apartments has potential, but the management falls short. The maintenance team is decent, handling basics, but the property manager’s attitude is dismissive and often arrogant. Communication is poor—power outages last hours without notice, and I’ve had to reach out myself for updates. Garbage piles up at the entrance, creating a bad smell, and the laundry room is practically unusable, infested with cockroaches crawling inside machines. The manager just blames the laundry company, ignoring basic cleanliness. There’s also constant construction noise, which makes it tough to relax or work from home. Overall, this place could be good if management took accountability and maintained the property properly.

We have spent 2 years at this apartment and we can only say good things about it. Excellent parking, far more space than needed, we always had unused parking on both sides of our car when parked in the afternoons. The unit was clean with brand new kitchen furniture, neighbors are kind, and management was just plain awesome with prompt response to communication, repair work was prompt on the few occasion when it was needed (lock and bathroom job). The complex is in easy walking distance from 69th street Septa station which allowed me to commute to center city during my stay there, and my wife could take the family car to work with no conflict. Its also probably one the best rate we could have found, for lots of quality items all available in one location. Great stop in Philadelphia during our travels, thank you!!
My boyfriend and I lived there for 2 years, and we absolutely loved it! The staff was extremely helpful and friendly, and if you had any issues, they would take care of it right away. The location was quiet, the neighbors were friendly, and it was located near lots of shopping areas and public transport. Honestly, it was one of the best renting experiences we ever had, and we were sad to say goodbye to the Merion Trace team.

I lived at Merion Trace Apartments from September 2004 - June 2013. I have to say that Merion Trace was a great place to live. The Management: The management is top notch here. They are responsive and return phone calls. Through the years I had a few issues come up at 12:00 AM or 1:00 AM and someone from maintenance was there to assess and fix the issue within an hour of my call. The management staff addresses concerns with professionalism and honesty. They even help you out with getting packages from FedEx and UPS. The Property: The property itself is very well kept. In the winter, parking lots and sidewalks are shoveled and salted. In the summer and spring, the lawn is cut on a bi weekly basis. The Maintenance Team: They are very professional and knowledgeable. If they can fix a problem immediately they usually do. If the issue can not be fixed in one visit they always provide you with an expected time of completion. The Area: Upper Darby is a pretty good neighborhood in my opinion, but this is MY OPINION. There is a park with a basketball court and a play space right next to the property. In 9 years of living there, there were no shootings or serious incidents. There were kids and teenagers in the area of all races. The Upper Darby Police patrol the area on a regular basis. The police station and fire station are literally a 2 minute walk from the property. The Tenants: Well, if all apartments had perfect tenants no one would buy a house. The tenants are what you would come to expect from any apartment complex. Some are really nice, and some a really bad. If you can not accept that, then buy a house. Nothing majorly bad though. I had to share laundry facilities with tenants for 9 years and I never issues with anyone. I can say that if you do have an issue with a tenant, bring it to management. The will resolve it QUICKLY. I was sad to leave there after 9 years, but when the girlfriend says you have to move, you have to move. I was able to convince a friend of mine to move into the building, and he still lives there today. (4 year tenant) This was a great place to live if you are a person with common sense and looking for a safe place to call home.
